But putting in a flawless stretch of driveway pavement is like giving your house a red-carpet entrance.<\/p>\n<p>Paved driveways also offer the benefits of reduced maintenance in the winter, enhanced curb appeal, and a clean car. Of the approximate <a href=\"https:\/\/www.thisoldhouse.com\/driveways\/21014868\/blacktop-and-beyond\">75 million driveways in the U.S.<\/a>, 90% are either asphalt or concrete. That\u2019s no small chunk of change. But top-selling Indianapolis real estate agent <a href=\"https:\/\/www.homelight.com\/agents\/morrisd-lucas-in-hl0685095\">Morris Lucas<\/a> is bullish on the value of paving your driveway \u2014\u00a0especially in the Midwest or anywhere with extreme weather.<\/p>\n<p>\u201cIn our area of the country, a paved, well-maintained driveway could <b>add $10,000 to $20,000<\/b> to the value of a property,\u201d Lucas says. In some markets, he adds, \u201ca black top paved driveway that has fresh coating will actually sell the home. A damaged driveway can definitely turn someone away because it hasn\u2019t been well taken care of.\u201d<\/p>\n<p>Lucas elaborates that unpaved driveways in urban or suburban areas will draw negative attention for being out of place, hard to maintain, and hazardous. In addition, freezing temperatures take a toll on both asphalt and concrete. Expanding water <a href=\"https:\/\/www.wolfpaving.com\/blog\/learn-the-affects-snowy-weather-has-on-asphalt-pavement\">creates cracks<\/a> while the application of <a href=\"https:\/\/prosoco.com\/everything-you-need-to-know-about-protecting-concrete-from-salt-damage-with-saltguard\/\">salt causes crumbling and corrosion<\/a>.<\/p>\n<p>When the driveway starts to break up and grass and weeds sprout through cracks, uneven pavement creates a safety concern. Plus, the dirt and dust of an unpaved driveway dirties a car fast.<\/li>\n<\/ul>\n<h2>How driveways impact the appraisal<\/h2>\n<p>We know that a flawless driveway can make a great impression on buyers. But how does an appraiser consider it in their calculations of value?<\/p>\n<p>On the <a href=\"https:\/\/singlefamily.fanniemae.com\/media\/12371\/display\">Uniform Residential Appraisal Report<\/a> used for most appraisals, there is a box where the appraiser will mark whether a house has a driveway and specify the type of driveway material used. According to <a href=\"https:\/\/clevelandappraisalblog.com\/\">Jamie Owen<\/a>, an Ohio appraiser and host of the podcast <a href=\"https:\/\/homevaluestories.libsyn.com\/\">Home Value Stories<\/a>, the context of the neighborhood matters a lot when weighing the value of a paved driveway.<\/p>\n<p>\u201cIf you have an unpaved driveway in a neighborhood where most of the homes have paved or concrete driveways, I do think it affects the value,\u201d explains Owen.
