If it&#8217;s not enough for where you want to buy, explore other neighborhoods.<\/p>\n<h3>Clean up your credit<\/h3>\n<p>Even without a lot of debt, your credit could be a problem if you haven&#8217;t always been conscientious about paying your bills. However, lenders are most interested in how you&#8217;ve handled your credit recently, so resolve to do better starting now.<\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\">Pay all your bills on time. Those funds are due on closing day.<\/p>\n<p>&#8220;If you want to buy a house, you need to have money saved up,&#8221; says <a href=\"https:\/\/www.homelight.com\/agents\/april-mason-tx-675380\">April Mason<\/a>, an agent in <a href=\"https:\/\/www.homelight.com\/\">Corpus Christi<\/a>, Texas, who has completed 24% more sales than the average agent in her market.<\/p>\n<p>In a hot market, sellers are less likely to pay toward a buyer\u2019s closing costs, she notes. And buyers also need to have funds available for earnest money, inspection costs, and other upfront fees.<\/p>\n<h3>Explore special programs<\/h3>\n<p>If you&#8217;re adding up a down payment and closing costs and thinking, &#8220;No way. I&#8217;ll never be able to buy,&#8221; take a breath. You might qualify for <a href=\"https:\/\/www.homelight.com\/blog\/buyer-down-payment-assistance\/\">a program to assist you in buying a house<\/a>.<\/p>\n<p>A multitude of agencies run down-payment assistance programs around the country. Start by doing an internet search for down payment assistance in your city or state. You&#8217;ll see exactly what you can buy in your budget range. Noting that people may have to take time off work or hire a babysitter to visit a house, she explains, &#8220;I don&#8217;t want to waste anyone&#8217;s time. I want to be sure my buyers are only seeing the homes that are their top choices.&#8221;<\/p>\n<p>After her buyers clearly define what they are looking for, she says they find a home in an average of three weeks.<\/p>\n<h3>Determining a good offer price<\/h3>\n<p>The shopping phase can last a few weeks or longer, depending upon your area&#8217;s housing market and how particular your wants and needs are. However, when you finally find The House, you may need to act fast when you <a href=\"https:\/\/www.homelight.com\/blog\/buyer-what-is-reasonable-to-offer-below-asking-price\/\">make an offer<\/a>.<\/p>\n<p>Your agent can help you determine if the asking price is fair by showing you &#8220;comps,&#8221; or prices and details for comparable houses in the area that sold recently. With that info, you can determine if the asking price is fair or if you want <a href=\"https:\/\/www.homelight.com\/blog\/buyer-low-ball-offers\/\">to offer less<\/a>. They also speed up.<\/p>\n<p>The purchase agreement will put you on a clock with set deadlines for certain steps in the process. Here&#8217;s where a homebuying timeline and checklist can be a lifesaver.<\/p>\n<h3>Negotiate the price<\/h3>\n<p>Once you&#8217;ve made <a href=\"https:\/\/www.homelight.com\/blog\/buyer-making-an-offer-on-a-house-tips\/\">an offer<\/a>, the sellers can accept it or come back with a counteroffer. You should probably expect one, so know what you&#8217;re willing to accept.<\/p>\n<p>In addition to settling on a price, you and the seller <a href=\"https:\/\/www.homelight.com\/blog\/buyer-how-to-make-an-offer-on-a-house\/\">need to agree<\/a> on fees and earnest money, contingencies, and when certain milestones (like the home inspection and closing) will take place.<\/p>\n<h3>Get a home inspection<\/h3>\n<p>As soon as you have a house under contract, you want to arrange for a <a href=\"https:\/\/www.homelight.com\/blog\/buyer-what-does-a-home-inspection-include\/\">home inspection<\/a>.<\/p>\n<p>The inspector will make sure the home is structurally sound and that the major systems, like HVAC, work properly. The inspector will also look for issues like water leaks, damaged roof shingles, and signs of pests.<\/p>\n<p>If the <a href=\"https:\/\/www.homelight.com\/blog\/buyer-common-repairs-needed-after-home-inspection\/\">inspector finds items<\/a> you&#8217;re concerned about, you can ask the seller to fix them. This can lead to another round of negotiations. The seller may balk at an extensive list of potential repairs, so buyers usually focus on the most expensive fixes and ones involving safety.<\/p>\n<h3>Apply for a mortgage (1 month or more before closing)<\/h3>\n<p>Depending on your lender and how busy the mortgage market is, you&#8217;ll probably need to apply at least 30 days before the closing date. In December 2020,<a href=\"https:\/\/static.elliemae.com\/pdf\/origination-insight-reports\/EM_OIR_DECEMBER2020.pdf\"> the average time to close<\/a> a home loan was 58 days, according to data from ICE Mortgage Technology. The contract may also specify you have to have proof of mortgage by a specific date.<\/p>\n<h3>Lock in your mortgage rate (you select the timing)<\/h3>\n<p>If you didn&#8217;t lock in your mortgage rate when you applied for a mortgage, you&#8217;re probably anxiously watching what rates are doing every day. Only you know how much you&#8217;re willing to risk the rate going up instead of down, but at some point, you should decide what rate you&#8217;ll accept and lock it in.<\/p>\n<p>If the <a href=\"https:\/\/www.homelight.com\/blog\/buyer-mortgage-loan-rate-lock\/\">rate lock<\/a> only lasts for 30 days, lock the rate when you&#8217;re within 30 days of closing or as soon as you are satisfied with the rate.<\/p>\n<p>Since you&#8217;ve already been preapproved for a mortgage (yay!), this should be a breeze. The lender may want some updated paperwork from you. But as long as your income and debt status haven&#8217;t changed, there&#8217;s nothing to worry about.<\/p>\n<h3>Get an appraisal (3 to 4 weeks before closing)<\/h3>\n<p>Your lender will order an appraisal as part of the approval process, and the appraiser&#8217;s visit often takes place a week or two after you apply for the loan.<\/p>\n<p>An <a href=\"https:\/\/www.homelight.com\/blog\/buyer-how-long-does-an-appraisal-take\/\">appraisal<\/a> is a neutral opinion of the house&#8217;s fair market value, based on a physical inspection and analysis of comparable sales.<\/p>\n<p>Most of the time, the home will appraise at or above what you&#8217;re planning to pay for it. If <a href=\"https:\/\/www.homelight.com\/blog\/buyer-how-to-negotiate-with-seller-after-low-appraisal\/\">the appraisal comes in lower<\/a> than the negotiated price, you&#8217;ve got more work to do. The lender can&#8217;t issue a mortgage for more than the home\u2019s appraised value, so your options include increasing your down payment or asking the seller to reduce the price.<\/p>\n<h3>Complete the title review (about a week before closing)<\/h3>\n<p>During a title review, <a href=\"https:\/\/www.homelight.com\/blog\/buyer-what-is-a-property-title-search\/\">or title search<\/a>, a title company checks all the legal documents related to ownership of the house. It also covers deed restrictions, easements, and liens on the property. The title search is usually completed near your closing date, and problems with the title can cause a delay in closing.<\/p>\n<p>At closing, consider buying <a href=\"https:\/\/www.oldrepublictitle.com\/homeowners\/education\/what-is-title-insurance\">title insurance<\/a>. This policy, which has a one-time premium, will protect you if the title company missed something in the search, and after you\u2019ve moved in, someone with a claim to the property shows up.<\/p>\n<h3>Secure homeowner&#8217;s insurance (a week before closing)<\/h3>\n<p>Your lender will require that you buy <a href=\"https:\/\/www.homelight.com\/blog\/buyer-how-to-get-home-insurance-quotes\/\">homeowner&#8217;s insurance<\/a>, but it&#8217;s a smart financial move anyway. Start by contacting your insurance agent, if you have one. Otherwise, see if your real estate agent can recommend one.<\/p>\n<p>You may be able to cut costs by bundling your homeowner&#8217;s insurance and auto insurance. Shop around and get quotes from a few agents to <a href=\"https:\/\/www.homelight.com\/blog\/buyer-how-to-compare-homeowners-insurance\/\">find the best deal<\/a>.<\/p>\n<p>If your <a href=\"https:\/\/www.homelight.com\/blog\/how-hard-is-it-to-sell-a-house-in-a-flood-zone\/\">home is in a flood zone<\/a>, you probably also need to purchase flood insurance. Take care of that now, too.<\/p>\n<h3>Get cleared to close (3 to 4 days before closing)<\/h3>\n<p>When you apply for a mortgage, the mountain of paperwork you submitted gets sent to an underwriter, whose job is to make sure the information is complete and meets the lender&#8217;s standards for giving you a mortgage. Once the underwriter has done that, you&#8217;re <a href=\"https:\/\/www.homelight.com\/blog\/buyer-what-does-clear-to-close-mean\/\">cleared to close<\/a> \u2014 which is just banker talk for, &#8220;We&#8217;re doing this deal, and soon.&#8221;<\/p>\n<h3>Final walkthrough (day before closing)<\/h3>\n<p>The <a href=\"https:\/\/www.homelight.com\/blog\/buyer-what-to-look-for-in-final-walkthrough\/\">final walkthrough<\/a> allows you to check that the sellers have done what they promised in terms of making repairs. You&#8217;re checking on the condition of the house, and your agent can make arrangements with the sellers so you can get in.<\/p>\n<p>The closer to closing you perform the final walkthrough, the better. The later you perform this pre-closing inspection, the more likely the seller has moved out of the property (depending on what&#8217;s specified in the contract). When the property is vacant, it&#8217;s easy to make sure <a href=\"https:\/\/www.homelight.com\/blog\/buyer-final-walkthrough-problems\/\">nothing is missing<\/a>, and nothing unexpected was left behind.<\/p>\n<h3>Closing (purchase day)<\/h3>\n<p>Finally! The day you&#8217;ve been dreaming about for a year or more is here. You&#8217;re becoming a homeowner.<\/p>\n<p>The exact closing process may vary from state to state, but expect to sit in a room and <a href=\"https:\/\/www.homelight.com\/blog\/buyer-do-you-get-keys-at-closing\/\">sign a pile of paperwork<\/a>. If you&#8217;re confused about any of the forms, ask for an explanation.
