Energy Star rated windows help maintain a consistent temperature inside your home year-round, but perhaps most importantly, they can help reduce your energy bills by as much as 15%. And when it\u2019s time to sell, window upgrades are a fantastic selling point with buyers. According to a 2021 survey conducted by the National Association of Home Builders (NAHB), buyers overwhelmingly cite <a href=\"https:\/\/www.nahb.org\/-\/media\/NAHB\/news-and-economics\/docs\/housing-economics-plus\/special-studies\/2021\/special-study-what-home-buyers-really-want-march-2021.pdf\">Energy Star rated windows as an essential feature<\/a>.<\/p>\n<p>Moreover, <a href=\"https:\/\/www.homelight.com\/blog\/do-new-windows-increase-property-value\/\">window replacements<\/a> are one of the most popular home improvement projects that increase your home\u2019s value. HomeLight\u2019s Top Agent Insights Report shows that while window replacements can cost somewhere in the ballpark of $12,000, homeowners are likely to <a href=\"https:\/\/www.homelight.com\/blog\/real-estate-top-agent-insights-q1-2020\/\">add around $9,672 to their resale value<\/a>. That\u2019s a whopping 81% of costs recouped.<\/p>\n<div id=\"section--2\" data-toc-header=\"2. Add spray-foam insulation to the attic\" data-toc-type=\"head\"><\/div>\n<h2>2. Add spray-foam insulation to the attic<\/h2>\n<p>While the amount of heat loss through the <a href=\"https:\/\/www.homelight.com\/blog\/my-attic-has-no-insulation\/\">attic<\/a> tends to vary from house to house, <a href=\"https:\/\/www.homestructions.com\/money-saving-tips\/much-money-poorly-insulated-attic-losing\/\">heat loss through the attic is somewhere around 25% for most houses<\/a>. To curb that heat loss and save yourself some money, consider adding some insulation.<\/p>\n<p>Willard shares that adding more insulation to the attic is \u201cone of the easiest things homeowners can do to improve the energy efficiency of their homes.\u201d The <a href=\"https:\/\/www.energystar.gov\/campaign\/seal_insulate\/methodology#:~:text=EPA%20estimates%20that%20homeowners%20can,and%20accessible%20basement%20rim%20joists.\">EPA<\/a> estimates that homeowners can save approximately 15% on heating and cooling costs just by insulating their attics.<\/p>\n<p>Considering how effective <a href=\"https:\/\/sebringdesignbuild.com\/best-diy-spray-foam-insulation-kit-reviews\/\">spray foam insulation<\/a> is, it\u2019s relatively affordable, costing around $1,000 to $3,600. When it comes to resale, sellers can expect to <a href=\"https:\/\/www.chicagotribune.com\/real-estate\/ct-energy-efficient-upgrades-home-value-20161027-story.html\">recoup the majority of project costs<\/a>, so long as they clue the buyer into the upgrade.<\/p>\n<p>\u201cIt could be an attractive feature, but it\u2019s one that you\u2019d have to really educate them on because buyers don\u2019t go up in the attic when they\u2019re looking at a home. More often than not, they buy the home based on the lipstick \u2014 i.e., kitchens, bathrooms, exterior curb appeal, and floorplans,\u201d Willard adds.<\/p>\n<div id=\"section--3\" data-toc-header=\"3. Replace old appliances with Energy Star models\" data-toc-type=\"head\"><\/div>\n<h2>3. Replace old appliances with Energy Star models<\/h2>\n<p>One of the easiest things homeowners can do to improve their home\u2019s energy efficiency is to replace all appliances with newer, more energy-efficient models. <a href=\"https:\/\/www.energy.gov\/energysaver\/appliances-and-electronics\/kitchen-appliances#:~:text=A%20new%20refrigerator%20with%20an,conventional%20models%20sold%20in%202001.\">Newer appliances tend to use up to 40% less energy<\/a> than models that are ten years old. If you plan to upgrade your appliances, start with the kitchen: one of the most important rooms to buyers. In our report, <a href=\"https:\/\/www.homelight.com\/blog\/real-estate-top-agent-insights-survey-q3-2019\/\">75% of top agents<\/a> say that <a href=\"https:\/\/www.homelight.com\/blog\/do-stainless-steel-appliances-increase-home-value\/#:~:text=How%20much%20can%20I%20expect,of%20%245%2C982%2C%20or%2041.5%25.\">stainless steel<\/a> is still buyers\u2019 favorite finish. Add solar panels<\/h2>\n<p>Although they\u2019re not technically an \u201cenergy-efficient upgrade,\u201d homeowners can reap the rewards of solar panels in the form of clean, <a href=\"https:\/\/www.homelight.com\/blog\/green-home-improvements\/\">green energy<\/a> and lower electric bills. While the cost of solar panels has <a href=\"https:\/\/www.seia.org\/blog\/2010s-solar-milestones#:~:text=Costs%20have%20fallen%20by%2070,Today%2C%20costs%20are%20around%20%2418%2C000.\">fallen about 70% since 2010<\/a>, they\u2019re still a pretty hefty investment. On average, residential solar panels <a href=\"https:\/\/www.nerdwallet.com\/article\/finance\/solar-panel-cost\">cost between $15,000 to $25,000<\/a>, according to the Center for Sustainable Energy.<\/p>\n<p>However, a study conducted by The Appraisal Journal shows that homeowners can expect their home\u2019s value to increase by $20 for every $1 reduction in their annual energy costs. So by this estimate, if the homeowner saves $500 per year on their annual energy bill, they can expect their home\u2019s value to increase by as much as $10,000.<\/p>\n<p>From Willard\u2019s experience, solar panels are hit and <a href=\"https:\/\/www.homelight.com\/blog\/buyer-do-solar-panels-increase-property-value\/\">miss with buyers<\/a>. It all depends on how many homes have solar in the area and how familiar buyers are with the benefits of solar \u2014 not to mention the age and quality of the solar panels themselves.<\/p>\n<p>\u201cIf you\u2019re going to own the home for a long time and you know you plan on staying there, and you take advantage of the energy efficiency, then you will see your money back, and it\u2019s wonderful,\u201d he shares.<\/p>\n<p>On the flip side, some buyers may not want to fork out more money to own a home with solar panels, especially if they\u2019re not the newest, most efficient model. Leased solar panels may deter buyers since the <a href=\"https:\/\/www.homelight.com\/blog\/selling-a-house-with-leased-solar-panels\/\">buyer must qualify to take on the solar lease<\/a>, which can reduce their mortgage buying power. Furthermore, leased solar panels do not add value to the home since the solar company owns them and they are not considered a part of the home.<\/p>\n<p>In August 2022, Congress extended the <a href=\"https:\/\/www.irs.gov\/credits-deductions\/residential-clean-energy-credit\">federal residential solar energy tax credit<\/a> through 2034. Systems installed between 2022 and 2032 will be eligible for a 30% tax credit, with the credit tapering off in the final two years of the program, pending an additional program extension. <a href=\"https:\/\/www.dsireusa.org\/\">Individual states<\/a> may also have their own incentive plans that homeowners can use to improve energy efficiency in their homes.<\/p>\n<div id=\"section--5\" data-toc-header=\"5. Replace the garage door\" data-toc-type=\"head\"><\/div>\n<h2>5. Replace the garage door<\/h2>\n<p>When homeowners assess their homes\u2019 energy efficiency, many tend to forget about the <a href=\"https:\/\/www.homelight.com\/blog\/update-garage-door\/\">garage<\/a>. A garage with poor energy efficiency can have a spillover effect on the rest of your home, particularly if the garage is attached to your home.<\/p>\n<p>In the winter, an inefficient garage allows cold air to penetrate your heated living spaces. While in the summer, your air-conditioned air escapes through the garage. Don\u2019t let your energy bill suffer all year round \u2014 invest in a new garage door. An energy-efficient garage door can <a href=\"https:\/\/www.energystar.gov\/campaign\/seal_insulate\/why_seal_and_insulate\">lower your energy bills by as much as 15%<\/a> and help you regulate your home\u2019s temperature.<\/p>\n<p>According to Remodeling Magazine, a garage door replacement can run homeowners about $3,695, but the good news is they can expect to <a href=\"https:\/\/www.remodeling.hw.net\/cost-vs-value\/garage-door-replacement-upscale?y=2020\">recover approximately 94% of that cost<\/a> at resale. Your new garage door essentially pays for itself!<\/p>\n<div id=\"section--6\" data-toc-header=\"6. Add weatherstripping to exterior doors\" data-toc-type=\"head\"><\/div>\n<h2>6. Add weatherstripping to exterior doors<\/h2>\n<p>Also known as <a href=\"https:\/\/www.homelight.com\/blog\/buyer-home-winterizing-checklist\/\">weatherstripping<\/a> or draft stoppers, door sweeps on <a href=\"https:\/\/www.homelight.com\/blog\/front-door-curb-appeal\/\">exterior doors<\/a> can maintain consistent indoor temperatures and keep unwanted pests out. What\u2019s more, door sweeps on exterior doors can be good sound dampeners for street noise, as well. This inexpensive project usually costs between $20 to $30. And while it\u2019s unclear how much this small project can potentially add to your home at resale (if it adds anything at all), it\u2019s a <a href=\"https:\/\/www.homelight.com\/blog\/instant-house-upgrades\/\">quick home upgrade<\/a> that will reduce your energy bills in the short term.<\/p>\n<div id=\"section--7\" data-toc-header=\"7. Upgrade to an Energy Star certified electric storage water heater\" data-toc-type=\"head\"><\/div>\n<h2>7. Upgrade to an Energy Star certified electric storage water heater<\/h2>\n<p>Water heaters are another appliance that homeowners overlook when it comes to evaluating their home\u2019s energy efficiency. According to Energy Star, electric water heaters are the <a href=\"https:\/\/www.energystar.gov\/products\/water_heater_infographic\">second highest energy users<\/a> in most homes, costing an average of $620 per year when used by a family of four.<\/p>\n<p>If you upgrade to an Energy Star certified electric storage water heater with highly efficient heat pumps, you can <a href=\"https:\/\/www.energystar.gov\/products\/water_heater_infographic\">save $3,500<\/a> over the unit\u2019s lifetime. Water heaters vary in price: Lower-end models are available for around $400, while higher-end models can cost more than $1,200 at stores like Lowes or Home Depot. If your budget permits, opt for a tankless water heater instead. These models are <a href=\"https:\/\/www.energy.gov\/energysaver\/heat-and-cool\/water-heating\/tankless-or-demand-type-water-heaters\">up to 34% more energy-efficient<\/a> and can save you $80 to $100 a year.<\/p>\n<p>Energy Star certified electric storage water heaters and <a href=\"https:\/\/www.homelight.com\/blog\/tankless-water-heater-pros-and-cons\/\">tankless water heaters<\/a> won\u2019t likely recoup your investment dollar for dollar. Some draw heat from the surrounding air, while other, geothermal units rely on the ambient temperature of the Earth\u2019s crust. Heat pumps are also incredibly <a href=\"https:\/\/tristate.coop\/advantages-heat-pumps-energy-efficiency\">efficient<\/a>, though different designs are better suited to different climates. On average, a heat pump <a href=\"https:\/\/www.bobvila.com\/articles\/heat-pump-cost\/\">costs<\/a> US homeowners around $5,700.
