If a homeowner defaults on their payments and the home goes into <a href=\"https:\/\/www.homelight.com\/blog\/can-i-sell-my-home-if-it-is-in-foreclosure\/\">foreclosure<\/a>, the bank takes possession of the collateral, also known as the property. And if the homeowner owes more on the loan than the house is worth in the <a href=\"https:\/\/www.homelight.com\/blog\/current-real-estate-market\/\">current market<\/a>, the bank will lose even more money. So an appraisal is a bank\u2019s method of verifying the home\u2019s value before the bank will agree to give the homeowner a loan.<\/p>\n<p>If the appraisal comes in at or above the sales price, the deal can continue. But if it comes in below the sales price then you, the buyer, won\u2019t be able to get a loan for the full sales price.<\/p>\n<p>While low appraisals are a relatively rare occurrence under stable market conditions \u2014 <a href=\"https:\/\/www.corelogic.com\/intelligence\/first-time-homebuyers-appraisal-gap\/\">currently around 8.6%<\/a> \u2014 it\u2019s something to be aware of as a buyer.<\/p>\n<p>Even if you live in an active seller\u2019s market with low home inventory and competing buyers, low appraisals <a href=\"https:\/\/www.homelight.com\/blog\/how-often-do-home-appraisals-come-in-low\/\">are not unheard of<\/a>.<\/p>\n<p>\u201cWe\u2019ve seen low appraisals coming up more often than we have, let\u2019s say, two years ago, but not at an alarming rate,\u201d says <a href=\"https:\/\/www.homelight.com\/agents\/adam-slivka-pa-320777\">Adam Slivka<\/a>, a top real estate agent in the competitive market of Greensburg, Pennsylvania. \u201cIn our area, appraisers have been pretty good about adjusting for the climbing market.\u201d<\/p>\n<p>That said, low appraisals can happen.<\/p>\n<p><section class=\"building-block bb-type-default bb-agent-quote bg-none\" id=\"bb-1\"><div class=\"body block\"><div class=\"container-fluid\"><div class=\"block-content\">            <blockquote class=\"post-blockquote\">\n                <q>You know what they say about an ounce of prevention being worth a pound of cure? When you\u2019re working with an agent, and they\u2019re perhaps suggesting that you offer above asking price to become competitive \u2014 hopefully, there\u2019s an appraisal contingency as part of href=\"https:\/\/www.homelight.com\/blog\/how-to-get-a-home-appraisal-for-free\/\">appraisal<\/a> is standing between you and your dream home? At this point, you have a few options: walk away, offer more cash to cover the gap, or negotiate with the seller.<\/p>\n<p>\u201cYou know what they say about an ounce of prevention being worth a pound of cure?\u201d Slivka asks. \u201cWhen you\u2019re working with an agent and they\u2019re perhaps suggesting that you offer above asking price to become competitive \u2014 hopefully there\u2019s an <a href=\"https:\/\/www.homelight.com\/blog\/what-is-an-appraisal-contingency\/\">appraisal contingency<\/a> as part of that agreement.\u201d<\/p>\n<p>An appraisal contingency offers built-in protection for buyers should the appraisal indeed come back below the offer price.<\/p>\n<p>\u201cLet\u2019s say you put in an offer on a $250,000 house, and it appraises for $220,000,\u201d Slivka says. \u201cYou don\u2019t necessarily have to come up with the $30,000 in cash; you\u2019ll have the alternative of going back to the seller and trying to renegotiate terms.\u201d<\/p>\n<p>Of course, if you\u2019re planning to pay cash for a home, or you otherwise have cash at the ready, then a low appraisal doesn\u2019t have to be a dealbreaker. You can choose to move forward with the purchase anyway, depending on how badly you want the home and how comfortable you are with the gap in numbers.<\/p>\n<p>\u201cIf it\u2019s something like $20,000 over your appraisal, it may not be that important because in a couple of years \u2014 or maybe even within a year \u2014 of appreciation, even if you\u2019re \u2018overpaying,\u2019 the house could be worth that amount,\u201d Slivka says.<\/p>\n<p>As always, talk to your agent if you\u2019re feeling unsure about how to proceed after a low appraisal.
