Also called screening, buffing removes the finish without cutting into the wood (it works best on floors with a non-waxed polyurethane finish). You can hire someone to complete this for <a href=\"https:\/\/www.homeadvisor.com\/cost\/flooring\/refinish-wood-flooring\/#refinishing\">about $200 to $250<\/a> for a 15&#215;15-foot room. Then work with a flooring professional to apply a special polish manually with a microfiber dust mop, or take on that project yourself for about $100, plus about $50 for the polish.<\/p>\n<p>Have wall-to-wall carpeting instead? If there are no rips, snags, or set-in stains and the color or style isn\u2019t outdated, just <a href=\"https:\/\/www.homelight.com\/blog\/does-new-carpet-increase-home-value\/\">clean it<\/a>.<\/p>\n<p>\u201cOftentimes, a good professional carpet cleaning company just needs to come in there, and you would think the carpet was new,\u201d says <a href=\"https:\/\/www.homelight.com\/agents\/geoffrey-adams-az-ga091\">Geoffrey Adams<\/a>, a <a href=\"https:\/\/www.homelight.com\/phoenix-az\/top-real-estate-agents\">top-selling agent in Phoenix, Arizona<\/a>, who likes the acoustics and feel of carpeting in his own home. Carpet cleaners <a href=\"https:\/\/porch.com\/near-me\/carpet-cleaners\">charge by room or by square footage<\/a>, so expect to pay about $25 to $75 per room or from $200 to $330 for 1,000 to 1,500 square feet.<\/p>\n<h2><b>2.<\/b> <b>Redo the caulk around the tub and sinks.<\/b><\/h2>\n<p>Several projects our agents recommend focus on the bathroom and the kitchen because those places traditionally draw the most buyer attention. \u201cThat&#8217;s really where you need to focus most of your efforts in money and time,\u201d Broesamle says.<\/p>\n<p>The National Association of the Remodeling Industry estimates the average cost of a bathroom renovation at <a href=\"https:\/\/www.nar.realtor\/sites\/default\/files\/documents\/2019-remodeling-impact-10-03-2019.pdf\">about $35,000<\/a>. That\u2019s roughly $875 per square foot for a 40-foot bathroom or $350 per square foot for a one that\u2019s 100 square feet, both of which sound overwhelming when you don\u2019t have a lot of discretionary cash.<\/p>\n<p>But just r<a href=\"https:\/\/3xlsey17pnzh3nf35w1wwnug-wpengine.netdna-ssl.com\/wp-content\/uploads\/2019\/09\/real-estate-top-agent-insights-q3-2019.pdf\">eplacing the toilet and tub<\/a> can make a huge impression, says <a href=\"https:\/\/www.homelight.com\/agents\/douglas-huebner-nj-0792918\">Douglas Huebner<\/a>, CEO of the home design and renovation company <a href=\"https:\/\/www.thehabitatilist.com\/home-design\">The Habitatilist<\/a> and a top New Jersey real estate agent serving the Maplewood, Montclair, and South Orange areas.<\/p>\n<p>If that\u2019s still too much of a splurge, Huebner suggests considering the \u201cick factor.\u201d \u201cIf you walk into a bathroom that\u2019s not been touched in 15 or 20 years, what\u2019s the ickiest thing?\u201d he says. That\u2019s what you need to fix.<\/p>\n<p>We\u2019d bet that the caulk around the tub, shower, or bathroom sink catches your eye. This often looks dingy, dirty, or moldy after many years. But removing and replacing caulk is quite simple \u2014 Home Depot has <a href=\"https:\/\/www.homedepot.com\/c\/ah\/how-to-caulk\/9ba683603be9fa5395fab9012f8277f\">a step-by-step guide<\/a> \u2014 and can cost less than $50 for supplies such as caulk, a paint scraper, and a utility knife.<\/p>\n<h2>3. An airless paint sprayer provides better coverage and a smoother finish than a roller, says <a href=\"https:\/\/www.homelight.com\/agents\/kevin-paffrath-ca-01893132\">Kevin Paffrath<\/a>, a real estate agent for a decade in Ventura, California, who now runs the YouTube renovation and property investment channel <a href=\"https:\/\/www.youtube.com\/channel\/UCUvvj5lwue7PspotMDjk5UA\">Meet Kevin<\/a> with nearly 1 million subscribers. You can <a href=\"https:\/\/www.homedepot.com\/c\/painting_and_wall_equipment_rental#paint-sprayers\">rent an airless paint sprayer for the project<\/a> for about $39 to $93 per day, depending on size.<\/p>\n<p>Paffrath recommends the <a href=\"https:\/\/www.amazon.com\/gp\/product\/B000PTSBKW\/ref=as_li_qf_asin_il_tl?ie=UTF8&amp;tag=meetkevin-20&amp;creative=9325&amp;linkCode=as2&amp;creativeASIN=B000PTSBKW&amp;linkId=27046c90e37558b6dc83a2964ba6a1c6\">Rust-Oleum Tub And Tile Refinishing 2-Part Kit in White<\/a>, an epoxy acrylic that adds a high-gloss finish for about $20 to $30. Added costs for this project include prepping supplies such as painter\u2019s tape, sandpaper, and a drop cloth.<\/p>\n<h2>5. Paint your cabinets<\/h2>\n<p>Home design shows and real estate agents often highlight the power of paint, a truly cost-effective fix. Painting the dated finish on kitchen and bathroom cabinets updates them instantly, especially if you use contemporary neutrals and new hardware.<\/p>\n<p>Shea did this recently for sellers whose kitchen had tangerine walls and cabinets. \u201cIt was going to be a tough sell for a buyer to wrap their head around what this kitchen would look like.\u201d She recommended a pale blue for the walls and white for the cabinets for contrast. The <a href=\"https:\/\/www.houzz.com\/magazine\/2020-u-s-houzz-kitchen-trends-study-stsetivw-vs~129594531\">2020 Houzz Kitchen Trends Study<\/a> ranks gray or navy blue as the top color choices beyond white.<\/p>\n<p>Hiring a professional to repaint your cabinets <a href=\"https:\/\/www.washingtonpost.com\/lifestyle\/home\/for-an-affordable-kitchen-update-try-painting-your-cabinets-heres-how\/2018\/08\/21\/f3700d0c-a0b6-11e8-93e3-24d1703d2a7a_story.html#:~:text=HomeAdvisor%20says%20the%20average%20cost,kitchen%20design%20and%20renovation%20website.\">costs roughly $1,000<\/a>, but you could do this yourself for about $200 to $600, depending on paint and other supplies. An airless paint sprayer produces a near-factory finish, Paffrath says.<\/p>\n<p>He suggests using a high-quality primer such as <a href=\"https:\/\/www.rustoleum.com\/product-catalog\/consumer-brands\/zinsser\/primer-sealers\/cover-stain-oil-base-primer\/\">Zinsser Cover Stain<\/a>, which usually eliminates the need to sand the cabinets first, and a quality top coat like Behr. (Plus, a little paint on that cabinetry couldn\u2019t hurt, either.)<\/p>\n<h2><b>7.<\/b> <b>Install modern hardware for a fresh look.<\/b><\/h2>\n<p>Door knobs, cabinet handles, and hinges provide a sense of value that buyers can touch, that sense of, \u201cWow, everything feels and looks new,\u201d Paffrath notes on <a href=\"https:\/\/www.youtube.com\/watch?v=VErctXiMaWI\">YouTube<\/a>. The home store offers a <a href=\"https:\/\/www.lowes.com\/n\/how-to\/install-a-dimmer-switch\">step-by-step guide<\/a> for installing one yourself; prices start at <a href=\"https:\/\/www.lowes.com\/pl\/Light-dimmers-Light-switches-dimmers-Electrical\/3116508836?int_cmp=LightSwitchesDimmers%3AC%3AElectrical%3AMerch%3APopcat_Light_Dimmers\">about $20 per switch<\/a>, plus supplies such as a wire stripper and a wall plate (if needed). Be sure to turn off the power to the light fixtures involved at the main fuse or circuit box before you begin.<\/p>\n<p>As for a thermostat, buyers who are energy conscious like the flexibility of a <a href=\"https:\/\/www.homelight.com\/blog\/instant-house-upgrades\/\">programmable thermostat<\/a> instead of an <a href=\"https:\/\/www.bobvila.com\/slideshow\/19-budget-friendly-home-upgrades-to-make-in-2019-52580#switch-to-a-programmable-thermostat\">old manual one<\/a>, plus the design looks modern and sleek. These cost <a href=\"https:\/\/www.amazon.com\/Orbit-83521-Comfort-Programmable-Thermostat\/dp\/B01D16HAFW\/ref=as_li_ss_tl?ie=UTF8&amp;linkCode=sl1&amp;tag=ss-com-20&amp;linkId=8d0e4a26f55212bc9e03df54b334a2c4&amp;language=en_US\">less than $50<\/a>. This best-selling <a href=\"https:\/\/www.homedepot.com\/p\/Honeywell-Home-5-2-Day-Programmable-Thermostat-with-Backlight-RTH2300B\/203539496\">Honeywell thermostat<\/a> is only $24.98 and is simple to install.<\/p>\n<h2><b>10. Patch holes and paint.<\/b><\/h2>\n<p>We know: we\u2019re talking about another painting project. But if you\u2019ve lived in your home for a long time, you likely don\u2019t notice those little scuffs along the baseboards or the holes in the wall where you didn\u2019t ace hanging something on the first try. Buyers will.<\/p>\n<p>\u201cSome clients put up a curtain rod, and they\u2019ve made multiple holes. Just filling the holes and then repainting the area \u2026 just a little touch-up like that, people really see that, especially in the entry of a home,\u201d says Broesamle. \u201cA lot of times people put so many things up in the entry, or that gets beat up because of people coming in and out. It does amp up the curb appeal,\u201d says <a href=\"https:\/\/www.homelight.com\/agents\/aaronm-tobias-oh-hl0091652\">Aaron Tobias<\/a>, a top real estate agent serving the Columbus, Ohio, area.<\/p>\n<p>The Home Depot says that <a href=\"https:\/\/gardenclub.homedepot.com\/how-pick-right-color-mulch\/\">black and brown mulch<\/a> \u2014 as opposed to red mulch \u2014 provides a neutral background that won\u2019t compete with the color of your house or any flowers. Green foliage looks especially lush against dark mulch. Purge clutter and deep clean.<\/b><\/h2>\n<p>We\u2019re often too busy to deep clean our homes regularly, but no buyer wants to see dirt against the floorboards, dust hanging off the ceiling fan, or grime on the venetian blinds.<\/p>\n<p>Incidentally, a <a href=\"https:\/\/www.familyhandyman.com\/cleaning\/use-tongs-to-clean-blinds\/\">simple way to wipe down blinds<\/a> is to cut a rag into two small pieces and attach these to either side of a pair of tongs with rubber bands. Then run this gizmo along the slats.<\/p>\n<p>Invest in some sturdy gloves and cleaning supplies and vacuum all corners and beneath and behind the furniture, or <a
