In fact, available inventory in Madison dropped from a <a href=\"https:\/\/madison.com\/ct\/news\/local\/govt-and-politics\/2020-was-a-boon-for-madison-realtors\/article_3b764aed-2f9c-5dd4-849b-8e69a5b2dda4.html\">2.6-month supply to 1.6 months<\/a> during 2020.<\/p>\n<p>While the housing market is competitive in Madison year-round, it is especially active between March and September, when many people find themselves moving so their children can attend school in a top district. After school is out in June, Madison homes sell for <a href=\"https:\/\/www.homelight.com\/best-time-to-sell-house\/madison-wi\">4.33% more than the yearly average<\/a>. \u201cThe market values are driven primarily by the school district. So, you\u2019re going to move after school is out and before school starts,\u201d Chin says.<\/p>\n<p>If you want to buy a house in Madison, February and March are the best months to make your purchase. If you want to buy a house in Madison that&#8217;s on the older side, keep in mind that it may require some extra maintenance and repairs. Regardless of whether you&#8217;re eyeing a historic home or newer construction, it&#8217;s vital that you get a <a href=\"https:\/\/www.homelight.com\/blog\/how-home-inspection-works\/\">home inspection<\/a> to identify any potential issues before you buy.<\/p>\n<h3>Insurance considerations<\/h3>\n<p>Madison gets an average of <a href=\"https:\/\/w2.weather.gov\/climate\/local_data.php?wfo=mkx\">42 inches of snow a year<\/a>, 14 inches higher than the U.S. average, creating picturesque winters full of activities like sledding and cross-country skiing. However, the snow \u2014 and hail in rainy months \u2014 can be tough on a home\u2019s roof. \u201cThe roofs can take a little bit of a beating,\u201d Hauk says. Fortunately, homeowner&#8217;s insurance policies typically cover repairs for weather-related roof damage.<\/p>\n<p>With four lakes, some of Madison\u2019s homes are located in FEMA floodplains and homeowners who live in those areas will need to purchase flood insurance. In Wisconsin, the average cost for this additional coverage is\u00a0<a href=\"https:\/\/quotewizard.com\/home-insurance\/average-cost-of-flood-insurance\">$973 per year<\/a>. City zoning ordinances limit development in flood-prone areas, however, so <a href=\"https:\/\/www.cityofmadison.com\/flooding\/resources\/fema-general-information\">few homes fall into the 100-year floodplain<\/a>, FEMA says.<\/p>\n<h3>Elevated radon levels<\/h3>\n<p>South central Wisconsin, where Madison is located, is known for having higher-than-average levels of radon \u2014 a naturally occurring, radioactive gas \u2014 and <a href=\"https:\/\/www.dhs.wisconsin.gov\/radon\/index.htm\">one in 10 homes statewide<\/a> has high levels of the gas. As a result, potential buyers are encouraged to get a radon test. These tests are typically inexpensive \u2014 kits can be purchased for<a href=\"https:\/\/publichealthmdc.com\/blog\/2024-01-25\/do-i-really-need-to-test-my-home-for-radon\"> as little as $10<\/a> \u2014 and they can be added onto a standard home inspection.<\/p>\n<p>If testing shows high radon levels, there\u2019s no reason to fret. An EPA-licensed inspector will typically provide a free remediation estimate and they often guarantee that radon levels will be acceptable if work is done on the house. The cost of radon mitigation is <a href=\"https:\/\/www.cityofmadison.com\/water\/documents\/projects\/unit-well-15-voc-mitigation\/Well15.20110310.WQHandout.pdf\">usually around $1,200<\/a>.
