According to one HomeLight Top Agent Insights Survey, 91% of agents believe builders and contractors are <a href=\"https:\/\/www.homelight.com\/blog\/real-estate-top-agent-insights-survey-q3-2019\/\">busiest in spring and summer<\/a>, so yard care costs less in winter. \u201cIf the sun\u2019s out, the temperature really doesn\u2019t matter,\u201d says <a href=\"https:\/\/www.homelight.com\/agents\/coya-smith-il-hl5914346\">Nick Pontarelli<\/a>, a top-selling Chicago real estate agent. <a href=\"https:\/\/www.disabatinoinc.com\/2019\/01\/5-steps-to-prepare-your-landscape-for-spring\/\">Winter is a great time<\/a> to get a jump start on weed control, examine tree damage after any storms, and plan your mulching for the spring.<\/p>\n<p><b>Additional maintenance items:<\/b><br \/>\n<input name=\"friends\" type=\"checkbox\" \/> Trim all trees and shrubs, particularly any too close to the house or blocking any air intake or exhaust vents.<br \/>\n<input name=\"friends\" type=\"checkbox\" \/> Check window sills for signs of water damage.<br \/>\n<input name=\"friends\" type=\"checkbox\" \/> Look for any signs of insect or pest activity, particularly at the foundation areas and any wood components close to the ground.<br \/>\n<input name=\"friends\" type=\"checkbox\" \/> Keep an eye on the <a href=\"https:\/\/www.nytimes.com\/guides\/realestate\/home-maintenance-checklist\">water levels in your boiler<\/a> to make sure they don\u2019t fall too low.<br \/>\n<input name=\"friends\" type=\"checkbox\" \/> Check and change the heating system filters. Most HVAC and furnace filters need to be changed at least every three months, according to the <a href=\"https:\/\/www.nachi.org\/change-hvac-filter.htm\">International Association of Certified Home Inspectors<\/a>. Change them more often if you have a large family, pets, occasionally use a fireplace, or have allergies.<\/p>\n<h2><b>February<\/b><\/h2>\n<h4>Big project: Paint<\/h4>\n<p>Now\u2019s the time to touch up those chips and dings in your interior trim, cabinetry, and walls that you\u2019ve noticed while you\u2019ve been in the house more. Manufacturers <a href=\"https:\/\/www.washingtonpost.com\/realestate\/planning-your-home-improvement-projects-by-the-seasons\/2018\/03\/27\/bcba6798-27b3-11e8-bc72-077aa4dab9ef_story.html\">offer the best deals on paint<\/a> during the late fall and winter. Professional painters also <a href=\"https:\/\/www.andersonpaintingnc.com\/blog\/5-reasons-winter-is-the-best-time-of-year-to-paint-an-interior\">have fewer clients in winter<\/a>, meaning lower prices. Because of less moisture and humidity in the air during this season, <a href=\"https:\/\/www.homelight.com\/blog\/best-winter-home-improvement-projects\/\">paint bonds to surfaces better and dries faster<\/a>.<br \/>\n<b><\/b><\/p>\n<p><b>Additional maintenance items:<\/b><br \/>\n<input name=\"friends\" type=\"checkbox\" \/> Clean your kitchen sink disposal and your range hood filters.<br \/>\n<input name=\"friends\" type=\"checkbox\" \/> Remove any dead or dying trees. The colder ground can keep nearby vegetation in place, making <a href=\"https:\/\/www.homelight.com\/blog\/best-winter-home-improvement-projects\/\">tree removal<\/a> less disruptive to the surroundings (though you may need to wait until the ground thaws to <a href=\"https:\/\/www.elitetreecare.com\/2017\/12\/winter-tree-removal\/\">complete the stump removal<\/a>).<br \/>\n<input name=\"friends\" type=\"checkbox\" \/> Inspect and clean your interior doors.<br \/>\n<input name=\"friends\" type=\"checkbox\" \/> Give your garage door a tune-up in <a href=\"https:\/\/www.familyhandyman.com\/doors\/garage-door-rmakeuparage-door-tune-up\/view-all\/\">about 10 minutes<\/a>.<br \/>\n<input name=\"friends\" type=\"checkbox\" \/> Replace locksets, door handles, and old cabinet hardware.<\/p>\n<h2><b>March<\/b><\/h2>\n<h4><b>Big project: Power wash<\/b><\/h4>\n<p>Remove the winter grime by renting a power-washer or hiring someone to power-wash your exterior and driveway (the average cost nationwide is <a href=\"https:\/\/www.homeadvisor.com\/cost\/painting\/powerwash-exterior-surfaces\/\">about $287<\/a>). Algae or mold tends to grow on homes with a lot of shade, which may take an added treatment with moldicide, says <a href=\"https:\/\/www.homelight.com\/agents\/wade-wostal-ks-hl4573995\">Wade Wostal<\/a>, a top selling agent of 15 years serving Topeka, Kansas. Either way, you\u2019ll want to take \u201cspring cleaning\u201d to heart and start on the outside. Consumer Reports recommends a 40<b>\u00b0 <\/b>angle or a <a href=\"https:\/\/www.consumerreports.org\/pressure-washers\/safety-alert-under-pressure\/\">low-pressure nozzle<\/a> for easily-damaged surfaces like wood or stucco.<\/p>\n<p><b>Additional maintenance items:\u00a0<\/b><br \/>\n<input name=\"friends\" type=\"checkbox\" \/> Got a deck and features such as seating in an outdoor kitchen? Power-wash those too. \u201cBackyard kitchens and that sort of thing are extremely popular right now,\u201d Wostal says.<br \/>\n<input name=\"friends\" type=\"checkbox\" \/> Inspect your roof for rotting wood, missing shingles, and any gaps that might have appeared because of winter weather. You\u2019ll want to <a href=\"https:\/\/www.homelight.com\/blog\/find-roofers\/\">hire a roofer<\/a> for a thorough inspection, but you can use a pair of binoculars from the ground to get started, Kuhn says.<br \/>\n<input name=\"friends\" type=\"checkbox\" \/> <a href=\"https:\/\/www.homelight.com\/blog\/home-maintenance-tips\/\">Test your sump pump<\/a>. Pour water into the pit and see if that triggers the pump.<br \/>\n<input name=\"friends\" type=\"checkbox\" \/> Add mulch to your flower beds, along with spring plantings, and remove weeds, Wostal adds. About <a href=\"https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2020\/03\/real-estate-top-agent-insights-for-q1-2020.pdf\">69% of top HomeLight agents<\/a> say that prospective buyers care more about landscaping and backyard space during the spring. Bright plants and fresh mulch boost curb appeal, <a href=\"https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2019\/04\/real-estate-top-agent-insights-survey-q1-2019.pdf\">83% of top agents agree<\/a>.<br \/>\n<input name=\"friends\" type=\"checkbox\" \/> Change the battery in your smoke detectors and carbon monoxide detectors. The International Association of Fire Chiefs uses the reminder \u201cChange your clock, change your battery\u201d to encourage residents to update the batteries in these life-saving devices twice a year. The air condensers outside fill up really quickly,\u201d says Wostal, noting that this causes your HVAC unit to run less efficiently. To clean your condenser, follow Family Handyman\u2019s guide to <a href=\"https:\/\/www.familyhandyman.com\/project\/clean-your-air-conditioner-condenser-unit\/\">turn off the power, vacuum away grass clippings and other debris with a soft brush attachment, and straighten up the fins with a dinner knife<\/a>.<\/p>\n<p><b>Additional maintenance items:<\/b><br \/>\n<input name=\"friends\" type=\"checkbox\" \/> Arrange for regular AC service with a licensed technician before the temperatures get hotter. A simple tune-up costs <a href=\"https:\/\/www.homeadvisor.com\/cost\/heating-and-cooling\/service-maintain-ac-unit\/#:~:text=Regular%20AC%20maintenance%20servicing%20costs,hour%20for%20an%20HVAC%20technician.\">about $75 to $200<\/a>.<br \/>\n<input name=\"friends\" type=\"checkbox\" \/> Own a pool? Before anyone takes the plunge, take off the cover, clean out the leaves, and make sure that all the pump systems are operating correctly. One Remodeling Impact Survey from the National Association of Realtors says that the biggest returns on cost for <a href=\"https:\/\/www.nar.realtor\/research-and-statistics\/research-reports\/remodeling-impact-report-outdoor-features\">outdoor upgrades<\/a> are upgrading with seed lawn at 417%, standard lawn care at 303%, and upgrading with sod lawn at 143%.<\/p>\n<p><b>Additional maintenance items:<\/b><br \/>\n<input name=\"friends\" type=\"checkbox\" \/> Clean out the rain gutters and downspouts. The average cost for this nationwide is <a href=\"https:\/\/www.homeadvisor.com\/near-me\/gutter-cleaning\/#:~:text=The%20average%20cost%20of%20gutter,square%20footage%20of%20your%20house.\">about $160<\/a>, depending on their condition and the height of your house. Manufacturers tend to <a href=\"https:\/\/www.moneycrashers.com\/best-time-of-year-buy-large-appliances\/\">roll out their new models for the summer<\/a>, so you can find a good previous year\u2019s model at a discount, Money Crashers says.<\/p>\n<h2><b>June<\/b><\/h2>\n<h4><b>Big project: Bug control <\/b><\/h4>\n<p>Warmer weather means it\u2019s time to guard against <a href=\"https:\/\/www.homelight.com\/blog\/summer-home-maintenance-checklist\/#bugs\">mosquitoes, fleas, and ticks<\/a>, which will keep you from enjoying the yard. The Centers for Disease Control and Prevention says that <a href=\"https:\/\/www.cdc.gov\/mmwr\/volumes\/67\/wr\/mm6717e1.htm?s_cid=mm6717e1_x\">vector-borne illnesses<\/a> carried by these pests have doubled in the United States since 2004, so check the exterior for any leaky pipes, pour out stagnant water from pots and planters, and talk to a pest professional.<\/p>\n<p><b>Additional maintenance items: <\/b><b><\/b><br \/>\n<input name=\"friends\" type=\"checkbox\" \/> Fix any holes, rotting boards, loose nails or screws, or other damage in your fence.
