Seller concession examples include paying certain <a href=\"https:\/\/www.homelight.com\/blog\/what-are-closing-costs\/\">fees at closing<\/a> or offering money for <a href=\"https:\/\/www.homelight.com\/blog\/7-home-fixes-you-must-complete-before-selling\/\">needed repairs<\/a>.<\/p>\n<p>However, offers for concessions can backfire if they are used incorrectly. Some of the <a href=\"https:\/\/www.homelight.com\/blog\/buyer-common-repairs-needed-after-home-inspection\/\">most common repairs<\/a> that you can offer to handle or provide repair credit for include:<\/p>\n<ul>\n<li aria-level=\"1\">Plumbing, sewage, and septic problems<\/li>\n<li aria-level=\"1\">Electrical or fire hazards<\/li>\n<li aria-level=\"1\">Pest or wildlife infestation<\/li>\n<li aria-level=\"1\">HVAC problems<\/li>\n<li aria-level=\"1\">Roof damage<\/li>\n<li aria-level=\"1\">Structural damage<\/li>\n<li aria-level=\"1\">Asbestos, radon, and lead paint<\/li>\n<li aria-level=\"1\">Broken appliances<\/li>\n<\/ul>\n<p>As a seller, you may have no choice but to deal with problems that the home inspection reveals to be dangerous, such as <a href=\"https:\/\/www.homelight.com\/blog\/selling-a-house-with-old-wiring\/\">outdated wiring<\/a>, <a href=\"https:\/\/www.homelight.com\/blog\/selling-a-house-with-foundation-issues\/\">foundation<\/a> or structural instability, <a href=\"https:\/\/www.homelight.com\/blog\/selling-a-house-with-mold\/\">mold<\/a>, or <a href=\"https:\/\/www.homelight.com\/blog\/selling-a-house-with-termite-damage\/\">termites<\/a>. But a <a href=\"https:\/\/www.homelight.com\/blog\/hiring-a-realtor-to-sell-your-home\/\">top real estate agent<\/a> can help you minimize what you\u2019re willing to offer.<\/p>\n<h3>Show that it\u2019s an improvement, not a repair<\/h3>\n<p>\u201cI had a home inspection ask for $50,000 worth of repairs to a house. We identified those as improvements, not repairs, and showed them that they were getting the house at a good price, and it reflected the condition of the house,\u201d says Casey Samson, a top real estate <a href=\"https:\/\/www.homelight.com\/fairfax-county-va\/top-real-estate-agents\">agent serving Fairfax County, Virginia<\/a>.<\/p>\n<p>Instead of repairs, the buyers were willing to take the lawn furniture worth roughly $600 as a concession.<\/p>\n<h3>Offer a credit or warranty<\/h3>\n<p><span style=\"font-weight: 400;\">Wells says most of the concessions that he handles involve repairs for a major system, such as the HVAC or perhaps a roof. Instead of repairs, he\u2019s offered a home warranty or applied an allowance toward such repairs or closing costs, which lenders often prefer. He recalls selling a property where the buyer and seller agreed that the seller would apply a $5,000 credit at closing in place of replacing the HVAC.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">A seller can open themselves to liability for tackling a major repair before closing if the buyer later determines it wasn\u2019t done correctly. \u201cIt\u2019s way better to offer money or some other concession than to offer repairs,\u201d Wells says. \u201cThe buyer should like that too because then they get to choose who fixes it.<\/span><\/p>\n","protected":false},"excerpt":{"rendered":"<p>What are some seller concession examples?
