For the ultimate dramatic effect, floor-to-ceiling shelves can be installed, but that\u2019ll cost upward of <a href=\"https:\/\/www.homeadvisor.com\/cost\/cabinets-and-countertops\/built-in-bookshelves\/\">$5,000 to $14,000<\/a> in total.<\/p>\n<p>Steinbeck, Hemingway, and Kerouac deserve nothing less, but you need to consider: Do built-in bookshelves add value, or will you someday wish you\u2019d picked out some freestanding shelving from the hardware store and called it a day?<\/p>\n<p>In this guide, a real estate appraiser weighs in on how built-ins play into property value, and a custom furniture builder talks about why some clients love built-ins for their magic space maximizing potential. However, a lone shelf or two isn\u2019t going to trigger any kind of major adjustment in the value of your property.<\/p>\n<p>\u201cBuilt-ins tend to add the most value when they are part of a bigger package that contributes to the overall quality of a home,\u201d Fries further explains. \u201cOne single upgrade is really difficult to quantify.\u201d<\/p>\n<p>So, let\u2019s say you add new cabinets in the kitchen, create a home office with a bookshelf Zoom background, or put in a linen closet with extra storage for towels and toiletries as part of a larger bathroom renovation.<\/p>\n<p>These are the types of large-scale projects in the &#8220;built-in&#8221; family that increase value in a noticeable way. For example, according to HomeLight\u2019s Top Agent Insights Survey for Q2 2020, a home office costs a total of <a href=\"https:\/\/www.homelight.com\/blog\/top-agent-insights-for-q2-2020\/\">$12,119 to build, but it will add $10,526 in resale value<\/a>, recouping 87% of your costs.<\/p>\n<p>Whether built-in bookshelves will add value to your property also depends on your home itself and its location. If you have a mid- to lower-priced home in an outlying location, Fries counsels built-ins likely won\u2019t be a good investment.<\/p>\n<p>\u201cHowever, if you\u2019re in a more expensive home that has other upgrades and custom items, then built-ins might be more expected,\u201d Fries says. In that case, putting in built-ins could help your home better match the neighborhood competition when you eventually do put your house on the market.<\/p>\n<h2>When built-ins win: Why some homeowners love custom shelves<\/h2>\n<p>You\u2019re tired of cluttered floors, mismatched furnishings, and having nowhere to display your amazing collection of paperbacks and hardcovers. You\u2019d like to solve your storage woes once and for all by installing built-in shelving and maybe some lovely cabinetry. If this sounds like you, here\u2019s what you stand to gain from going all-in with built-ins:<\/p>\n<h3>1. Optimize limited space and awkward layouts<\/h3>\n<p>You can measure a room until the cows come home, but nothing will fit a space like a glove quite like a design that\u2019s made to order. And that is where built-ins can rise above their freestanding counterparts.<\/p>\n<p>\u201cA well-designed built-in maxes out the space within the area you\u2019re working with,\u201d explains <a href=\"https:\/\/www.mersonhomeconsulting.com\/\">Tyler Merson<\/a>, a New Jersey-based former custom furniture maker who now offers home consulting services. \u201cThey enable homeowners to create ample storage without leaving unusable, dead space.\u201d<\/p>\n<p>By adding more dedicated storage, built-ins also make it easy to keep a room clean and tidy. You can choose to <a href=\"https:\/\/www.elledecor.com\/design-decorate\/room-ideas\/g21603477\/built-in-bookshelves\/?slide=1\">create a unit with closed cabinets or large drawers on the lower third<\/a> to conceal unsightly office supplies or the kids\u2019 toys. And considering that <a href=\"https:\/\/www.pewsocialtrends.org\/2020\/12\/09\/how-the-coronavirus-outbreak-has-and-hasnt-changed-the-way-americans-work\/\">71% of employees who can perform their jobs from home<\/a> are working remote, <a href=\"https:\/\/www.weforum.org\/stories\/2020\/08\/how-covid-19-will-change-what-we-call-home-ddfe95b686\/\">space and storage<\/a> for stuff like office supplies has become a coveted home feature.<\/p>\n<h3>2. Create a focal point and add charm<\/h3>\n<p>If you live in a <a href=\"https:\/\/www.homelight.com\/blog\/buyer-questions-to-ask-when-buying-new-construction-home\/\">newly built home<\/a> that doesn\u2019t have architectural elements such as wainscoting or crown molding, built-in bookshelves can add in character and interest, says <a href=\"https:\/\/christinetuttle.com\/\">Christine Tuttle<\/a>, a Boston area interior designer who\u2019s worked on the award-winning show <a href=\"https:\/\/www.thisoldhouse.com\/\"><i>This Old House<\/i><\/a> and trained with <a href=\"https:\/\/www.sothebysinstitute.com\/\">Sotheby\u2019s<\/a>.<\/p>\n<p>\u201cIn a big, boxy room that lacks ceiling molding or other details, a bookcase \u2014\u00a0or a pair of them flanking a fireplace or a media zone \u2014\u00a0can help create a focal point and give the room structure,\u201d explains Tuttle.<\/p>\n<p>To make yours memorable, consult with your builder about integrating the bookshelves with a kitchen desk, a built-in banquet, or <a href=\"https:\/\/www.sandandsisal.com\/2014\/10\/diy-built-in-bookshelves.html\">an alcove\/reading nook<\/a>.<\/p>\n<p>For added traditional appeal, consider <a href=\"https:\/\/www.bobvila.com\/articles\/interior-architectural-details-to-add-charm\/\">adding old school elements<\/a> such as a <a href=\"https:\/\/www.elledecor.com\/design-decorate\/room-ideas\/g21603477\/built-in-bookshelves\/\">detailed crown molding and decorative trim<\/a>, a<a href=\"https:\/\/www.decorpad.com\/search\/beadboard-backed-bookshelves\"> beadboard backing<\/a>, or <a href=\"https:\/\/www.thisoldhouse.com\/furniture\/21018443\/7-surprising-built-in-bookcase-designs\">a rolling library ladder to reach upper shelves<\/a>.<\/p>\n<h3>3. They also include adjustable shelving that can accommodate oversized books or other items such as picture frames or vases.<\/p>\n<h3>4. Define what a space should be used for<\/h3>\n<p>A well-designed built-in unit can help define a room\u2019s purpose. Install them on more than one side to turn a room into a study or office, or along one wall with widespread shelves to house electronics and voil\u00e0 \u2014 you\u2019ve got a media room.<\/p>\n<p>But as you ponder where to install your built-ins, keep your home\u2019s future marketability in mind. Installing bookshelves in a less common location, such as an upstairs bedroom that you use as an office, might work for you at this moment in time. Before you ask your carpenter to add custom shelving or cabinets in every unused corner, keep these challenges in mind.<\/p>\n<h3>1. Upfront costs<\/h3>\n<p><a href=\"https:\/\/www.homelight.com\/agents\/renee-normandy-shane-fl-03130746\">Ren\u00e9e Normandy-Shane<\/a>, a top real estate agent in Port St. Lucie, FL, who sells properties 77% faster than average, cautions against overspending on built-ins when great looking, <a href=\"https:\/\/www.wayfair.com\/furniture\/pdp\/ebern-designs-double-wide-standard-bookcase-w111172819.html?piid=1338053995%2C1292376842\">cheaper options<\/a> can be had for a few hundred dollars.<\/p>\n<p>\u201cYou can furnish a whole house now for $5,000 at places like <a href=\"https:\/\/www.roomstogo.com\/\">Rooms to Go<\/a>, <a href=\"https:\/\/www.cityfurniture.com\/\">City Furniture<\/a> or <a href=\"https:\/\/www.ikea.com\/\">Ikea<\/a>,\u201d she says.<\/p>\n<p>And when trends change, Normandy-Shane points out, you\u2019ll be glad you have freestanding shelves that you can sell off easily on Facebook Marketplace of Craigslist. Any money you earn can go toward purchasing a new style.<\/p>\n<h3>2. Getting stuck with one look<\/h3>\n<p>\u201cToday, people change a home\u2019s design and furniture as fast as they change shoes,\u201d says Normandy-Shane. That\u2019s why she favors <a href=\"https:\/\/www.thespruce.com\/ingenious-ikea-billy-bookcase-hacks-4006865\">semi-permanent shelving that\u2019s finished around the edges<\/a>, which is a look that often can be <a href=\"https:\/\/thecottagemarket.com\/brilliant-ikea-billy-bookcase-hacks\/\">DIY-ed<\/a> or achieved with minimal help from a carpenter or handyman.<\/p>\n<p>Freestanding shelves can also be <a href=\"https:\/\/www.apartmenttherapy.com\/bookcase-room-divider-36750245\">used as a room divider,<\/a> and modular units can be <a href=\"https:\/\/www.homecrux.com\/modular-shelf-designs\/95013\/\">added to as needed<\/a>. You can also <a href=\"https:\/\/mymodernmet.com\/unique-bookcases\/\">get creative with their shape and placement<\/a>, thereby making them more of a statement piece than simply functional furniture.<\/p>\n<h3>3. The risk of overcrowding a room<\/h3>\n<p><a href=\"https:\/\/www.thespruce.com\/what-is-an-open-floor-plan-1821962\">Since the 1990s, newly built homes have been prioritizing square footage<\/a> \u2014\u00a0and lots of it. \u201cFurniture is not the focal point anymore,\u201d Normandy-Shane says. \u201cExpansiveness is.\u201d So be wary of filling your home with permanent pieces that can make it appear smaller and hurt its future marketability, especially since <a href=\"https:\/\/www.homelight.com\/blog\/top-agent-insights-for-q2-2020\/\">the top feature home buyers seek is more space<\/a>.<\/p>\n<h3>4. Dating your house<\/h3>\n<p>Just as the <a href=\"https:\/\/theattic.jezebel.com\/how-the-avocado-fridge-came-to-embody-the-70s-1835061986\">avocado green kitchens popular in the 1960s and 1970s<\/a> eventually went out of style, so too will built-in shelves. \u201cThey\u2019re a timestamp,\u201d says Normandy-Shane. \u201cLike furniture that was passed down from our grandparents. Or gray cabinets, which will be out in a few years.\u201d<\/p>\n<p>Her advice: stick with semi-permanent pieces, go with <a href=\"https:\/\/www.bhg.com\/decorating\/color\/neutrals\/neutral-paint-colors\/\">neutral colors<\/a>, and add in your own flourish with easily removable <a href=\"https:\/\/www.thespruce.com\/best-area-rugs-4150676\">rugs<\/a>, textiles and <a href=\"https:\/\/www.ballarddesigns.com\/howtodecorate\/2015\/08\/trending-bold-drapery\/\">bold window treatments<\/a>.<\/p>\n<h3>5. Not being on trend for your market<\/h3>\n<p>Wish lists are constantly changing, says Normandy-Shane, and permanent pieces can\u2019t evolve with shifting tastes. For instance in Florida, <a href=\"https:\/\/www.nytimes.com\/2020\/09\/04\/realestate\/moving-to-florida.html\">which has been welcoming close to a thousand new residents a day<\/a> since summer 2020, the trend is toward contemporary decor in light, neutral colors rather than the classic vibe and richer tones that might be popular elsewhere.<\/p>\n<p>\u201cNorthern folks come down with older, heavier furniture that has been in their family for years, and then they find none of it works,\u201d explains Normandy-Shane. The lesson: Classic, permanent additions like built-ins won&#8217;t always appeal to buyers where you live, so a freestanding or semi-permanent option might be a safer choice from a resale perspective.
