Keep these details in mind before you purchase any paint or start planting trees:<\/p>\n<h3>1. Know what you own (and who\u2019s responsible for its upkeep)<\/h3>\n<p>There\u2019s a reason why manufactured homes cost about half the price of a single-family home of similar square footage:<\/p>\n<p>\u201cIn most mobile home parks, you own the trailer, but you\u2019re just leasing the land,\u201d explains <a href=\"https:\/\/www.homelight.com\/agents\/carl-young-tn-337453\">Carl Young<\/a>, a a top real estate agent in Knoxville, Tennessee.<\/p>\n<p>That means when the time comes to sell your mobile home, \u201cyou\u2019re not selling real estate because you don\u2019t own the land, which means we can&#8217;t put the listing in the MLS,\u201d Young adds.<\/p>\n<p>If you don\u2019t own the land itself, you may be limited on what you can do to your lot in terms of adding in-ground curb appeal \u2014 and it may even be the community\u2019s responsibility to spruce up your landscaping at the very least.<\/p>\n<p>\u201cAlthough, some of these homes are located in <a href=\"https:\/\/www.homelight.com\/blog\/buyer-what-is-a-prefab-home\/\">manufactured home<\/a> subdivisions rather than managed communities, in which case the sellers do own the land,\u201d says Young. \u201cThose subdivisions often still have an HOA which may restrict what you can do in regards to curb appeal, but they\u2019re usually pretty lax.\u201d<\/p>\n<h3>2. Get permission before you spend any money on repairs<\/h3>\n<p>Check the curb appeal regulations put in place by your community\u2019s property management company or HOA association. Every community is different, but most will have restrictions on decisions like:<\/p>\n<ul>\n<li>Paint or siding color palettes<\/li>\n<li>Acceptable skirting options<\/li>\n<li>Carport or driveway modifications<\/li>\n<li>Distance from property line for any build-outs, including porches and decks<\/li>\n<li>In-ground landscaping<\/li>\n<li>Architectural modifications to your exterior<\/li>\n<\/ul>\n<p>As long as your curb appeal plans adhere to your community\u2019s guidelines it shouldn\u2019t be too difficult to get approval. Think 360\u00b0 when making your curb appeal plans<\/h3>\n<p>The biggest visual difference between manufactured homes and single-family houses is the lot size \u2014 and the positioning of the home on the lot.<\/p>\n<p>Single-family homes often have large, distinct, and separate front and backyards separated by a fence. They usually have the main entrance positioned on the front of the house, which is often longer than its sides.<\/p>\n<p>Manufactured homes are designed differently. Many have their entrances located on the side, granting direct access to the carport. Plus, mobile homes are almost always on long, lean lots, with the harrow side of the house facing the street.<\/p>\n<p>This means that both sides of your house are visible from the curb. These days you can get polyurethane skirting that mimics faux bricks, stone, or rock that makes your mobile home appear as if it has more of a single-family home foundation.<\/p>\n<p>\u201cI&#8217;ve seen some great skirting on manufactured homes so that I had no idea they were manufactured until I actually went inside, where you can always tell by the pitch of the roof,\u201d says Young.<\/p>\n<p>Other options include <a href=\"https:\/\/www.hunker.com\/12342617\/cheap-skirting-ideas-for-mobile-homes\">decorative cinder blocks<\/a>, metals like <a href=\"https:\/\/www.strongskirtusa.com\/\">steel<\/a>, or <a href=\"https:\/\/www.hunker.com\/13729372\/items-to-make-your-workspace-feel-more-zen\">wood<\/a>.<\/p>\n<p>Replacing your skirting will run you anywhere <a href=\"https:\/\/www.thumbtack.com\/p\/mobile-home-skirting-installation-cost\">between $300 to $3,000<\/a>, depending on the material you choose. If the deck is attached to the house, it puts stress on your home that can actually <a href=\"https:\/\/mobilehomefriend.com\/are-mobile-home-wood-decks-dangerous\/\">hurt your mobile home\u2019s structure<\/a>.<\/p>\n<p>In addition, get explicit permission from your community\u2019s property manager or HOA for a deck or porch addition. Any build outs (even decks) usually require community approval, in part to ensure that your plans don\u2019t put your deck or porch too close to the property line of your neighbor.<\/p>\n<h3>5. Get creative with your carport<\/h3>\n<p>In manufactured home communities, carports may be more popular than garages. While carports are great for providing shelter and shade, they typically consist of a thin metal roof supported by narrow aluminum poles, which are not known for being attractive.<\/p>\n<p>To dress up your carport, swap out chintzy narrow poles for <a href=\"https:\/\/mobilehomeliving.org\/40-mobile-home-awnings-carports\/\">scrolled metal supports or sturdy, substantial columns<\/a> to improve curb appeal. Space limitations require that you also guard against trees and plants that have extensive, invasive root systems.
