It\u2019s the old \u201cspend money to make money\u201d line of thinking.<\/p>\n<p>Through purchasing a house, you\u2019re investing in an <a href=\"https:\/\/www.investopedia.com\/terms\/a\/appreciation.asp\">asset<\/a> that you should have every reason to believe will increase in value over your course of ownership. This will ensure the entire payment goes to principal.)<\/p>\n<p>For example, let\u2019s say you\u2019ve got a $1,200 mortgage payment. In most cases, your closing appointment will happen at a location you\u2019ve never been to before, such as the title company\u2019s office. One time, the couple met up to drive to the closing appointment together, only to realize the husband left his wallet in his truck after they arrived. So we had to stop what we were doing so he could go get it.\u201d<\/p>\n<p>To cover all your bases, you should also check with your agent on whether you\u2019d need to bring any of the following:<\/p>\n<ul>\n<li>Proof of homeowners\u2019 insurance<\/li>\n<li>Separation agreement or divorce order<\/li>\n<li>Living trust documents (if you\u2019re designating a trustee at your closing)<\/li>\n<li>Documentary or transfer stamps (only in states that charge a <a href=\"https:\/\/www.homelight.com\/blog\/real-estate-transfer-tax\/\">transfer tax<\/a>)<\/li>\n<\/ul>\n<h2>Tip 6: Plan out your method of payment.<\/h2>\n<p>The attorney handling the closing will let buyers know a few days in advance if they need to bring <a href=\"https:\/\/www.bankrate.com\/mortgages\/understanding-the-closing-process\/\">money to cover closing costs<\/a> or the remainder of the down payment.<\/p>\n<p>Don\u2019t plan on paying your closing costs with a personal check or money order, though. Attorneys typically won\u2019t accept those forms of payment at all because there\u2019s so much history of counterfeit checks and money orders.<\/p>\n<p>It may be acceptable to bring a <a href=\"https:\/\/www.investopedia.com\/personal-finance\/certified-check-vs-cashiers-check-which-safer\/\">cashier&#8217;s or certified check<\/a>; however, it all depends on the form of payment the attorney or title company will accept.<\/p>\n<p>The attorney or title company representative will provide you with the exact amount required, and how it should be paid \u2014 such as by wiring the funds from their bank to the attorney in advance of the appointment. If you are bringing a cashier\u2019s or certified check, verify the exact amount required in advance so there\u2019s no need to arrange a refund.<\/p>\n<p>In addition, make sure that the person contacting you about where and how to transfer the money is actually the attorney or title company representative and not a scam artist.<\/p>\n<h2>Tip 7: Never wire your closing funds per email instructions without verbal confirmation.<\/h2>\n<p>\u201cBuyers need to be aware that, if the attorney is requesting a wire, those instructions will never be emailed because there&#8217;s a huge issue with wire fraud right now,\u201d advises Stephens.<\/p>\n<blockquote><p>\u201cThird parties are hacking the emails of attorneys and agents to send fake messages that divert these wires to fraudulent bank accounts. So we tell everybody, if you are wiring funds to the attorney, call the attorney or your agent to verify the wiring instructions. And never change wiring instructions without talking to somebody at the attorney&#8217;s office.\u201d<\/p><\/blockquote>\n<p><b>Note:<\/b> Don\u2019t call the number provided in any email instructions you receive. Call your real estate agent to get the correct title company number to verify the payment instructions.<\/p>\n<h2>Tip 9: Review your Closing Disclosure in advance.<\/h2>\n<p>The mammoth stack of paperwork that needs to be signed and notarized makes a lot of buyers nervous on closing day. With the financial weight of the mortgage on the line, it\u2019s tempting to want to examine every word on each page \u2014 which would take the better part of the day.<\/p>\n<p>\u201cAt the closing, the attorney goes through the loan package to have the buyers sign everything,\u201d says Stephens. \u201cIt\u2019s a big stack of paperwork, but I think a lot of buyers would feel better if they realized it\u2019s just the loan application and several other disclosures, most of which they\u2019ve already seen.\u201d<\/p>\n<p>You can do your due diligence by reviewing your <a href=\"https:\/\/www.consumerfinance.gov\/ask-cfpb\/what-is-a-closing-disclosure-en-1983\/\">Closing Disclosure<\/a> (CD) prior to closing day, which will include important details including your loan terms, interest rate, and estimated monthly housing payment.<\/p>\n<p>Your lender will be required to provide you with your CD three business days in advance, and the Consumer Financial Protection Bureau has a handy checklist to guide you through how to <a href=\"https:\/\/www.consumerfinance.gov\/owning-a-home\/closing-disclosure\/\">check for any problems and flag them in advance if necessary<\/a>. In many cases, signing initials \u2014 or a first initial plus your last name \u2014 won\u2019t do. So ask the loan officer present what\u2019s preferred before you put ink to paper. Most likely, you\u2019ll need to sign your first name and last name in full for every signature box.<\/p>\n<h2>Tip 11: Understand you may not get the keys at the closing appointment.<\/h2>\n<p>Since your closing appointment is the moment when you legally own your new home, it\u2019s only natural to expect to get the keys to the house at the same time. That can happen, but not always.<\/p>\n<p>In fact, you <a href=\"https:\/\/www.scottsdalepropertyshop.com\/scottsdale-real-estate-2\/for-buyers-only\/do-mean-i-dont-get-my-keys-at-closing\/\">may not officially own the house at your closing appointment<\/a> even if you\u2019ve signed all the paperwork, paid your closing costs, and made your final down payment.<\/p>\n<p>\u201cIn North Carolina, you do not automatically get the keys at closing,\u201d explains Stephens. \u201cThe transaction has not technically closed until it has been recorded with the county register, so you may not get the keys until after it&#8217;s recorded.\u201d<\/p>\n<p>Getting the keys may also depend on <a href=\"https:\/\/themortgagereports.com\/39679\/closing-day-when-can-i-move-in-how-do-i-get-my-keys\">the wording of your purchase agreement<\/a>, since some agreements include language that says you don\u2019t get the keys until three days after closing. So double check your purchase agreement for when you\u2019re officially set to take possession.<\/p>\n<h2>Tip 12: Commemorate the moment.<\/h2>\n<p>When you\u2019re wrapped up in the weightiness of this major financial transaction, it\u2019s easy to forget to enjoy the fact that you\u2019ll soon be the owner of a beautiful home.<\/p>\n<p>Homeownership is definitely a cause for celebration and a moment you\u2019ll want to remember forever.<\/p>\n<p>\u201cChampagne at the closing is appropriate, and we definitely do photos at the signing or when the buyer gets the keys to the house.
