Instead, focus on functional improvements to increase your home value. For instance, buyers are 50% more likely to make an offer on a property with <a href=\"https:\/\/www.homelight.com\/blog\/real-estate-top-agent-insights-survey-q3-2019\/\">new stainless steel appliances<\/a> in the kitchen.<\/p>\n<h2>Pre-war homes: 1890 to 1940<\/h2>\n<p>The early 1900s marked a sudden shift away from the ornate and towards simplicity with the emergence of <a href=\"https:\/\/www.bobvila.com\/slideshow\/the-most-popular-house-styles-through-the-decades-88461\">Craftsman style architecture<\/a>. Craftsman homes feature low-pitched rooflines, built-in furniture, and a central fireplace. Anderson suggests that homeowners <a href=\"https:\/\/www.homelight.com\/blog\/electrical-home-inspection\/\">hire a licensed electrician<\/a>, typically for <a href=\"https:\/\/www.thumbtack.com\/p\/electrical-inspection-cost\">$110 to $125 per session<\/a>, to inspect your home for K&amp;T wiring. \u201cA lot of times, an electrician can put [a homeowner\u2019s] mind at ease.\u201d<\/p>\n<p>If worse comes to worst, replacing an existing system <a href=\"https:\/\/www.angieslist.com\/articles\/knob-and-tube-electrical-wiring-safe.htm\">costs $8,000 to $15,000 on average<\/a> for a 1,500 to 3,000 square foot home.<\/p>\n<h3>Recommended design update: Enhance historic features<\/h3>\n<p>Buyers adore pre-war homes for their quality architecture and unique interior design. Find ways to restore your home\u2019s original features rather than replace them.<\/p>\n<p>\u201cWhat&#8217;s sad is when you see an investor pick up an older home, and then they put all modern features in it,\u201d says Cutsforth. \u201cYou start to destroy the character and charm that people are wanting.\u201d<\/p>\n<p><a href=\"https:\/\/www.behr.com\/consumer\/inspiration\/exterior\/house-exterior\/craftsman-house-exteriors\">Paint<\/a> the corbels of your 1930s Craftsman home in this soft <a href=\"https:\/\/www.behr.com\/consumer\/ColorDetailView\/13\">Cottage White<\/a> or bold <a href=\"https:\/\/www.behr.com\/consumer\/ColorDetailView\/PPU3-16\">Maple Glaze<\/a> from Behr. Wright\u2019s <a href=\"https:\/\/www.antiquehome.org\/Architectural-Style\/prairie.htm\">Prairie Modern<\/a> and May\u2019s <a href=\"https:\/\/www.antiquehome.org\/Architectural-Style\/ranch.htm\">Ranch-style home<\/a> featured clean lines, natural materials, and integration with the outdoors. While homes built in this era remain stylish today, they often contain hazardous building materials that you\u2019ll want to replace before you go to sell.<\/p>\n<h3>Urgent home improvement: Replace ungrounded outlets<\/h3>\n<p>In the 1960s, builders continued to improve electrical systems. Charles Dalziel, an electrical engineering professor, <a href=\"https:\/\/www.thisoldhouse.com\/electrical\/21015085\/how-gfci-receptacles-keep-you-safe\">invented the ground-fault circuit interrupter (GFCI)<\/a> in 1961 to prevent electrical shocks. The following year, the <a href=\"https:\/\/www.myintegrityhomeinspection.com\/Realtor%20Area\/2_prong_outlet_replacement_GFCI.pdf\">National Electrical Code<\/a> <a href=\"https:\/\/ewh.ieee.org\/cmte\/pses\/ffat\/support\/RESAReport.pdf\">mandated grounded three-prong outlets<\/a> for all new-build homes in the United States.<\/p>\n<p>If your home has any two-pronged outlets, replace them with GFCI outlets before you sell. According to HomeAdvisor, this project typically <a href=\"https:\/\/www.homeadvisor.com\/cost\/electrical\/install-an-outlet\/\">costs between $132 and $287<\/a>.<\/p>\n<h3>Recommended design update: Eliminate busy flooring<\/h3>\n<p>In the 1950s, contractors began to incorporate <a href=\"https:\/\/realestate.usnews.com\/real-estate\/articles\/8-projects-to-bring-your-1950s-home-into-the-modern-age\">mixed flooring<\/a> in residential homes. As you roam from room to room, tile transitions to carpet, which transitions to linoleum and so on \u2014 a trend that modern-day buyers dislike. \u201cToday\u2019s buyers like uniform,\u201d Anderson advises.<\/p>\n<p>If your home\u2019s still rocking grandma\u2019s linoleum, replace it with hardwood flooring. In a survey from the National Wood Flooring Association, agents agreed that homes with hardwood floors sell for as much as <a href=\"https:\/\/www.woodfloors.org\/added-value.aspx\">10% more than homes without wood flooring<\/a>.<\/p>\n<p>If you already have hardwood, refinish the floors to restore their beauty. You can tackle this project DIY-style for <a href=\"https:\/\/www.thisoldhouse.com\/flooring\/21016483\/how-to-refinish-wood-floors-without-sanding\">less than $500 for 275 square feet<\/a>, or you can hire a professional at $1.50 to $5.00 per square foot.<\/p>\n<h2>1960s<\/h2>\n<p>The dawn of hippiedom, 1960s did away with the prior decade\u2019s minimal, buttoned-up home design. Bold colors replaced muted tones, loud prints and patterns overpowered clean lines, and lava lamps dethroned acrylic grape centerpieces.<\/p>\n<p>Unfortunately, most buyers prefer the crisp style of Mid-century Modern design to the groovy \u201860s aesthetic. Not to mention, building materials in \u201860s homes can host toxic substances (and we\u2019re not talking about the psychedelic kind). The best home improvements for resale address these issues, so your buyer doesn\u2019t have to.<\/p>\n<h3>Urgent home improvement: Check for asbestos and lead-based paint<\/h3>\n<p>Before the 1980s, asbestos was used in a variety of building products, including insulation and floor tiles. While medical journals began publishing <a href=\"https:\/\/www.mesotheliomahelp.org\/the-history-of-asbestos-use-in-america\/\">articles linking asbestos to cancer<\/a> as early as the 1930s, it wasn\u2019t until the 1970s that the Environmental Protection Agency (EPA) began banning certain asbestos-related products that release toxic particles when damaged. <a href=\"https:\/\/www.asbestos.com\/exposure\/home\/\">Testing kits are available, but it\u2019s best to hire a professional<\/a> for <a href=\"https:\/\/www.homeadvisor.com\/cost\/environmental-safety\/test-or-remove-asbestos\/\">around $494<\/a> since asbestos is not harmful unless it\u2019s distrubed.<\/p>\n<p>Lead-based paint is another toxic material common in 1960s homes, especially on the exterior. The federal government <a href=\"https:\/\/www.epa.gov\/lead\/protect-your-family-sources-lead\">officially banned lead-based paint in residential homes in 1978<\/a>. Hire a professional to remove any chipping or flaking lead paint from your home since this material is hazardous if consumed or inhaled. If you need to remove flaking paint, the project costs <a href=\"https:\/\/www.thumbtack.com\/p\/lead-paint-removal-cost\">$5,000 to $15,000<\/a>. Unfortunately, what this decade gained in space, it lacked in taste.<\/p>\n<p><a href=\"https:\/\/www.countryliving.com\/life\/g30246378\/decorating-trends-70s\/\">Dark wood paneling, wall-to-wall carpeting, and loud wallpaper<\/a> made rooms feel smaller. If your home\u2019s still originally outfitted, there are several simple, affordable ways to update its pass\u00e9 design.<\/p>\n<h3>Urgent home improvement: Replace faulty electrical panels<\/h3>\n<p>In the mid-1900s, brands like Federal Pacific Electric (FPE) and Zinsco were the <a href=\"https:\/\/energytoday.biz\/blog\/4-outdated-and-unsafe-electrical-panels-that-could-be-hiding-in-your-home\">leading manufacturers of electric panels in U.S. homes<\/a>; however, popular products like the FPE Stab-Lok breaker panel are prone to fail, <a href=\"https:\/\/www.angieslist.com\/articles\/are-federal-pacific-circuit-breaker-panels-safe.htm\">resulting in more than 2,800 fires each year<\/a>. If you find the FPE or Zinsco label on your panel, call a local, licensed electrician and prepare yourself for an <a href=\"https:\/\/www.angieslist.com\/articles\/cost-replace-circuit-breaker-box.htm\">average repair cost of $1,932<\/a>.<\/p>\n<h3>Recommended design update: Remove dated flooring<\/h3>\n<p>Along with fads like floral wallpaper introduced in the 1960s, <a href=\"https:\/\/blog.retroplanet.com\/1970s-decorating-style\/\">the \u201870s perpetuated bright flooring designs<\/a>, featuring favorite colors like avocado green and sunshine yellow. \u201cYou want to get rid of that seventies style,\u201d Anderson advises.<\/p>\n<p>Replace colored flooring and shag carpet with wood flooring. The National Association of Realtors\u00ae 2019 Remodeling Impact Report suggests that <a href=\"https:\/\/cdn.nar.realtor\/sites\/default\/files\/documents\/2019-remodeling-impact-10-03-2019.pdf\">new wood flooring recovers 106% of project costs<\/a> making it the best interior home improvement project for resale.<\/p>\n<p>Anderson recommends laminate flooring as a low-cost alternative, like this <a href=\"https:\/\/www.homedepot.com\/p\/Home-Decorators-Collection-EIR-Park-Rapids-Oak-12-mm-Thick-x-4-92-in-Wide-x-47-80-in-Length-Laminate-Flooring-16-33-sq-ft-case-HL1336\/308135013\">rustic oak option at Home Depot for just $1.99 per square foot<\/a>.<\/p>\n<h2>1980s<\/h2>\n<p>From the hair to the homes, everything got a little bigger in the 1980s. According to data from the National Association of Realtors\u00ae, <a href=\"https:\/\/www.nar.realtor\/blogs\/economists-outlook\/size-of-homes-1980-s-was-bigger-is-better-2000-2010-s-is-similar-and-steady\">the median size of homes purchased grew substantially in the \u201880s<\/a>, from an average of 1,700 square feet in 1981 to 2,000 in 1993. Unfortunately, the \u201880s are also known for trends we now consider garish, like pastel paints and wall-to-wall mirrors.<\/p>\n<h3>Urgent home improvement: Address polybutylene pipes<\/h3>\n<p><a href=\"https:\/\/www.nachi.org\/pb.htm\">Polybutylene<\/a> (PB) is a cheap, flexible plastic used in residential plumbing systems between\u00a0 1978 and 1995 \u2014 until builders discovered the material corroded rapidly and ruptured when exposed to some disinfectants.<\/p>\n<p>If your home has PB pipes, you\u2019re not required to replace them, but they may scare off buyers and reduce your home value.
