To help you handle unexpected demands and decide when to stand firm or flex, we\u2019ve gathered advice from top real estate agents and investors. Here are 6 key tactics every seller should know when negotiating with buyers and tips on how to respond. <div id=\"section--1\" data-toc-header=\"1. Offering a lower price\" data-toc-type=\"head\"><\/div><\/p>\n<h2>1. Offering a lower price<\/h2>\n<p>Price has always been a key element in real estate negotiations, but in 2026, things are evolving. While the <a href=\"https:\/\/www.homelight.com\/blog\/do-you-accept-first-offer-on-a-house\/\">buyer\u2019s initial offer<\/a> \u2014 often lower than your asking price \u2014 is typically the starting point for price discussions, much of this negotiation usually takes place before you even sign the contract. You\u2019ll then have the opportunity to counter, and this back-and-forth can continue until both parties agree on a final price.<\/p>\n<p>Market conditions significantly influence this process. In a <a href=\"https:\/\/www.homelight.com\/blog\/sellers-vs-buyers-market\/\">buyer\u2019s market<\/a>, where inventory is high or <a href=\"https:\/\/www.homelight.com\/blog\/why-is-my-home-not-selling\/\">a property has lingered<\/a> on the market, offers can sometimes fall 10% or more below asking price. In these scenarios, <a href=\"https:\/\/www.homelight.com\/blog\/how-long-to-wait-before-reducing-house-price\/\">price reductions<\/a> are less common since buyers are eager to lock in a home before it\u2019s taken off the market.<\/p>\n<p>\u201cIn Bonneville County, our list-to-sell ratio is hovering right around 100.68%,\u201d he says. \u201cIn most scenarios, if the property is <a href=\"https:\/\/www.homelight.com\/blog\/price-my-home\/\">priced appropriately<\/a> and it\u2019s in good marketable condition, we\u2019re seeing negotiation happening around the terms more than pricing,\u201d Nelson says.<\/p>\n<p>Given this trend, sellers should focus not only on <a href=\"https:\/\/www.homelight.com\/blog\/what-should-i-list-my-house-for\/\">setting an attractive asking price<\/a> but also be prepared to negotiate on other factors, such as <a href=\"https:\/\/www.homelight.com\/blog\/what-are-closing-costs\/\">closing costs<\/a>, <a href=\"https:\/\/www.homelight.com\/blog\/contingencies-in-real-estate\/\">contingencies<\/a>, and <a href=\"https:\/\/www.homelight.com\/blog\/possession-date\/\">possession dates<\/a>.<\/p>\n<h3>How to respond to a lower offer<\/h3>\n<p>In today\u2019s market, there are several scenarios where you might consider adjusting your price to close the deal. Here are a few situations where conceding on price could make sense:<\/p>\n<ul>\n<li aria-level=\"1\"><strong>It\u2019s a buyer\u2019s market:<\/strong> 42% of top agents <a href=\"https:\/\/www.homelight.com\/blog\/top-agent-insights-for-2026\/\">surveyed by HomeLight<\/a> identified their market as a buyer\u2019s market, particularly the Pacific, Mountain, South Central, and South Atlantic regions. If there\u2019s an abundance of homes in your area at a similar price point, buyers have more options, and you may need to adjust your expectations to stay competitive.<\/li>\n<li aria-level=\"1\"><strong>The house has been sitting for months without other offers:<\/strong> If your property hasn\u2019t generated much interest or you\u2019re not receiving offers that meet your price, it could be time to reconsider your asking price.<\/li>\n<li aria-level=\"1\"><strong>Comparable sales align with the buyer&#8217;s offer:<\/strong> If homes in your neighborhood are selling for prices closer to the buyer&#8217;s offer, it may indicate that your asking price is too high. 77% of agents in a Q3 2025 HomeLight survey identified <a href=\"https:\/\/www.homelight.com\/blog\/real-estate-top-agent-insights-for-q3-2025\/\">overpricing as the number-one mistake<\/a> home sellers make.<\/li>\n<li aria-level=\"1\"><strong>You\u2019ve received similar offers from other buyers:<\/strong> <a href=\"https:\/\/www.homelight.com\/blog\/bidding-war-on-house-advice\/\">Multiple offers near the buyer\u2019s offer<\/a> could suggest your initial asking price was too ambitious.<\/li>\n<li aria-level=\"1\"><strong>The home needs significant repairs:<\/strong> If your house requires major upgrades (e.g., new roof, electrical work, HVAC), buyers may expect a lower price to offset these costs.<\/li>\n<\/ul>\n<p>In most other situations, sellers are in a stronger position to hold firm on price.
