Are you ready to buy a house in the city?<\/p>\n<p>Social distancing and stay-at-home directives have been the theme song of 2020, leading more and more urban dwellers to exit densely-populated city locations in favor of suburban residences. According to a late 2020 <a href=\"https:\/\/theharrispoll.com\/#skip-intro\">Harris poll<\/a>, as many as <a href=\"https:\/\/www.axios.com\/2020\/04\/30\/coronavirus-migration-american-cities-survey\">39% of urbanites<\/a> have at least considered moving to a less-populated area due to coronavirus concerns.<\/p>\n<p>Take Manhattan, arguably the epitome of city living, as an example. CNBC reports that <a href=\"https:\/\/www.cnbc.com\/2020\/10\/02\/manhattan-apartment-sales-tumble-46percent-leaving-10000-unsold-apartments.html\">Manhattan apartment sales plummeted by a staggering 46% in the third quarter of 2020<\/a>, leaving more than 10,000 properties for sale \u2014 a new record for the area.<\/p>\n<p>But not everyone wants to leave downtown. (Nationally, a more typical \u201cdays on market\u201d timeline would be less than 30 days.)<\/p>\n<p>More real estate inventory means buyers tend to have more negotiating power. Not only could a buyer\u2019s market mean lower purchase prices, but it might also lead to better contract terms. Add in low interest rates, and you\u2019re looking at a pretty sweet time to buy in the city.<\/p>\n<p>Investors may also want to take advantage of this unusual situation. For example, the Houston and Atlanta markets represent <a href=\"https:\/\/www.noradarealestate.com\/blog\/best-places-to-invest-in-real-estate\/\">remarkable opportunities,<\/a> with low cost of entry (around $70,000), decent median rental income (around $1,500 per month), and incredible forecasted appreciation (around 10% over three years).<\/p>\n<h2>Looking for the right place in the city<\/h2>\n<p>For buyers who haven\u2019t lived or invested in urban areas before, there are some key elements that you\u2019ll want to keep in mind, both from a lifestyle and resale point of view.<\/p>\n<p>The features that make a home desirable in the suburbs don\u2019t necessarily translate to the city. Here are some things to prioritize as you search for a home in the city.<\/p>\n<h3>What do you need?<\/h3>\n<p>As with all home purchases, location is paramount, but in the city, a <a href=\"https:\/\/www.homelight.com\/blog\/buyer-where-to-invest-in-real-estate\/\">good location<\/a> is literally <i>the most<\/i> important thing. In fact, research indicates that when looking for an apartment, <a href=\"https:\/\/www.apartmentguide.com\/blog\/what-renters-really-want\/\">only 14% of people are willing to compromise on location<\/a>. By contrast, nearly 30% say they\u2019d compromise on space. That\u2019s right \u2014 a smaller place in a better location is more desirable.<\/p>\n<p>In the city, a <a href=\"https:\/\/www.homelight.com\/blog\/location-location-location-what-matters\/\">good location<\/a> is usually defined by:<\/p>\n<h4>Centrality<\/h4>\n<p>Consider the laws of scarcity. There\u2019s only one center of the city, and housing options there are physically limited.<\/p>\n<p>The closer a property is to the city center, the more valuable it tends to be. Centralized city locations tend to <a href=\"https:\/\/www.investopedia.com\/financial-edge\/0410\/the-5-factors-of-a-good-location.aspx\">appreciate faster<\/a>, as well.<\/p>\n<h4>Conveniences<\/h4>\n<p>Proximity to stores, restaurants, and pharmacies makes an impact on an urban lifestyle.<\/p>\n<p>\u201cHaving conveniences a little bit closer can be very nice,\u201d Boals says, emphasizing the perks of being able to easily hop out to grab some bread or coffee.<\/p>\n<h4>Commutes<\/h4>\n<p>How will you or your renters move throughout the city? Transit access is important for city dwellers, many of whom may not own a car. Look at how close a property is to major public transportation, while at the same time keeping access to parking in mind.<\/p>\n<h4>Space<\/h4>\n<p>After location, you should consider your need for space, which is, of course, a subjective thing.<\/p>\n<p>You may be used to three bedrooms and two bathrooms in the suburbs, but do you actually need that much space? Thinking through functionality can help with assessing space needs.<\/p>\n<p>Could your bedroom double as an office? Would lofted beds eliminate the need for multiple kids\u2019 rooms?<\/p>\n<h4>Security<\/h4>\n<p>Security needs should also be considered. Crime rates in certain cities can be <a href=\"https:\/\/law.jrank.org\/pages\/2222\/Urban-Crime-Are-crime-rates-higher-in-urban-areas.html\">three to four times higher<\/a> than surrounding suburbs, but good security measures can still help create a safe urban environment.<\/p>\n<p>Look up crime statistics in each neighborhood that you\u2019re considering and focus on proper security measures (cameras, alarms, locks, and so on) to keep your household safe.<\/p>\n<h4>Pet-friendliness<\/h4>\n<p>And finally, don\u2019t forget about Fido\u2019s needs! If you\u2019ll be taking a pet to the city, you\u2019ll need to look for a building or neighborhood that\u2019s pet-friendly. These might include onsite laundry, high-speed internet, outdoor space, balconies, a fitness room, or a pool.<\/p>\n<h4>Entertainment<\/h4>\n<p>Theaters, museums, cafes, and bars all add to the allure of city life. Being closer to the action could enhance your daily experience.<\/p>\n<h4>Management<\/h4>\n<p><a href=\"https:\/\/www.homelight.com\/blog\/buyer-hoa-vs-poa\/\">COAs<\/a> are common, but each performs a little differently. What do you expect in terms of cleaning, security, and maintenance requests if you buy a condo?<\/p>\n<h3>What do you <i>not<\/i> want?<\/h3>\n<p>Aaand&#8230;there are certainly undesirable features that you might want to stay away from.<\/p>\n<h4>Sound<\/h4>\n<p>When moving from the suburbs to the city, noise levels can come as quite a shock. If this is a concern for you, consider a street with less traffic, or perhaps a townhome with no neighbors above or below you.<\/p>\n<h4>Fees and assessments<\/h4>\n<p>In a shared building, it\u2019s impossible to have <i>zero<\/i> <a href=\"https:\/\/www.homelight.com\/blog\/buyer-what-do-hoa-fees-cover\/\">COA\/HOA dues<\/a>, but be sure to weigh the costs with the benefits.<\/p>\n<p>Also, have your real estate agent ask for a copy of the bylaws and budget to determine if additional assessments are common, or if a large repair (roof, balconies, systems) might be on the horizon.<\/p>\n<h4>Shared facilities<\/h4>\n<p>Think through how you feel about common spaces, especially during a pandemic.<\/p>\n<p>If the lobbies, hallways, and recreation rooms of a condo building turn you off right now, consider a townhouse that\u2019s a bit more autonomous. In Manhattan at the end of 2020, apartments were selling for <a href=\"https:\/\/www.cnbc.com\/2020\/10\/02\/manhattan-apartment-sales-tumble-46percent-leaving-10000-unsold-apartments.html\">9% below<\/a> list price.<\/p>\n<h4>Contingencies<\/h4>\n<p>When sellers are motivated to accept your offer, you can get away with requesting more contingencies that work for you, including additional or stricter financing, appraisal, inspection, and current home sale contingencies.<\/p>\n<h4>Repairs and improvements<\/h4>\n<p>Boals says that in addition to the health and safety <a href=\"https:\/\/www.homelight.com\/blog\/buyer-common-repairs-needed-after-home-inspection\/\">repairs that may show up in an inspection<\/a>, you might also be able to get the seller to make cosmetic or less-important improvements as well.<\/p>\n<h4>Closing costs<\/h4>\n<p>Sellers may agree to pay for some or all of your <a href=\"https:\/\/www.homelight.com\/blog\/buyer-closing-documents\/\">closing costs<\/a> in order to make the deal happen.<\/p>\n<p>An unprecedented buyer\u2019s market in the city may give you a sense of confidence as you move into the offer stage, but don\u2019t assume that you can get a deal handed to you on a silver platter. Every market \u2014 and every seller \u2014 has a limit to what it or they can accept.
