While it\u2019s a smart move to complete necessary repairs beforehand, don\u2019t go overboard and waste your time (and money) on items not covered in the report.<\/p>\n<p>Your home inspector won\u2019t test every lightbulb, break open the walls to examine electrical, or dig into your underground septic system. Home inspectors are overall evaluators \u2014 not licensed electricians, plumbers, or HVAC technicians. Their primary role is to search for <a href=\"https:\/\/www.homelight.com\/blog\/how-home-inspection-works\/\">structural issues, mechanical defects, and health and safety concerns<\/a>.<\/p>\n<p><span style=\"font-weight: 400;\">\u201cHome inspectors wear a lot of hats, but they\u2019re not necessarily an expert in every area,\u201d says top agent <\/span><a href=\"https:\/\/www.homelight.com\/agents\/jason-mickelson-ia-s65550000\"><span style=\"font-weight: 400;\">Jason Mickelson<\/span><\/a><span style=\"font-weight: 400;\">, who has over 10 years of experience serving the <\/span><a href=\"https:\/\/www.homelight.com\/ames-ia\/top-real-estate-agents\"><span style=\"font-weight: 400;\">Ames, Iowa<\/span><\/a><span style=\"font-weight: 400;\"> market.<\/span><\/p>\n<p>Not to mention, the average home inspection takes between <a href=\"https:\/\/www.chase.com\/content\/dam\/chasecom\/en\/mortgage\/documents\/acq_HomeInspectionInfo.pdf\">two and two and a half hours<\/a> (an hour to an hour and a half for condos), which is hardly enough time to drive a shovel into the ground to take a peek at your septic system.<\/p>\n<p><span style=\"font-weight: 400;\">To uncover what\u2019s not covered in a home inspection, we checked in with Mickelson and Kathleen Kuhn, <\/span><a href=\"https:\/\/housemaster.com\/\"><span style=\"font-weight: 400;\">HouseMaster<\/span><\/a><span style=\"font-weight: 400;\"> President and CEO and a licensed home inspector. HouseMaster is the oldest and one of the largest home inspection companies in North America, with <\/span><span style=\"font-weight: 400;\">over 200<\/span><span style=\"font-weight: 400;\"> franchises across the U.S. and in Canada. Here are eight items not included in a standard home inspection:<\/span><\/p>\n<div id=\"section--1\" data-toc-header=\"1. The sewer line\" data-toc-type=\"head\"><\/div>\n<h2>1. The sewer line<\/h2>\n<p>Most inspectors <a href=\"https:\/\/www.springshomes.com\/blog\/why-buyers-should-get-sewer-inspections\/\">will not look at the sewer line<\/a> in a standard home inspection, which connects your home to the city line. However, Kuhn shares that an increasing number of buyers are requesting an additional inspection service from a plumbing and drain company to check the sewer for <a href=\"https:\/\/www.superterry.com\/what-is-a-sewer-inspection\/\">cracks, tree roots, clogs, or any collapsed lines<\/a>. Using a video camera, a specialist will scope the line and detect any repairs that may be needed. Because these repairs are often expensive, says Kuhn, \u201cyou may want to consider having these inspections before a buyer comes along as these issues will require immediate repair.\u201d<\/p>\n<div id=\"section--2\" data-toc-header=\"2. Paint, wallpaper, and other finishes\" data-toc-type=\"head\"><\/div>\n<h2>2. Paint, wallpaper, and other finishes<\/h2>\n<p><span style=\"font-weight: 400;\">According to the American Society of Home Inspectors (ASHI), inspectors are not required to inspect \u201c<\/span><a href=\"https:\/\/homespectsar.com\/sites\/nvestorkc.gen.inspectorsedge.com\/files\/SOP%2C%20Ethics.pdf\"><span style=\"font-weight: 400;\">paint, wallpaper, or other finish treatments<\/span><\/a><span style=\"font-weight: 400;\">.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cThose are purely cosmetic and not something the inspector will \u2014 or should \u2014 point out,\u201d adds Mickelson, who recently worked with a seller who asked if he should <\/span><a href=\"https:\/\/www.homelight.com\/blog\/should-i-repaint-my-house-before-selling\/\"><span style=\"font-weight: 400;\">paint his interior<\/span><\/a><span style=\"font-weight: 400;\"> before the home inspection.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">That said, \u201cwhen an inspector identifies peeling paint, they are generally going to assess the potential <\/span><span style=\"font-weight: 400;\">cause,<\/span><span style=\"font-weight: 400;\"> if any,\u201d says Kuhn. <\/span><a href=\"https:\/\/www.independencepaintingco.com\/blog\/flaky-cracking-paint\/\"><span style=\"font-weight: 400;\">Three common causes<\/span><\/a><span style=\"font-weight: 400;\"> for peeling or cracking paint are:<\/span><\/p>\n<ul>\n<li>\u00a0 \u00a0 Water\/humidity<\/li>\n<li>\u00a0 \u00a0 Improper paint application or prep-work<\/li>\n<li>\u00a0 \u00a0 Expired or low-quality paint<\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">Your home inspector only sees the first listed cause as a \u201cred flag\u201d since this may indicate that the home has a <\/span><a href=\"https:\/\/www.homelight.com\/blog\/selling-a-house-with-water-damage\/\"><span style=\"font-weight: 400;\">history of water damage<\/span><\/a><span style=\"font-weight: 400;\">.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Home inspectors will not test for lead-based <\/span><span style=\"font-weight: 400;\">paint,<\/span><span style=\"font-weight: 400;\"> which is common in homes built before 1978. If a buyer is concerned about lead-based paint, they need to <\/span><a href=\"https:\/\/www.epa.gov\/lead\/questions-and-answers-homeowners-and-renters-about-understanding-lead-inspections-risk\"><span style=\"font-weight: 400;\">hire a certified inspector or a risk assessor<\/span><\/a><span style=\"font-weight: 400;\"> to evaluate the paint and recommend either abatement or continued good maintenance.<\/span><\/p>\n<div id=\"section--3\" data-toc-header=\"3. Mold and pests\" data-toc-type=\"head\"><\/div>\n<h2>3. Mold and pests<\/h2>\n<p><span style=\"font-weight: 400;\">Generally, a <\/span><a href=\"https:\/\/homespectsar.com\/sites\/nvestorkc.gen.inspectorsedge.com\/files\/SOP%2C%20Ethics.pdf\"><span style=\"font-weight: 400;\">home inspection excludes<\/span><\/a><span style=\"font-weight: 400;\"> identifying \u201cthe presence of plants, animals, and other life forms and substances that may be hazardous or harmful to humans including, but not limited to, wood-destroying organisms, molds, and mold-like substances.\u201d<\/span><\/p>\n<p>If a home inspector finds mold, they may label it on the report as \u201cpotentially mold,\u201d says Mickelson. But they won\u2019t break out mold testing kits to confirm. It\u2019s up to the buyer to hire a certified mold inspector to evaluate further.<\/p>\n<p>If a home inspector does report mold, order a mold test to disprove or verify the finding before negotiating removal costs with the buyer.<\/p>\n<p>\u201cI\u2019ve been in some attics where there are mold spores, but they\u2019re inactive. That\u2019s a no-no \u2014 an inspector should not flag a home as unsafe without doing further tests,\u201d Mickelson shares.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>A home inspection report includes 1,600 features, but not every feature makes the cut.
