She laid out fresh lemons, a wood cutting board, and a vase of fresh flowers.<\/p>\n<p>\u201cIt conveys the message of \u2018This is a culinary experience,\u2019\u201d she explains. \u201cIf you can\u2019t change the kitchen, you can put in culinary accessories. Playing with people\u2019s senses is really powerful.\u201d The home sold for $25,000 above asking price; the buyer placed the offer after a preview showing before the listing went live.<\/p>\n<p>Studies prove that staging helps homes sell faster and for more money. In the National Association of Realtors\u2019 (NAR) 2019 Profile of Home Staging, <a href=\"https:\/\/www.nar.realtor\/sites\/default\/files\/documents\/2019-profile-of-home-staging-03-14-2019.pdf\">83% of buyer\u2019s agents<\/a> reported that it\u2019s easier for clients to visualize themselves in a staged home. A quarter of surveyed agents said that staging a home resulted in an increased offer of between 1% and 5%.<\/p>\n<p>Still, the degree that staging benefits a listing varies from sale to sale. Your current market conditions, property price, and selling timeline all influence how important staging is for your home. We\u2019ll break down the seven factors that most influence staging\u2019s impact. Staging is more important in a buyer\u2019s market<\/h2>\n<p>Staging is more critical in a buyer\u2019s market where there are more buyers than homes available. When your home is competing for buyers\u2019 attention against many other similar properties, staging can help trigger the emotional response that buyers want to feel before placing an offer.<\/p>\n<p>Gawain confirms that staging can significantly improve a home\u2019s chance of selling in this type of market. She shares an example of her recent client\u2019s slow-selling $1.2 million home:<\/p>\n<blockquote><p>\u201cThe sellers pulled it off and staged it, and dropped the house\u2019s asking price only slightly. There were multiple offers, whereas they were getting no showings before.\u201d<\/p><\/blockquote>\n<h2>2. Staging a vacant home helps sell a lifestyle<\/h2>\n<p>If your home is empty, staging can have a significant impact on your sale. On average, vacant homes sell for <a href=\"https:\/\/www.firstteam.com\/vacant-homes-sell-for-less-and-sit-on-the-market-longer\/\">$10,000 less and sit on the market six days longer<\/a> than furnished homes.<\/p>\n<p>It\u2019s easier for buyers to envision living in a home with furniture. Plus, furniture creates reference points for scale \u2014 with proportional furniture, rooms may appear larger furnished than they would unfurnished.<\/p>\n<p>Staging can also highlight a home\u2019s unique features and distract from blemishes. For instance, staging armchairs next to a fireplace creates a cozy vignette, while a well-placed rug helps mask old flooring.<\/p>\n<h2>3. Staging is critical if you need a fast sale<\/h2>\n<p>If you need to sell your house fast, don\u2019t skimp on staging. In HomeLight\u2019s recent Top Agent Insights report, <a href=\"https:\/\/www.homelight.com\/blog\/home-staging-statistics\/\">83% of agents<\/a> say that a staged home sells faster than an unstaged home. Over 21% of agents (the largest grouping) said staged homes sell 6% to 10% faster. Staging is less important for well-designed homes<\/h2>\n<p>A well-designed home may only require a <a href=\"https:\/\/www.homelight.com\/blog\/house-cleaning-checklist\/\">deep clean<\/a>, <a href=\"https:\/\/www.homelight.com\/blog\/how-to-declutter-checklist\/\">declutter<\/a>, and <a href=\"https:\/\/www.homelight.com\/blog\/depersonalize-the-house\/\">depersonalization<\/a>. For instance, Gawain recently worked with a Dallas seller who had an impeccably designed <a href=\"https:\/\/www.homelight.com\/blog\/home-staging-tips-midcentury-modern\/\">mid century modern<\/a> ranch home.<\/p>\n<p>\u201cIt showed really well because of the mid century modern style furniture [the seller] had chosen,\u201d says Gawain. \u201cJust her furniture drew in clients who were interested in mid century modern. It put the home over the edge.\u201d<\/p>\n<p>If you\u2019re looking for honest, candid advice about whether or not your home is \u201cwell-designed,\u201d heed the advice of your agent, who knows what styles appeal to buyers in your market.<\/p>\n<h2>5. Staging matters more at some price points than others<\/h2>\n<p>The value of staging ranges depending on how your home is priced compared to other homes in the market:<\/p>\n<h3>No need to stage an underpriced home<\/h3>\n<p>Skip the staging if your listing is \u201cpriced to move\u201d (i.e., a listing price below market value). \u201cFor a lower-priced home that could sell in two days, I don\u2019t think I\u2019d put the money in staging,\u201d shares Gawain, who notes that the discounted price is often enough motivation for buyers. Instead, she suggests painting the walls a neutral shade like <a href=\"https:\/\/www.sherwin-williams.com\/homeowners\/color\/find-and-explore-colors\/paint-colors-by-family\/SW7015-repose-gray\">Sherwin-Williams\u2019 Repose Gray<\/a> to freshen up the interior.<\/p>\n<h3>Staging is essential for homes priced above market value<\/h3>\n<p>If prices are rising in your neighborhood and you\u2019re trying to fetch slightly above market value, staging is critical. You\u2019ll need to do everything in your power to convince buyers that your home is worth more than the competition. Staging helps give your home <a href=\"https:\/\/www.homelight.com\/blog\/buyer-what-is-a-turnkey-house\/\">move-in ready<\/a> charm, something many buyers are willing to pay a premium for.<\/p>\n<h3>Staging a luxury home can inspire buyers to splurge<\/h3>\n<p>\u201cAt higher price points, it\u2019s even more important [to stage],\u201d says Gawain. Inman reports that <a href=\"https:\/\/www.inman.com\/2019\/04\/24\/luxury-homes-will-either-sell-in-days-or-languish-on-the-market-concierge-auctions\/\">higher-end homes spend an average of 506 days on the market<\/a> \u2014 far more days than it takes the average single-family home to sell. Luxury homes take longer to sell since only a limited buyer pool can afford their high price tags. When you\u2019re selling a luxury home, you\u2019re <a href=\"https:\/\/www.homelight.com\/blog\/how-to-sell-a-luxury-home\/\">selling a lifestyle more than anything else<\/a>. Staging a home in the latest interior design style attracts buyers looking for a unique property to live and entertain in.<\/p>\n<h2>6. Staging is more important in some rooms than others<\/h2>\n<p>Thankfully, you don\u2019t have to stage every inch of your home to make an impact. Our research reveals that the living room, primary bedroom, and kitchen are<a href=\"https:\/\/www.homelight.com\/blog\/top-agent-insights-q1-2019\/\"> the most important rooms to stage<\/a>.<\/p>\n<p>\u201cA lot of people will stage the primary suite. I\u2019m not sure that\u2019s really necessary unless, for some reason, it\u2019s not clear how to use it or decorate it,\u201d Gawain weighs in. For instance, in a bedroom with a sloped ceiling, you can stage an <a href=\"https:\/\/www.potterybarn.com\/products\/lyndon-upholstered-armchair\/\">upholstered reading chair<\/a> and <a href=\"https:\/\/www.wayfair.com\/furniture\/pdp\/sand-stable-birkley-end-table-with-storage-drawer-w000532755.html?piid=120672188\">side table<\/a> where the ceiling is lowest to show off usable space.<\/p>\n<p>From her experience, the entryway and the living room are the most important areas to stage. \u201cYou want to nab them when they first come in the house,\u201d says Gawain.
