Record-low interest rates and shrinking inventory <a href=\"https:\/\/www.forbes.com\/sites\/brendarichardson\/2020\/12\/16\/experts-predict-what-the-housing-market-will-be-like-in-2021\/?sh=615c696a36dc\">continue to push home prices higher<\/a>. Meanwhile, homebuyers \u2014 now untethered from the physical office \u2014 are migrating from metropolitan areas to more affordable markets. This culmination of variables is a gamechanger for many housing markets, with those absorbing urban exodus primed for growth in the new year.<\/p>\n<p>We dug into market reports to pinpoint nine U.S. real estate markets set to thrive in 2021. These are the factors we considered:<\/p>\n<ul>\n<li><b>Trends impacting home-buying decisions in the upcoming year<\/b>: We studied <i>Emerging Trends in Real Estate 2021<\/i>, an <a href=\"https:\/\/www.pwc.com\/us\/en\/industries\/asset-wealth-management\/real-estate\/emerging-trends-in-real-estate.html\">annual report<\/a> released by the PwC and Urban Land Institute, for data-backed projections about housing markets around the country. We also looked at <a href=\"https:\/\/www.nar.realtor\/research-and-statistics\">market research<\/a> published by the National Association of Realtors and <a href=\"https:\/\/realestate.usnews.com\/real-estate\/articles\/what-to-expect-from-the-housing-market-in-2021\">real estate reports<\/a> from major news outlets such as U.S. News.<\/li>\n<li><b>Sale price and days on market:<\/b> Markets performing well in uncertain times are likely to continue growing in the new year. We scraped HomeLight\u2019s database and market reports from local Realtor<sup>\u00ae<\/sup> associations for rising median home prices and declining days on the market.<\/li>\n<li><b>Signs of continual job growth:<\/b> Pandemic-related shutdowns wreaked havoc on employment this year, so we examined the last five years of overall employment in each market. We calculated job growth percentages using employment figures from the annual American Community Survey (ACS), published by the Bureau of Labor and Statistics (BLS). We also searched news reports for new employers moving into an area.<\/li>\n<li><b>Population growth:<\/b> The greater the population, the greater the need is for housing. We list population growth rates for each market over the past ten years, as reported by the U.S. Census Bureau.<\/li>\n<li><b>Home affordability:<\/b> We calculated an area\u2019s home affordability ratio by <a href=\"https:\/\/www.bloomberg.com\/news\/articles\/2018-05-29\/how-many-years-of-income-does-a-home-in-your-city-cost\">dividing the market\u2019s median real estate price by the median household income<\/a>. A low number suggests that homes in the area are affordable in relation to income.<\/li>\n<li><b>Top agent insight: <\/b>Finally, we interviewed four top real estate agents for on the ground insight into why home prices are spiking in their markets. Before the pandemic, experts forecasted that changing age demographics would lead to movement away from metropolitan areas \u2014 the pandemic simply sped up the process.<\/p>\n<p>Our research indicates that Essex County, NJ, Riverside County, CA, and Sugar Land, TX will stand out as landing zones for city slickers seeking larger, more affordable homes and space to roam in 2021.<\/p>\n<h3>1. Essex County, New Jersey<\/h3>\n<p>While the cost of living and median home value are higher in Essex County than other markets on our list, they\u2019re downright economical compared to New York City. And buyers are showing up in droves, snatching up homes from Newark to Montclair to Millburn. Essex County\u2019s proximity to Manhattan attracts homebuyers commuting to New York and those working from home who want to hold onto the city\u2019s nightlife.<\/p>\n<p>Essex County\u2019s median single-family home sales price <a href=\"https:\/\/njar-public.stats.10kresearch.com\/docs\/lmu\/x\/EssexCounty?src=map\">jumped 36.6% year-over-year<\/a>, while the median days on market until sale dropped by almost 35%. Located just east of Los Angeles, Riverside County includes notable cities Palm Springs, Coachella, and Temecula.<\/p>\n<p>Riverside County is known for its <a href=\"https:\/\/www.pe.com\/2020\/01\/30\/ie-leads-the-nation-in-major-warehouse-deals-by-a-lot\/\">logistics facilities<\/a>, which handle the warehousing, fulfillment, and distribution of goods. Sugar Land, Texas<\/h3>\n<p>Sugar Land\u2019s housing market is as sweet as the city\u2019s name suggests. \u201cIt\u2019s been crazy,\u201d says <a href=\"https:\/\/www.homelight.com\/agents\/mary-stewart-tx-0231311\">Mary Stewart<\/a>, a Sugar Land agent with more than 37 years of real estate experience. \u201cI\u2019ve never seen a market like this.\u201d She predicts that low-interest rates will continue to drive the market into the new year.<\/p>\n<p>Sugar Land\u2019s biggest draw? Affordability. With a median household income <a href=\"https:\/\/www.census.gov\/quickfacts\/fact\/table\/sugarlandcitytexas,US\/PST045219\">nearly twice the national average<\/a>, Sugar Land has one of the lowest home affordability ratios on our list. As urban dwellers migrate to the suburbs, suburbanites sprawl into smaller cities and towns to find larger homes and more affordable lifestyles.<\/p>\n<p>Agent <a href=\"https:\/\/www.homelight.com\/agents\/wendy-turner-sc-99761\">Wendy Turner<\/a>, who sells homes 14% faster than the average Simpsonville, SC, agent, cites work flexibility as a decision-making factor for homebuyers. \u201cThey\u2019re going to get more house for their money now because they don\u2019t have to have such tight parameters,\u201d she explains.<\/p>\n<p>Three small cities made our list of markets poised for growth: a New England town bent on boosting its tech-savvy workforce, a Southern city attracting outdoor enthusiasts, and a farm town brimming with newcomers.<\/p>\n<h3>4. Burlington, Vermont<\/h3>\n<p>While Burlington has experienced a slower population<a href=\"https:\/\/www.census.gov\/quickfacts\/fact\/table\/burlingtoncityvermont,US\/PST045219#PST045219\"> growth rate<\/a> than the national average,<a href=\"https:\/\/abcnews.go.com\/Politics\/vermont-welcomes-covid-19-newcomers-years-grappling-waning\/story?id=74238236\"> the remote work revolution may be a turning point for the region<\/a>, bolstering The Green Mountain State\u2019s real estate market.<\/p>\n<p>A <a href=\"https:\/\/www.vermontrealtors.com\/market-reports\/\">market report<\/a> released by the Vermont Association of Realtors shows a <a href=\"https:\/\/www.vermontrealtors.com\/wp-content\/uploads\/2020\/11\/Burlington.pdf\">significant increase in the number of homes sold in Burlington<\/a> when compared to 2019, along with an increase in the median home price.<\/p>\n<p>Job figures haven&#8217;t seen much action in the past five years, but remote <a href=\"https:\/\/www.npr.org\/2020\/11\/16\/931400786\/small-cities-are-a-big-draw-for-remote-workers-during-the-pandemic\">workers migrate from urban markets such as Boston and New York<\/a>. A recent<a href=\"https:\/\/www.google.com\/maps\/search\/coworking+space+burlington+vt\/@44.4781374,-73.2219759,14.09z\"> Google search for coworking space<\/a> showed at least half a dozen spots for remote workers to congregate. Star, Idaho<\/h3>\n<p>Idaho cemented itself as the state with the highest net migration inflow with<a href=\"https:\/\/www.ktvb.com\/article\/news\/local\/growing-idaho\/star-ground-zero-idaho-treasure-valley-housing-economic-growth\/277-2abb9e60-cf73-48c5-bd21-c6839755431e\"> 194% more people moving to the state than left it since March<\/a>. The community of Star, located just 20 miles outside of Boise, recently made <a href=\"https:\/\/www.pitchstonewaters.com\/as-west-coast-transplants-pour-in-a-small-idaho-town-has-a-big-dilemma\/\">headlines<\/a> for a growth surge that\u2019s left the rural hamlet bursting at the seams. Many of Star&#8217;s transplants are retirees who moved from pricey West Coast communities to enjoy a simpler, more affordable lifestyle.<\/p>\n<p>Despite growing pains that accompany rapid population growth and swift transformation of farmland into housing tracts, residential growth continues, and home values are rising. As part of a bedroom community with few businesses, residents have to drive outside of town to shop, putting a strain on roads and highways with traffic congestion.
