The median Fremont home price for a single-family home hovered <a href=\"https:\/\/bayeast.org\/wp-content\/uploads\/complete_detached202012.pdf\">around $1.2 million<\/a> at the end of 2020, while the median sales price for a condo\/townhome wasn\u2019t much better at <a href=\"https:\/\/bayeast.org\/wp-content\/uploads\/complete_attached202012.pdf\">around $800,000<\/a>. That\u2019s far higher than the <a href=\"https:\/\/www.nytimes.com\/2020\/11\/30\/realestate\/california-housing-market-price.html#:~:text=The%20pandemic%20paused%20the%20housing,the%20median%20price%20over%20%24700%2C000.&amp;text=Fueled%20by%20low%20interest%20rates,straight%20months%20of%20record%20highs.\">California<\/a> and <a href=\"https:\/\/fred.stlouisfed.org\/series\/MSPUS\">national<\/a> median home prices and is\u00a0mostly due to a shortage of homes.<\/p>\n<p>According to top Fremont real estate agent <a href=\"https:\/\/www.homelight.com\/agents\/nicole-causey-ca-01464294-7215\">Nicole Causey<\/a>, who has 17 years of experience and has completed over 600 transactions, Fremont had just 1.9 months worth of inventory at its peak in 2020. That\u2019s far below the <a href=\"https:\/\/www.nar.realtor\/blogs\/economists-outlook\/inventory-and-months-supply\">peak of 4.8 the U.S.<\/a> saw in the same year.<\/p>\n<p>\u201cWhen you have almost no options to buy, it gets incredibly competitive, and that\u2019s where the prices get driven up considerably,\u201d Causey says.<\/p>\n<p>But that doesn\u2019t mean buying a house in Fremont is out of reach. In fact, the median household <a href=\"https:\/\/bayeast.org\/community-info-statistics\/\">income<\/a> in the city is $114,000. So if you can stretch your budget wisely, you can get the best bang for your buck in Fremont compared with other Bay Area cities (across the bay in Palo Alto the median home price in 2019 was a <a href=\"https:\/\/www.paloaltoonline.com\/news\/2020\/01\/06\/a-look-back-and-a-glimpse-ahead-at-the-local-real-estate-market\">whopping $2.9 million<\/a>).<\/p>\n<h3>Other Fremont costs to consider<\/h3>\n<p>Of course, the price of your future home isn\u2019t the only consideration when setting your budget. The cost of living is <a href=\"https:\/\/www.areavibes.com\/fremont-ca\/cost-of-living\/\">88% higher in Fremont<\/a> compared with the national average and 34% higher than the state average.<\/p>\n<p>What makes that number so much higher in Fremont? There are big-ticket items like healthcare (a dentist visit can be <a href=\"https:\/\/www.areavibes.com\/fremont-ca\/cost-of-living\/#health-care\">34% more expensive<\/a> in Fremont versus the U.S. average). But there are daily items that add up, too. Since most of Fremont is car-dependent, those trips in your vehicle can cost you. Gas prices in town are more than a <a href=\"https:\/\/www.areavibes.com\/fremont-ca\/cost-of-living\/#transportation\">dollar higher<\/a> than the national average (unless you opt for a Tesla, which has its <a href=\"https:\/\/www.tesla.com\/factory\">flagship automotive plant<\/a> in Fremont). And those Netflix binges can get to you as well: <a href=\"https:\/\/www.electricitylocal.com\/states\/california\/fremont\/\">electricity rates<\/a> are 31% higher in Fremont versus the rest of the country.<\/p>\n<p>Other considerations:<\/p>\n<h4>Taxes<\/h4>\n<p>California is, of course, known for its hefty taxes. And while it\u2019s not as bad as you may initially think (California is ranked <a href=\"https:\/\/wallethub.com\/edu\/states-with-highest-lowest-tax-burden\/20494\">No. 13 in the U.S.<\/a> among states with the highest tax burden), state and local taxes can be tough to handle if you aren\u2019t aware of them. California holds the <a href=\"https:\/\/www.thebalance.com\/state-income-tax-rates-3193320\">highest income tax rate<\/a> in the country, and the sales tax in Fremont is 9.25% (that\u2019s slightly higher than the <a href=\"https:\/\/www.thecentersquare.com\/california\/california-residents-pay-8-66-rate-in-combined-local-state-sales-taxes\/article_7a9e621e-5386-11ea-8711-3fac9e0c929a.html\">average sales tax <\/a>in the rest of the state). The average <a href=\"https:\/\/smartasset.com\/taxes\/alameda-county-california-property-tax-calculator#:~:text=Overview%20of%20Alameda%20County%2C%20CA%20Taxes&amp;text=The%20average%20effective%20property%20tax%20rate%20in%20Alameda%20County%20is%200.78%25.\">effective property tax<\/a> rate in 2020 was 0.78% (lower than the 1.07% average across the nation). That means, at that rate, you can expect a Fremont home valued at $800,000 to cost you $6,420 in property taxes per year.<\/p>\n<h4>Earthquake and landslide hazards<\/h4>\n<p>Fremont has one of the state\u2019s <a href=\"https:\/\/www.bestplaces.net\/weather\/city\/california\/fremont\">most attractive climates<\/a>, reaching an average of just 78 degrees in its hottest month (August) and a low of just 42 degrees in its coldest (January). The area receives only 16 inches of rainfall annually. That means you won\u2019t have to deal with many of the pesky maintenance issues caused by extreme weather. But you will have to consider a few other acts of nature when it comes to <a href=\"https:\/\/www.homelight.com\/blog\/buyer-how-does-home-insurance-work\/\">insurance<\/a>.<\/p>\n<p>Earthquakes are a fact of life in California, and Fremont is no exception (the <a href=\"https:\/\/seismo.berkeley.edu\/hayward\/index.html\">Hayward fault line<\/a> runs right through the city). And another additional risk is landslides. Several neighborhoods along the city\u2019s eastern border are marked in a <a href=\"https:\/\/www.fremontpolice.gov\/about-us\/patrol-division\/traffic-unit\/mission-peak-parking-permit\">landslide hazard area<\/a> since they sit at the base of Mission Peak mountain. A standard homeowners insurance policy <a href=\"https:\/\/www.homelight.com\/blog\/buyer-what-does-homeowners-insurance-not-cover\/\">doesn\u2019t cover<\/a> either of these conditions, but it might be wise to add them despite the <a href=\"https:\/\/www.valuepenguin.com\/california-earthquake-insurance-cost#city\">high premiums<\/a>. <a href=\"https:\/\/hazards.geoplatform.gov\/portal\/apps\/MapSeries\/index.html?appid=ddf915a24fb24dc8863eed96bc3345f8\">According to FEMA<\/a>, Alameda county is at a \u201crelatively high\u201d risk for natural disaster damage and \u201cvery high\u201d for expected annual losses.<\/p>\n<h2>Getting to know Fremont<\/h2>\n<p>On the surface, Fremont\u2019s biggest advantage versus other nearby cities is its proximity to Bay Area and Silicon Valley hubs. The city is just a 50-minute drive to downtown San Francisco and less than 30 minutes to San Jose\u2019s center (it\u2019s also only 27 miles from the Port of Oakland, which makes it attractive to many <a href=\"https:\/\/www.thinksiliconvalley.com\/\">manufacturing businesses<\/a>). But its advantages (and disadvantages) go deeper than that.<\/p>\n<h3>The housing stock in Fremont<\/h3>\n<p>Unlike many of its Bay Area companions, Fremont isn\u2019t famous for its turn-of-the-century homes. The city didn\u2019t incorporate until 1956, when five separate towns were annexed to create the Fremont you know today. So, much of its housing stock comes from those post-war years when developments sprouted up along the town\u2019s major boulevards. That means most of the houses you see were built predominantly in the 1960s, \u201970s, and \u201980s, and are single-family homes (of the city\u2019s 76,000 housing units, <a href=\"https:\/\/bayeast.org\/community-info-statistics\/\">73% are detached houses<\/a>). That also means most of the homes follow a ranch or minimal traditional style.<\/p>\n<p>So while you won\u2019t have to deal with houses built before in-home electricity was widespread, you\u2019ll still have to deal with <a href=\"https:\/\/www.homelight.com\/blog\/buyer-common-problems-in-older-homes\/\">numerous issues<\/a> from that era, like old plumbing, older sewer systems, and faulty wiring. To confront that, Causey says most sellers conduct a pre-sale inspection and put together a <a href=\"https:\/\/www.homelight.com\/blog\/disclosures-in-real-property-transactions\/\">disclosure package<\/a> to give to potential buyers. While that is helpful during the home search, it doesn\u2019t mean you should feel comfortable with everything you get in it.<\/p>\n<p><a href=\"https:\/\/aplushomeinspectors.com\/\">A+ Home Inspectors<\/a> owner Spencer Short, a local home inspector who conducts hundreds of inspections a year and a <a href=\"https:\/\/bayeast.org\/affiliate-resources\/\">Platinum Affiliate<\/a> of the Bay East Association of Realtors, highly recommends conducting your own inspection or at the very least asking the sellers to talk with the pre-sale inspector during the transaction process.<\/p>\n<p>\u201cYou really don&#8217;t know what you&#8217;re getting until you&#8217;ve had it done yourself,\u201d Short says.<\/p>\n<h3>Buyer beware: Common Fremont problems<\/h3>\n<p>Your <a href=\"https:\/\/www.homelight.com\/blog\/home-inspection-process\/\">home inspection<\/a> will cover the major issues your potential new home has, and it\u2019s comprehensive (don\u2019t be frightened if it\u2019s 40 or even 50 pages long). But it won\u2019t cover all the minor details, and it won\u2019t find all future problems in a home.<\/p>\n<p>One of the most common issues that pops up in Fremont homes is termites, according to Causey. Since many California homes don\u2019t have basements (your best storage space will be the attic), many homes have crawl spaces instead. If humidity builds up in these small, mostly forgotten about areas, it can easily attract termites. Another potential issue is settlement problems due to small earthquakes and <a href=\"https:\/\/www.newyorker.com\/tech\/annals-of-technology\/creep-on-the-hayward-fault\">fault line \u201ccreeping.\u201d<\/a> While Fremont hasn\u2019t had a major quake since 1989, the area can get several <a href=\"https:\/\/earthquaketrack.com\/us-ca-fremont\/recent\">small earthquakes<\/a> a year, which, over time, can lead to cracks in the pavement or even shift windows and doors in your home. You\u2019ll know if that happens if they stop shutting correctly.<\/p>\n<p>So what\u2019s the best way to prevent these issues from plaguing your new investment? Short recommends investing in secondary home inspections, including <a href=\"https:\/\/www.homelight.com\/blog\/pest-inspection-before-closing\/\">pest<\/a>, septic, or even <a href=\"https:\/\/www.nachi.org\/earthquake-preparedness-inspection.htm\">seismic<\/a> inspections. It\u2019s also always smart to keep mindful watch over your home and stay on top of any potential issues. Just because the transaction is done doesn\u2019t mean the home inspection process is over, Causey says.<\/p>\n<h3>Getting around in Fremont<\/h3>\n<p>If you\u2019re moving to Fremont, you\u2019ll need at least <a href=\"https:\/\/www.fremont.gov\/about\/sustainability\/municipal-public-projects\/shared-active-transportation\">some sort of vehicle<\/a> for your errand runs. The city has a <a href=\"https:\/\/www.walkscore.com\/CA\/Fremont\">Walk Score of 43<\/a> (which lands it in the car-dependent range), and public transportation, <a href=\"https:\/\/fremont.gov\/DocumentCenter\/View\/40382\/FREMONT-Mobility-Action-Pln-DRAFT-2-5-19\">while improving and a priority for the city<\/a>, isn\u2019t as efficient for commuters (only 9% of residents use public transit).<\/p>\n<p>Fremont connects to its surrounding areas via Interstate 880, which will take you to Oakland and San Jose, and Interstate 680, which runs parallel to I-880 but is farther east. Mission Boulevard connects the two freeways, but prepare to sit in traffic (Fremont was ranked the <a href=\"https:\/\/wallethub.com\/edu\/best-worst-cities-to-drive-in\/13964#\">27th worst U.S. city to drive<\/a> in in 2020).<\/p>\n<p>Fortunately, there are <a href=\"https:\/\/www.fremont.gov\/about\/sustainability\/transportation\">public transportation<\/a> options that can come in handy in a pinch. The Alameda-Contra Costa Transportation District (<a href=\"https:\/\/www.actransit.org\/\">AC Transit<\/a>) and the Santa Clara Valley Transportation Authority (<a href=\"https:\/\/www.vta.org\/\">VTA<\/a>) buses have stops throughout the city, and the Altamont Corridor Express (<a href=\"https:\/\/acerail.com\/\">ACE<\/a>) has a stop in Centerville. Of course, there\u2019s the Bay Area Rapid Transit, known as <a href=\"https:\/\/www.bart.gov\/\">BART<\/a>, which runs to San Francisco. (A <a href=\"https:\/\/www.clippercard.com\/ClipperWeb\/where-to-use.html\">Clipper card<\/a> will give you access to almost all of those.) There are now two BART stations in Fremont, with the Warm Springs stop being one of the system\u2019s southernmost stations. Eventually, with new developments and more planning, the city split into 28 different neighborhoods, and each offers something unique for homebuyers. Here\u2019s what you\u2019ll find:<\/p>\n<h3>If you want the most space\u2026<\/h3>\n<p>Since most Fremont homes are single-family, you can find adequate space in almost any neighborhood. But if you want a good amount of land to spread out, look toward Mission Hills. It has some of the best views and most luxurious homes in the city, and you\u2019ll have easy access to <a href=\"https:\/\/www.ebparks.org\/parks\/mission\/\">Mission Peak<\/a>. However, home prices here are <a href=\"https:\/\/www.areavibes.com\/fremont-ca\/mission+hills\/\">99% higher<\/a> than the average in Fremont.<\/p>\n<p>If you want a more affordable option that\u2019s still spacious, Glenmoor is popular. Causey says the homes here are more set back, and you get the picturesque look of tree-lined streets.<\/p>\n<h3>If you\u2019re on a tighter budget\u2026<\/h3>\n<p>We\u2019ve already established Fremont is expensive, but if you\u2019re looking for a little more affordability relative to the rest of the city, the central neighborhoods will be your best bet.<\/p>\n<p>Cabrillo and Sundale both offer older, smaller single-family homes with more entry-level price points, Causey says. In Cabrillo, you can find homes <a href=\"https:\/\/www.areavibes.com\/fremont-ca\/cabrillo\/\">16% cheaper<\/a> than the city average, and in Sundale, houses are on average <a href=\"https:\/\/www.areavibes.com\/fremont-ca\/sundale\/\">33% more affordable<\/a> than surrounding areas. Another plus to these neighborhoods is their proximity to I-880, also known as Nimitz Freeway, so hopping on the highway should be a breeze.<\/p>\n<h3>If you\u2019re looking for charming and historic\u2026<\/h3>\n<p>While Fremont only dates back to 1956, several areas of the city have a deeper history. The Niles district began around the <a href=\"https:\/\/ohp.parks.ca.gov\/ListedResources\/Detail\/46\">Vallejo Flour Mills<\/a> before becoming a railroad town in the 1870s when Central Pacific built the Transcontinental Railroad through <a href=\"https:\/\/www.nps.gov\/places\/niles-canyon-transcontinental-railroad-historic-district.htm\">Niles Canyon<\/a> and onto San Francisco. Eventually, the area became a hub for the silent film industry when \u201cBroncho Billy\u201d Anderson opened an <a href=\"https:\/\/nilesfilmmuseum.org\/\">Essanay Studios lot<\/a> here in 1912. For several years, he filmed <a href=\"https:\/\/www.kqed.org\/news\/11789138\/how-charlie-chaplin-and-silent-films-flourished-in-the-east-bay\">some of the most famous silent films<\/a> in Niles, including several with Charlie Chaplin.<\/p>\n<p>Today, you\u2019ll find a charming <a href=\"https:\/\/www.niles.org\/\">main street<\/a> and historic buildings that resemble the district\u2019s history. The homes are far from cookie cutter, and they are more affordable (the average home price is 10% lower than the Fremont average). The <a href=\"https:\/\/www.ncry.org\/\">Niles Canyon Railway<\/a> and <a href=\"https:\/\/www.fremont.gov\/government\/departments\/parks-planning-design\/design-projects\/ca-nursery-project\">several parks<\/a> also make the neighborhood popular for families.<\/p>\n<h3>If you\u2019re looking for excellent schools\u2026<\/h3>\n<p>The Fremont Unified School District is ranked among the <a href=\"https:\/\/www.niche.com\/k12\/d\/fremont-unified-school-district-ca\/#rankings\">top 60 school districts<\/a> in the state, and <a href=\"https:\/\/www.greatschools.org\/california\/fremont\/fremont-unified-school-district\/\">GreatSchools<\/a> classifies over 70% of its schools as above average, so it\u2019s hard to go wrong in almost any neighborhood. But Mission San Jose is one of Fremont\u2019s best neighborhoods if you have children in a range of ages. Mission San Jose High School is a three-time California Distinguished School, and Mission San Jose Elementary <a href=\"https:\/\/www.fremont.k12.ca.us\/pf4\/cms2\/view_page?d=x&amp;group_id=1525504881742&amp;vdid=i17a1utpq151\">landed on the list<\/a> in 2020.<\/p>\n<p>If you\u2019re looking for an area that\u2019s more affordable and located near well-performing schools, it\u2019s Ardenwood, Fremont\u2019s largest neighborhood. The area\u2019s two elementary schools rank above average, <a href=\"https:\/\/www.greatschools.org\/california\/fremont\/fremont-unified-school-district\/schools\/?gradeLevels%5B%5D=e&amp;gradeLevels%5B%5D=m\">according to GreatSchools<\/a>, and families make up the majority of residents here.<\/p>\n<p>Another plus to Fremont schools? Many students come from diverse backgrounds since <a href=\"https:\/\/www.census.gov\/quickfacts\/fremontcitycalifornia\">48%<\/a> of residents are foreign-born.<\/p>\n<h3>If you\u2019re looking for the best commute\u2026<\/h3>\n<p>Fremont may be one of the <a href=\"https:\/\/smartasset.com\/checking-account\/best-cities-to-work-from-home-2021\">top 10 cities in the U.S. to work from home<\/a>, but there are still plenty of residents commuting to the surrounding tech hubs. If you\u2019re using BART, the Downtown neighborhood provides easy access to the city\u2019s <a href=\"https:\/\/www.bart.gov\/stations\/frmt\">central station<\/a>.
