This is likely the status quo since it\u2019s more convenient for buyers and sellers to leave these appliances than move them between properties.<\/p>\n<p>Moreover, the more appliances moved, the greater the risk of <a href=\"https:\/\/www.popularmechanics.com\/home\/how-to\/a7849\/how-to-move-appliances-without-destroying-your-floor-8868919\/\">damage<\/a> to the home\u2019s walls and floors from improper lifting, packing, and moving techniques. If significant damage occurs during the move, the seller may need to <a href=\"https:\/\/legalclarity.org\/what-happens-if-a-house-is-damaged-before-closing\/\">cover repair costs<\/a>, depending on the terms of the <a href=\"https:\/\/www.homelight.com\/blog\/buyer-real-estate-contract\/\">purchase agreement<\/a>,<\/p>\n<p>Shorey shares that appliances are up for grabs in the laundry room, commenting that buyers care less about these appliances than those in the kitchen. When deciding whether or not to take the washer and dryer, sellers should ask their real estate agent what is customary in their market, as well as gauge prospective buyers\u2019 interest in the inclusion of these appliances.<\/p>\n<p>For instance, if the seller typically leaves the washer and dryer in your market, then your buyer may push for these appliances to remain. On the other hand, if you\u2019ve received multiple bids on your home, it\u2019s unlikely a buyer will back out of the deal if you elect to keep the laundry machines.<\/p>\n<h3>FHA loans require all included appliances to function properly<\/h3>\n<p>If the buyer is purchasing the home with an FHA loan, then all included appliances must meet the <a href=\"https:\/\/www.fhahandbook.com\/blog\/requirements-for-appliances\/\">Federal Housing Administration\u2019s guidelines<\/a> for the loan to close:<\/p>\n<ul>\n<li>All appliances included in the sale that contribute to the home\u2019s market value must be operational.<\/li>\n<li>If the utilities are shut off during the home appraisal, the appraiser must \u201ccomplete the appraisal under the extraordinary assumption that utilities and mechanical systems, and appliances are in working order.\u201d<\/li>\n<li>The home\u2019s electrical system must adequately support all appliances included in the sale.<\/li>\n<\/ul>\n<p>The FHA specifies that the term \u201cappliances\u201d includes refrigerators, ranges\/ovens, dishwashers, disposals, microwaves, washers, and dryers, so sellers are off the hook for other home systems such as trash compactors and spas.<\/p>\n<h3>Regardless of tradition, sellers still choose which appliances to keep<\/h3>\n<p>Even where cultural norms exist, it\u2019s still up to the seller to decide if they want to take their appliances with them or not. Nearly everything is negotiable in real estate, and appliances are no exception.<\/p>\n<p>For example, a seller may want to keep their beloved, high-end Sub-Zero fridge since it\u2019s unlikely they will see a significant return on the purchase if they were to lump the appliance in with the sale.\u00a0 While taking all of your appliances with you \u201cis a hassle\u201d for the buyer, Shorey shares that it\u2019s unlikely this move will stop someone from buying a property.<\/p>\n<p>In other scenarios, a seller may want to include the appliances to attract buyers or move forward negotiation. For instance, if the difference between the buyer\u2019s offer and the asking price is near or equal to the value of the washer\/dryer, the seller could offer the appliances as a concession.<\/p>\n<p>To avoid confusion, Shorey recommends that sellers clarify their intentions to keep or leave the appliances in the listing when possible.<\/p>\n<p>\u201cIf they don\u2019t and a buyer makes an offer including the appliance, the seller has to make a choice at that point,\u201d Shorey adds, clarifying that the seller and buyer must finalize the matter before signing the purchase agreement.<\/p>\n<h2>Appliances can add (or subtract) value from your home<\/h2>\n<p>When it comes to <a href=\"https:\/\/www.homelight.com\/blog\/what-upgrades-increase-home-value\/\"><span style=\"font-weight: 400;\">adding value<\/span><\/a> and marketability to your home, not all appliances are equal. Follow these best practices when upgrading your appliances for the best return on investment:<\/p>\n<h3>Purchase matching kitchen appliances<\/h3>\n<p>According to HomeLight\u2019s recent Top Agent Insights Report, buyers <a href=\"https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2019\/09\/real-estate-top-agent-insights-q3-2019.pdf\">prioritize style over everything<\/a> else when it comes to kitchen appliances. Shorey advises homeowners to sell their home with matching appliances, consistent in the finish, age, and brand when possible.<\/p>\n<p>\u201cIf you\u2019ve got a newer refrigerator and dishwasher, but a very old stove, I\u2019ll often recommend replacing the stove so that it\u2019s of similar quality or value to the other appliances,\u201d Shorey shares.<\/p>\n<p>If all of your appliances are dated, consider upgrading the set to boost your home value. <a href=\"https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2019\/09\/real-estate-top-agent-insights-q3-2019.pdf\">75% of HomeLight agents surveyed<\/a> share that stainless steel is still the most popular finish among homebuyers. On average, new stainless steel appliances for the kitchen (including a dishwasher, stove, hood, microwave, and refrigerator) cost $4,229 and add $5,982 in value \u2014 that\u2019s a <a href=\"https:\/\/www.homelight.com\/blog\/real-estate-top-agent-insights-survey-q3-2019\/\">141% return on investment<\/a>!<\/p>\n<h3>Choose appliance brands based on your home\u2019s price point<\/h3>\n<p>Upgrade your appliances in accordance with your home\u2019s price point. Most homebuyers will appreciate mid-range appliances from recognizable brands such as GE, Samsung, and Whirlpool. However, buyers purchasing luxury homes will expect high-end appliances from brands like Wolf or Thermador. If the appliance quality doesn\u2019t match up with the price point of the property, Shorey warns that your kitchen could bring down your home value.<\/p>\n<h3>Refresh old appliances on a budget<\/h3>\n<p>If your kitchen style dates back to the \u201870s, don\u2019t bother upgrading those yellowed appliances.<\/p>\n<p>\u201cIt\u2019s putting lipstick on a pig,\u201d Shorey comments, stating that new appliances in an old kitchen won\u2019t persuade buyers to raise their offer.<\/p>\n<p>Instead, deep clean and refresh your existing appliances with these DIY tips:<\/p>\n<ul>\n<li><b>Apply stainless steel decals:<\/b> Artfully apply stainless steel <a href=\"https:\/\/www.homedepot.com\/p\/Con-Tact-Stainless-Steel-Adhesive-Shelf-Drawer-Liner-06F-C8M02-06\/100388888\">Con-Tact paper<\/a> to the dishwasher or refrigerator for a more aesthetically pleasing kitchen.<\/li>\n<li><b>Update burner grates:<\/b> Improve your stove by replacing old, grease-caked <a href=\"https:\/\/www.walmart.com\/browse\/home\/burner-grates\/4044_90548_1231929_1777555_7600822\">burner grates<\/a> and <a href=\"https:\/\/www.walmart.com\/browse\/home\/drip-pans-trim-rings\/4044_90548_1231929_1777555_3471372\">drip pans<\/a>.<\/li>\n<li><b>Swap out hardware:<\/b> Update your oven\u2019s exterior with new, contemporary <a href=\"https:\/\/www.amazon.com\/range-knobs\/b?node=2232396011\">range knobs<\/a>.<\/li>\n<li><b>Disguise your dishwasher:<\/b> Cover your dishwasher door with a <a href=\"https:\/\/www.bobvila.com\/slideshow\/ugly-appliance-7-easy-makeovers-that-totally-transform-48371#cheap-kitchen-remodel\">beadboard or cabinetry panel<\/a> so it blends in with your kitchen cabinets.<\/li>\n<\/ul>\n<h3>Repair or replace broken appliances before listing<\/h3>\n<p>If an appliance isn\u2019t <a href=\"https:\/\/www.homelight.com\/blog\/should-i-buy-new-appliances-before-selling-house\/\">working properly<\/a>, consider repairing or replacing it before you list your home. Otherwise, you can expect some buyers to lower their offer price or lose interest in your home completely.
