Or perhaps that was something you discovered while you were well into the process. Whatever the case, if you bought a home last year, the good news is that it can have a positive impact on your taxes. If you <a href=\"https:\/\/www.irs.gov\/publications\/p936\">itemize your return<\/a>, there are several new deductions you can take. But to get their full benefit, you\u2019ll need the appropriate documents.<\/p>\n<p>We spoke with top-performing real estate agent <a href=\"https:\/\/www.homelight.com\/agents\/brian-watson-nm-48045\">Brian Watson<\/a> in Santa Fe, New Mexico. Watson has been assisting clients with their home sale documents for more than 13 years.<\/p>\n<p>\u201cYou have <a href=\"https:\/\/www.homelight.com\/blog\/tax-deductions-for-homeowners\/\">tax deductions<\/a> that become available to you when you own a home,\u201d he says, pointing out that <a href=\"https:\/\/www.homelight.com\/blog\/rent-vs-own\/\">renters who become buyers<\/a> have earned the right to apply valuable tax breaks. For many people, itemized deductions won\u2019t be higher than the standard deduction. Therefore, choosing this path saves them time.<\/p>\n<p>Each filing status and <a href=\"https:\/\/www.irs.gov\/newsroom\/irs-releases-tax-inflation-adjustments-for-tax-year-2026-including-amendments-from-the-one-big-beautiful-bill\">its current related deduction<\/a> is as follows:<\/p>\n<ul>\n<li aria-level=\"1\">Single or married filing separately: $15,750 for 2025; $16,100 for 2026<\/li>\n<li aria-level=\"1\">Head of household: $23,625 for 2025; $24,150 for 2026<\/li>\n<li aria-level=\"1\">Married filing jointly or qualified widow(er): $31,500 for 2025; $32,200 for 2026<\/li>\n<\/ul>\n<p>But once you\u2019re eligible for more itemized deductions, such as <a href=\"https:\/\/www.irs.gov\/publications\/p936\">mortgage interest<\/a> or a <a href=\"https:\/\/www.irs.gov\/taxtopics\/tc509\">home office<\/a>, you might be able to deduct more from your taxes if you itemize your deduction. In addition to home-related expenses, you can deduct medical bills, taxes, charitable contributions, and casualty and theft losses.<\/p>\n<p>If you bought a house and you think itemizing your deductions would save you more money, these are the documents you\u2019ll need to prepare your return. <div id=\"section--2\" data-toc-header=\"Mortgage documents\" data-toc-type=\"head\"><\/div><\/p>\n<h2>Mortgage documents<\/h2>\n<p>The first set of documents you\u2019ll need to file your taxes relate to your mortgage. One of the perks to homeownership is the <a href=\"https:\/\/www.irs.gov\/publications\/p936\">mortgage interest deduction<\/a>, among other housing-related deductions, so you\u2019ll want to make sure you take full advantage of it.<\/p>\n<h3>IRS Form 1098<\/h3>\n<p>Be on the lookout for this <a href=\"https:\/\/www.irs.gov\/forms-pubs\/about-form-1098\">form<\/a> in the mail. Your lender will send it to you at the beginning of the year, or possibly make it available on your lending portal.<\/p>\n<p>This form reports how much mortgage interest you paid during the year. It also includes amounts you paid for <a href=\"https:\/\/www.irs.gov\/taxtopics\/tc504\">prepaid points<\/a>, mortgage insurance, or private mortgage insurance, \u201cPMI.\u201d<\/p>\n<p>It\u2019s important to note that the itemized deduction for mortgage insurance premiums <a href=\"https:\/\/www.irs.gov\/publications\/p936\">has expired<\/a>. You can no longer claim the deduction for 2026. So don\u2019t expect to receive that deduction every year if you\u2019ve been itemizing your taxes and become accustomed to it.<\/p>\n<p><a href=\"https:\/\/www.linkedin.com\/in\/shane-fisher-cpa-a9288761\/\">Shane Fisher<\/a>, CPA and construction controller at <a href=\"https:\/\/www.triplecrowncorp.com\/\">Triple Crown Corporation<\/a> in Harrisburg, Pennsylvania, says that the most beneficial deduction for homebuyers right now is the <a href=\"https:\/\/www.irs.gov\/publications\/p936#:~:text=You%20can%20deduct%20home%20mortgage,incurred%20before%20December%2016%2C%202017.\">mortgage interest deduction<\/a>.\u00a0 \u201cThere\u2019s no real limitation on it,\u201d he says, \u201cunless you have a loan with a principal mortgage above $750,000,\u201d or $1 million if you bought your home before December 16, 2017.<\/p>\n<p>For loans with higher balances, you will have to prorate the interest paid as if you only had a mortgage for $750,000.<\/p>\n<h3>Mortgage credit certificate<\/h3>\n<p>If you got a <a href=\"https:\/\/www.homelight.com\/blog\/buyer-home-buyer-rebate\/\">first-time buyer incentive<\/a> from your state\/local government agency to help offset your taxes, you must file an IRS form with your taxes that you can fill out using your credit certificate. This will allow you to receive credit against your tax liability.<\/p>\n<p>To claim the credit, complete <a href=\"https:\/\/www.irs.gov\/forms-pubs\/about-form-8396\">IRS Form 8396<\/a>. All the information for the form can be found on your mortgage credit certificate, which you should have received when you closed on your house.<\/p>\n<p>Each state sets the rules for its mortgage certificate program, but all apply income restrictions, limits on the home\u2019s price, and require that it remain your primary residence to claim the credit. To find out more about your state\u2019s program, start on the National Council of State Housing Agencies <a href=\"https:\/\/www.ncsha.org\/resource\/mortgage-credit-certificate-program-qa\/\">website<\/a>.<\/p>\n<h3>Settlement statement<\/h3>\n<p>At the closing, you had to initial and sign a lot of paperwork. One of the first things you probably signed was the <a href=\"https:\/\/www.homelight.com\/blog\/sellers-closing-statement\/\">settlement statement<\/a>.<\/p>\n<p>\u201cAt the end of closing, you\u2019ll get a closing package along with your settlement statement that shows all the fees you paid,\u201d Watson says.<\/p>\n<p>This statement looks like a ledger, with boxes and numbers up and down each side of the page. Each box has information about the transaction \u2014 the purchase price, the amount you paid to taxes and insurance, and the interest you prepaid at the closing. You\u2019ll need this statement if you\u2019re claiming any first-time homebuyer credits.<\/p>\n<p>Your accountant or tax professional will need this statement to confirm the information on other forms when preparing your taxes. <div id=\"section--3\" data-toc-header=\"Property tax statement\" data-toc-type=\"head\"><\/div><\/p>\n<h2>Property tax statement<\/h2>\n<p>Even though you probably looked for low property taxes when home shopping, once it\u2019s time to file your taxes, you may be glad if you\u2019re paying more. State and local property taxes are usually tax-deductible but limited to a combined total deduction of <a href=\"https:\/\/www.irs.gov\/taxtopics\/tc503#:~:text=As%20an%20individual%2C%20your%20deduction,your%20other%20itemized%20deductions%20also.\">$40,000<\/a> ($20,000 if married filing separately).<\/p>\n<p>If you <a href=\"https:\/\/www.homelight.com\/blog\/buyer-house-closing-process\/\">escrow<\/a> your property tax payments with your mortgage company, they\u2019ll be shown on the <a href=\"https:\/\/www.irs.gov\/forms-pubs\/about-form-1098\">Form 1098<\/a>. Any property taxes paid at closing will appear on your settlement statement.<\/p>\n<p>Note that while you don\u2019t have to submit this form to the <a href=\"https:\/\/www.homelight.com\/blog\/buyer-buying-a-house-with-cash-irs\/\">IRS<\/a>, you should keep it in case you\u2019re ever audited. In some states, the real estate taxes payment period doesn\u2019t align with the fiscal year.<\/p>\n<p>Fischer says that in Pennsylvania, for example, school and township taxes are paid in January. But since \u201cthe deduction is based off what you paid in that year,\u201d he says, taxes paid in January can\u2019t be deducted until next year.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>If you bought a house last year, it could impact your taxes.
