Buyers would come in with rock-solid financing and make an offer knowing that the price of the home reflects its condition and <a href=\"https:\/\/www.homelight.com\/blog\/fair-market-value\/\">fair market value<\/a>, and sellers\u2019 homes would be in excellent condition. Instead, contingencies \u2014 conditions that must be met before a deal can be finalized \u2014 play an important role in protecting both buyers and sellers.<\/p>\n<p>A no-contingency or <a href=\"https:\/\/www.homelight.com\/blog\/buyer-non-contingent\/\">non-contingent<\/a> offer means that a buyer\u2019s offer has been accepted by the seller and there are no further contingencies to be met for the house to be sold. A <a href=\"https:\/\/www.homelight.com\/blog\/buyer-contingent-upon-selling-house\/\">contingent offer<\/a> means that a buyer\u2019s offer has been accepted by the seller but certain requirements must be met for the home to be sold. Essentially, it can make their offer stand out more in a competitive market or strengthen their bid for a sought-after property.<\/p>\n<p>The <a href=\"https:\/\/www.nar.realtor\/research-and-statistics\/research-reports\/realtors-confidence-index\">National Association of Realtors (NAR)<\/a> reports that in June 2024, \u201c22% of buyers waived the inspection contingency\u201d and \u201c20% of buyers waived the appraisal contingency.\u201d When buyers waive contingencies, it can benefit the seller in several ways:<\/p>\n<ul>\n<li aria-level=\"1\">It streamlines the sale process by reducing potential delays or complications, making the transaction smoother and quicker.<\/li>\n<li aria-level=\"1\">It demonstrates the buyer&#8217;s serious intent and financial stability, giving the seller greater confidence in a smooth sale.<\/li>\n<li aria-level=\"1\">It strengthens the buyer\u2019s offer in a competitive market, increasing the likelihood of acceptance.<\/li>\n<\/ul>\n<p>In the right market, or through a non-traditional sale, it\u2019s possible to attract or negotiate a contingency-free offer.
