Given the ubiquity of garages and the <a href=\"https:\/\/www.businessinsider.com\/how-pandemic-shifted-prioritize-amenities-buying-a-home-2020-8\">desire for ample storage in a post-pandemic<\/a> world, can you sell a house without a garage today?<\/p>\n<p>\u201cIn my market area, not having a garage isn\u2019t going to be a huge dealbreaker,\u201d says <a href=\"https:\/\/www.homelight.com\/agents\/shane-underwood-ky-215563\">Shane Underwood<\/a>, a top <a href=\"https:\/\/www.homelight.com\/lexington-ky\/top-real-estate-agents\">Lexington, KY<\/a> real estate agent who sells <a href=\"https:\/\/www.homelight.com\/lexington-ky\/top-real-estate-agents\">more condos and townhomes than average and who periodically gets a listing without a garage.<\/a> \u201cEspecially for anything below $250,000 in my market, something appropriate for a first-time homebuyer, it\u2019s not really going to be that much of a concern.\u201d<\/p>\n<p>So if you can\u2019t lure buyers with an easy way to bring in the groceries or a spot to store a deep freeze, follow these tips covering how to promote a house with no garage for a quick sale. Price your home based on garage norms for your market<\/h2>\n<p>Despite the rising popularity of garages, certain markets and neighborhoods don\u2019t value them as much as others. New England and the densely-populated cities in the Mid-Atlantic have <a href=\"https:\/\/eyeonhousing.org\/2020\/11\/garages-in-new-homes-2019-data\/\">more homes being built with carports and other types of off-street parking (20%)<\/a>, normalizing the garageless home as an option. Historic homes built before the <a href=\"https:\/\/www.americascarmuseum.org\/a-short-history-of-the-american-garage\">arrival and popularity of car-sized garages in the 1920s and 1930s<\/a> may not have a garage on the property, either.<\/p>\n<p>\u201cIt\u2019s absolutely market dependent,\u201d says <a href=\"https:\/\/www.woodyfincham.com\/\">Woody Fincham<\/a>, a real estate appraiser in the Charlottesville, Virginia area and the recipient of the Outstanding Service Award at the <a href=\"https:\/\/www.appraisalinstitute.org\/appraisal-institute-honors-14-national-award-winners\/\">2017 International Valuation Conference<\/a>. \u201cWhere you have to have a permit to park on the street \u2014 any off-street parking is a feature people pay to have. In some condo communities, there are separately deeded parking spaces as well.\u201d Fincham also notes that in urban centers or places with strong public transportation, properties are less likely to have a garage.<\/p>\n<p>In neighborhoods where garages aren\u2019t common, you can use comps without a garage to help price your own property for the market. Where garages are the norm, the pricing gets a little trickier. Pocket Sense estimates that the typical cost to <a href=\"https:\/\/pocketsense.com\/garages-add-value-home-appraisals-6541.html\">add a garage is $27,000<\/a>. So if all your comps have garages and are otherwise similar, your valuation might be cut by a similar amount.<\/p>\n<p>However, make sure you\u2019re not under-selling the value of your home. Features like an amazing view, excellent location, or attractive lot size or style could offset some of the value lost from not having a garage.<\/p>\n<p>\u201cI would tell sellers to see how the buyer feedback goes,\u201d says Underwood. \u201cSee what you hear during the sales process. If someone says, \u2018we would have <a href=\"https:\/\/www.homelight.com\/blog\/how-to-decide-best-offer-for-house\/\">made an offer<\/a> but the property doesn\u2019t have a garage,\u2019 then at that point we might get estimates to consider offering up some sort of allowance for the new owner to make those improvements.\u201d<\/p>\n<h2>2. Share the property\u2019s parking options<\/h2>\n<p>Given that <a href=\"https:\/\/www.valuepenguin.com\/auto-insurance\/car-ownership-statistics\">91.3% of American households<\/a> report having access to at least one vehicle, you\u2019ll want to address the issue of your property\u2019s parking situation head on with potential buyers.<\/p>\n<p><b>If you have off-street parking:<\/b><br \/>\nAbsent a garage, the next best thing a property can offer is off-street parking. Mention your <a href=\"https:\/\/www.homelight.com\/blog\/does-a-paved-driveway-add-value-to-your-home\/\">driveway (especially if it\u2019s been newly paved!)<\/a> or a dedicated parking space if you have one.<\/p>\n<p><b>If there\u2019s room to build a garage:<\/b><br \/>\nDoes your lot have enough space to build a garage or carport on the property sometime in the future? Share that, too. The possibility of constructing a garage may be enough for a buyer to take \u201cno garage\u201d off their list of deal breakers.<\/p>\n<p><b>If there are opportunities to reserve a parking spot:<\/b><br \/>\nIf you don\u2019t have off-street parking, then be transparent about the street parking situation in your neighborhood. Communicate any strategies for easy parking or whether you can get an inexpensive parking permit to reserve a spot close to the property.<\/p>\n<p><b>If you have a carport: <\/b><br \/>\nIf you have <a href=\"https:\/\/www.homelight.com\/blog\/does-a-finished-garage-add-value\/\">a carport<\/a>, be sure to spruce it up as part of your pre-listing to-dos. Start with a thorough cleaning using a gentle soap and water, and add a coat of paint to help prevent any metal from rusting. Use a neutral tone that complements the color of your home.<\/p>\n<p>You could also consider <a href=\"https:\/\/www.hgtv.com\/outdoors\/flowers-and-plants\/groundcover-and-vines\/18-valuable-vines-to-plant-in-your-garden--pictures\">adding floral vines<\/a> to climb a <a href=\"https:\/\/abeautifulmess.com\/mid-century-trellis-diy\/\">wooden trellis<\/a> along one side or the other of the carport. That doesn\u2019t mean your house has nothing to offer potential buyers. Now\u2019s the time to identify your home\u2019s best features and market them like crazy.<\/p>\n<p>Our Q4 2020 survey of over 1,000 real estate agents across the country reveals that <a href=\"https:\/\/www.homelight.com\/blog\/real-estate-top-agent-insights-q4-2020\/\">modern buyers are most drawn to the following upgrades<\/a>:<\/p>\n<ul>\n<li>Kitchen islands (64% of agents cite as a desired upgrade), walk-in pantries (62%), and plenty of drawer and cabinet space for pots and pans (57%)<\/li>\n<li>Double sink vanities (65%), rainshower head (39%), linen closets (29%), and heated floors (26%)<\/li>\n<li>Energy efficient windows (61%)<\/li>\n<li>Stainless steel appliances (74%)<\/li>\n<\/ul>\n<p>As you <a href=\"https:\/\/www.homelight.com\/blog\/creative-real-estate-listing-descriptions\/\">craft your listing description<\/a>, be sure to mention any cool design features or special upgrades. Use phrases like \u201cmodern home; swanky kitchen; clean lines; and crisp, white cabinetry\u201d to <a href=\"https:\/\/www.homelight.com\/blog\/create-real-estate-listings\/\">entice buyers to book a showing<\/a>.<\/p>\n<h2>4. Play to the active crowd: bikers, walkers, and runners<\/h2>\n<p>Highlight any attractions within walking and biking distance as selling points of your garageless home. Emphasize convenience with callouts like \u201cthis house is a three-minute walk to the greenway to downtown\u201d or \u201cjust a five-minute walk to a neighborhood grocery store.\u201d Potential buyers will appreciate the opportunity to spend less time in traffic and live a life free from the hassles and expenses of owning a car.<\/p>\n<p>In <a href=\"https:\/\/www.homelight.com\/blog\/what-makes-property-value-increase\/\">densely populated urban areas<\/a>, you can also show how public transit fills in the gaps on rainy days. Access to a <a href=\"https:\/\/www.homelight.com\/blog\/public-transportation-property-values\/\">strong public transit system<\/a> is a huge selling point \u2014 if you have a subway or bus stop closeby, your location will overcome a lot of the drawbacks of having no garage.<\/p>\n<h2>5. Draw attention to alternative storage throughout the home<\/h2>\n<p>For some homebuyers, no garage presents more of a storage problem than a parking dilemma. One survey commissioned by Gladiator GarageWorks showed that <a href=\"https:\/\/www.prnewswire.com\/news-releases\/almost-1-in-4-americans-say-their-garage-is-too-cluttered-to-fit-their-car-300096246.html\">25% of garage-owners don\u2019t have space to fit a car<\/a> around all their stored items.<\/p>\n<p>\u201cIt\u2019s funny, because many people don\u2019t park cars in garages, using it for storage or to work out,\u201d says Fincham. \u201cIt can be helpful to have the storage, but you can also have that storage in the form of a basement.\u201d<\/p>\n<p>Whether your home has an attic, basement, or roomy closets, whip your storage spaces into impeccable condition to show buyers that there are still places to put away bins and boxes in this home:<\/p>\n<ul>\n<li>Grab a push broom, power sweeper, or shop vacuum to remove muck and debris from shed or attic floors. Pristine spaces draw the eye.<\/li>\n<li>Add a layer of <a href=\"https:\/\/www.homedepot.com\/b\/Paint-Garage-Floor-Paint\/Epoxy\/N-5yc1vZbd13Z1z1dmiw\">epoxy paint<\/a> to concrete floor surfaces to make an unfinished look clean.<\/li>\n<li>Move as much of your existing storage as possible to a climate controlled unit or shipping container that can be delivered to your new residence. Underwood points out that having storage spaces empty can help to emphasize their roominess.<\/li>\n<li>Organize storage items that need to stay in or near the house. Install <a href=\"https:\/\/www.homelight.com\/blog\/diy-garage-updates\/\">extra shelving and hooks<\/a> if needed to clear floor space. Before photos or showings, make sure every item has a designated spot.<\/li>\n<\/ul>\n<h2>6. Respond to buyer concerns with appropriate solutions<\/h2>\n<p>After you\u2019ve listed your home with no garage, pay attention to any showing feedback, particularly from buyers who don\u2019t place an offer. If you are <a href=\"https:\/\/www.homelight.com\/blog\/buyer-how-much-should-i-offer-on-a-house\/\">offered asking price<\/a> or above without a problem, you can move forward knowing you\u2019ve accurately read the market. However, if the initial response is not as strong as you hoped, you still have time to adapt.<\/p>\n<p>One option is to field real contractor estimates for the cost to add a garage to a property. If there isn\u2019t space to construct one, you could price out the cost to find a suitable permanent parking spot nearby, such as a permitted garage as an alternative.<\/p>\n<p>With these estimates in hand, you can approach interested buyers with a price concession and a rationale, showing how they can add value to the home if they choose to build a garage, carport, or other form of storage or parking. Make sure you invest the time and effort to stand out on all fronts and reach potential buyers where they are.<\/p>\n<p>In addition to syndicating your MLS listing to all of the major property websites \u2014 which should be table stakes for any<a href=\"https:\/\/www.homelight.com\/blog\/real-estate-marketing-plan\/\"> real estate marketing plan<\/a> \u2014\u00a0some ideas to enhance your listing promotion include:<\/p>\n<ul>\n<li>Professional listing photos that showcase all your best features, views, and rooms with lots of natural light<\/li>\n<li>A <a href=\"https:\/\/www.homelight.com\/blog\/real-estate-ads\/\">listing video<\/a> that helps people see the lifestyle of the location and the property, not just the individual elements of the home<\/li>\n<li><a href=\"https:\/\/www.homelight.com\/blog\/virtual-open-houses-selling-homes\/\">Virtual open houses<\/a> that draw people in to ask questions and form a connection with the property online<\/li>\n<\/ul>\n<p>Underwood also recommends using your <a href=\"https:\/\/www.homelight.com\/blog\/real-estate-social-media-tips\/\">agent\u2019s social media platforms<\/a> \u2014 especially Facebook and Instagram \u2014\u00a0to drum up buzz about a listing and bring more attention to all your house has to offer. Drop hints that a new garage could also feature a loft unit<\/h2>\n<p>The model of having a stand-alone garage with a rental property has blossomed in popularity in recent decades, particularly in markets such as <a href=\"https:\/\/www.housingwire.com\/articles\/1-4-million-homes-have-accessory-dwelling-units-freddie-mac-says\/\">Portland, Seattle, Dallas, Los Angeles, and Miami<\/a>.<\/p>\n<p>If buyers in your market are likely to add <a href=\"https:\/\/www.homelight.com\/blog\/diy-garage-updates\/\">a garage<\/a> to your property, it doesn\u2019t hurt to put a bug in their ear about <a href=\"https:\/\/www.homelight.com\/blog\/building-a-guest-house\/\">customizing that garage to include a loft apartment<\/a> to house friends or extended family. In the wake of the pandemic, some homeowners have converted their garages into <a href=\"https:\/\/www.homelight.com\/blog\/real-estate-top-agent-insights-for-q3-2020\/\">open-air, virtual learning classrooms<\/a> or home gyms. While this is a personal decision, some buyers may appreciate a converted garage and see the value of whatever work you\u2019ve done to make it a functional space. If not, stay open to negotiations.<\/p>\n<p>\u201cI worked with a listing where they had turned the garage into a gym,\u201d says Underwood. \u201cI suggested we market the property the way it was, with the gym, because you never know who the new owner is going to be, and we see what happens. To get the property under contract, they ended up making an allowance to convert it back for the new owner.
