February 2020 data show cash buyers make up anywhere between 40% and 57% of the real estate market, though many of these buyers are investors.<\/p>\n<p>The reality is, buying a home in cash is out of reach for most Americans. With stagnating wages, the rising cost of living, and home prices rising so quickly \u2014 often outpacing what people can save \u2014 it\u2019s more challenging than ever to buy a home with cash.<\/p>\n<p>If you\u2019re planning to avoid a mortgage and save up for a home, it\u2019s wise to think about how long it might take you to reach your goal . . . and what you might sacrifice along the way.<\/p>\n<p>Namely: more equity in your home, which builds your wealth over time as you pay down your mortgage.<\/p>\n<p>\u201cThe best way to build wealth is to become a homeowner, not wait five years to be one,\u201d shares <a href=\"https:\/\/www.homelight.com\/agents\/daniel-beer-ca-01504952\">top California real estate agent Daniel Beer<\/a>.<\/p>\n<p>He cautions that waiting could mean missing out on a great opportunity to build wealth in your portfolio today, rather than tomorrow.<\/p>\n<p>\u201cYou\u2019re trying to save up how much money? How long is that going to take? That\u2019s money you\u2019re saving up that\u2019s not invested properly in other areas,\u201d Beer explains.<\/p>\n<blockquote><p>\u201cPlus the appreciation you\u2019re losing from the market, plus the mortgage write-off that you\u2019re losing.\u201d<\/p><\/blockquote>\n<p>With <a href=\"https:\/\/www.homelight.com\/blog\/buyer-mortgage-rates\/\">mortgage rates<\/a> at historic lows, Beer says that early 2021 is a great time for creditworthy buyers to jump into home ownership using financing. You forgo a car for public transit, live with roommates, and eat and go out for entertainment minimally.<\/p>\n<p>If you rent a three-bedroom apartment with two roommates outside the city to save money, that\u2019s $455.83 per month. So, your total cost of living including rent would be:<\/p>\n<p>$878.03 (cost of living) + $455.83 (rent) = $1,333.86<\/p>\n<p>Note that this number doesn\u2019t include insurance, healthcare costs, or monthly debts such as credit cards or student loans. And that\u2019s not even accounting for how much home prices rise each year.<\/p>\n<p>Needless to say, this would be a tough hill to climb.<\/p>\n<h4>Median income<\/h4>\n<p><b>Median income<\/b>: $49,813<br \/>\n<b>Estimated monthly take home pay (after taxes)<\/b>: $3,349<\/p>\n<p>If your cost of living is $1,334 each month, let\u2019s say you\u2019re able to save $1,200 per month. You\u2019d have to save for 137.5 months, or around 11.5 years \u2014 if home prices didn\u2019t inflate at all.<\/p>\n<p>Now let\u2019s look at how much that home would cost in 12 years <i>with<\/i> the appreciation rate of 9.6% year over year:<\/p>\n<p><b>Year 1<\/b>: $165,000 x 1.096 = $180,840<br \/>\n<b>Year 2<\/b>: $180,840 x 1.096 = $198,201<br \/>\n<b>Year 3<\/b>: $198,201 x 1.096 = $217,227<br \/>\n<b>Year 4<\/b>: $217,227 x 1.096 = $238,082<br \/>\n<b>Year 5<\/b>: $238,082 x 1.096 = $260,938<br \/>\n<b>Year 6<\/b>: $260,938 x 1.096 = $285,988<br \/>\n<b>Year 7<\/b>: $285,988 x 1.096 = $313,442<br \/>\n<b>Year 8<\/b>: $313,442 x 1.096 = $343,533<br \/>\n<b>Year 9<\/b>: $343,533 x 1.096 = $376,512<br \/>\n<b>Year 10<\/b>: $376,512 x 1.096 = $412,657<br \/>\n<b>Year 11<\/b>: $412,657 x 1.096 = $452,272<br \/>\n<b>Year 12<\/b>: $452,272 x 1.096 = $495,690<\/p>\n<p>As you can see, saving for 11.5 or even 12 years wouldn\u2019t get you close to buying a home in cash \u2014 not with the market outpacing what you can save.<\/p>\n<p>One thing to note, though, is that housing markets don\u2019t always appreciate steadily. Home values can drop for various reasons (as they did in <a href=\"https:\/\/www.homelight.com\/blog\/buyer-what-happened-to-housing-in-previous-recessions\/\">the aftermath of the Great Recession<\/a>), and appreciation can slow down. Of course, as we saw from our Fresno example above, by the time you did, that 19.2% appreciation rate would put home prices way out of reach.<\/p>\n<p><a href=\"https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2021\/02\/can-you-buy-a-house-with-cash_wi.jpg\" target=\"_blank\"><img decoding=\"async\" width=\"775\" height=\"1411\"
