Ideally, you want agents who proactively seek out properties for their clients to notice your listing and be enticed to pass it along to their buyers.<\/p>\n<p>Ask your own agent how they are leveraging their network to market your listing to prospective buyers in the area:<\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\">Are they connecting with other agents in their office? With both of these lists in place, it then becomes a matter of matching up the right buyers with the right sellers.<\/li>\n<\/ul>\n<h2>Connect with digital house-hunters<\/h2>\n<p>Many buyers, even if they have a real estate agent, will actively seek out properties online and then make a list to pass along to their agent. In fact, NAR\u2019s stats show that <a href=\"https:\/\/www.nar.realtor\/research-and-statistics\/quick-real-estate-statistics\">52% of buyers<\/a> find their next house on the internet.<\/p>\n<p>The key to reaching these tech-savvy searchers is to snag their attention while they\u2019re scrolling through listings with smart strategies like these:<\/p>\n<h3>Make sure your agent lists your home across all of the major real estate websites<\/h3>\n<p>The <a href=\"https:\/\/www.homelight.com\/blog\/multiple-listing-service\/\">MLS<\/a> (Multiple Listing Service) is the most popular database for real estate agents and buyers, offering the ability to search by location, neighborhood, school district, and other filters. There are currently <a href=\"https:\/\/showcaseidx.com\/complete-list-of-multiple-listing-services\/\">more than 600 MLS databases<\/a> throughout the country. Most of the third-party real estate websites are <a href=\"https:\/\/www.quora.com\/Do-Zillow-Redfin-and-realtor-com-automatically-populate-from-MLS-listings-or-does-that-need-to-be-manually-done-by-real-estate-agent#:~:text=of%20financial%20p-,Tough%20question%20and%20the%20best%20answer%20is%20both%20yes%20and,of%20different%20systems%20out%20there.\">automatically populated<\/a> with listings from the MLS.<\/p>\n<h3>Set the price with filters in mind<\/h3>\n<p>When buyers (or their agents) are searching on an MLS database for homes that meet their criteria, they will almost always filter by a price range. If your listing is priced at $452,000 and the buyer has set their maximum price at $450,000, they aren\u2019t likely to see your home in their search results. In that case, your agent might recommend lowering the price slightly to make sure you show up in both ranges.<\/p>\n<h3>Market your listing on social media<\/h3>\n<p>Social media isn\u2019t just for vacation photos and political debates. According to a 2019 NAR report on real estate in the digital age, <a href=\"https:\/\/www.nar.realtor\/sites\/default\/files\/documents\/2019-real-estate-in-a-digital-age-08-22-2019.pdf\">26% of real estate agents<\/a> leverage social media to promote their real estate listings. Facebook was cited as the most popular platform (97% of agents who use social media rely on Facebook), followed by LinkedIn (59%), Instagram (39%), and Twitter (33%).<\/p>\n<p>One example of social media in action: <a href=\"https:\/\/lisabuysaustinhouses.com\/about\/\">Lisa Lacey<\/a>, CEO of an Austin, Texas home-buying company, recommends working with your agent to set up a live stream to your open house event page on Facebook and doing a quick tour while there is a crowd of people inside, as a way to drive curiosity and attract more people. Top real estate agent <a href=\"https:\/\/www.homelight.com\/agents\/amanda-howard-al-kandiamandahowardcom\">Amanda Howard<\/a> of Huntsville, Alabama, told HomeLight that her team\u2019s <a href=\"https:\/\/www.homelight.com\/blog\/virtual-open-houses-selling-homes\/\">live-streamed open houses attract double the views of recorded open houses<\/a>.<\/p>\n<p>When interviewing a prospective listing agent, ask about their <a href=\"https:\/\/www.homelight.com\/blog\/real-estate-social-media-tips\/\">social media strategy<\/a>. Do they have existing social media pages so you can follow them and see how they\u2019re marketing their listings? Do they use hashtags properly? Are they familiar with the \u201clive\u201d feature? And while it\u2019s true that there will always be curious people who just want to get a peek inside, you don\u2019t want to discount an entire group of people and run the risk of missing out on someone who\u2019s actually interested.<\/p>\n<p>You never know when one of them might pounce and make an offer on the spot. After all, a NAR survey found that <a href=\"https:\/\/www.nar.realtor\/research-and-statistics\/quick-real-estate-statistics\">6% of buyers<\/a> found their house via an open house sign or yard sign \u2014 albeit not a huge amount, but it does represent a certain segment of sales.<\/p>\n<p>As you might expect, the best way to target these \u201cweekend explorers\u201d is to host amazing open houses. We\u2019re not talking run-of-the-mill events with trays of cookies, stacks of fliers, and the agent hovering in the wings, ready to pounce on people as they walk in. Instead, your agent might consider creating a more <a href=\"https:\/\/www.homelight.com\/blog\/open-house-party\/\">experiential open house<\/a> that engages potential buyers with a unique activity, a themed party, a multi-house tour, or a home improvement workshop.<\/p>\n<p>\u201cThe key is to create the perfect environment to bring out the competitive side of the participants of the open house,\u201d says Lacey. \u201cA casual weekend warrior will turn into a protective buyer if they sense there is a high demand for the house, and may want to buy it if there is a lot of interest among the other participants.\u201d<\/p>\n<p>Another good way to reach &#8220;weekend explorers&#8221; is through virtual tours. \u201cSince they are not a super serious buyer, this will save you time and energy,\u201d explains <a href=\"https:\/\/www.windycityhomebuyer.com\/our-company\/\">Tomas Satas<\/a>, real estate investor, landlord, and professional flipper. \u201cVirtual tours can also expose these types of buyers to more properties than they would normally see, because they are able to view more homes in different areas without actually having to go anywhere. If they really like a certain home, then you can schedule a showing.\u201d<\/p>\n<h2>Meet the neighbors<\/h2>\n<p>Neighbors might be good for borrowing tools or shooting the breeze, but they can also be a resource for finding a buyer for your home. According to NAR, around <a href=\"https:\/\/www.nar.realtor\/research-and-statistics\/quick-real-estate-statistics\">5% of buyers<\/a> find their next home through a neighbor, friend, or relative.<\/p>\n<p>Poe often sends letters and postcards to the neighbors of sellers inviting them to his open houses, with the idea that they may bring someone they know who might be interested (or even that they might be open to switching houses in the same neighborhood). If the HOA allows it, he also likes to place a directional sign at the entrance to the neighborhood to draw traffic into the community.<\/p>\n<p>Lacey suggests downloading the <a href=\"https:\/\/www.homelight.com\/blog\/selling-a-house-on-nextdoor\/\">Nextdoor app<\/a> and sharing that you are hosting an open house. They purchase properties with the intent of making a profit either by renting them out long-term or flipping them for a profit.<\/p>\n<p>Although these cash buyers may offer a lower price than a traditional buyer, the benefits of a quick closing (sometimes within days), no appraisal requirement, and ability to sell as-is without making repairs or improvements can make this an attractive option for those looking to sell quickly and with minimal hassle.<\/p>\n<p>Examples of major house-buying companies in the U.S. include HomeVestors of America, which owns the \u201cWe Buy Houses\u201d franchise across the nation, and Invitation Homes \u2014 the largest owner of single-family rental homes in the U.S.<\/p>\n<p>In recent years, tech-enabled companies called <a href=\"https:\/\/www.homelight.com\/blog\/how-ibuyers-work\/\">iBuyers<\/a> (or instant buyer) have also entered the scene. These house-buying companies use Automated Valuation Models (AVMs) to calculate the value of a home and then generate an instant offer, sometimes sight unseen. Unlike house flippers, iBuyers typically purchase homes in relatively good to fair condition, make only light repairs, and turn over a higher volume of homes on thinner profit margins. However, flipping activity subsequently decreased in 2020 <a href=\"https:\/\/www.cnbc.com\/2020\/12\/17\/home-flipping-profits-are-the-highest-in-20-years.html\">due to a shortage of homes for sale<\/a>.\u00a0 That means if you\u2019re looking to sell to an investor, you likely won\u2019t have much competition from other sellers.<\/p>\n<p><a href=\"https:\/\/www.soldcarolina.com\/our-company\/\">Lou Gimbutis<\/a> has been buying and selling houses full-time since 2004, first in Michigan and then in North Carolina starting in 2007. He says one of the best ways to find these types of investors is via local Real Estate Investors Associations (<a href=\"https:\/\/nationalreia.org\/\">REIAs<\/a>), Apartment Owners\u2019 Associations (<a href=\"https:\/\/www.american-apartment-owners-association.org\/\">AAOAs<\/a>), and other similar groups.<\/p>\n<p>Another method is to search the county assessor\u2019s site for LLC owners or buyers who own multiple properties, suggests Jacob Naig, owner of a <a href=\"https:\/\/www.webuyhousesindesmoines.com\">property investment firm<\/a> in Des Moines, Iowa. \u201cIt&#8217;s free, but takes a little more work,\u201d he says. \u201cYou can narrow it down by location within that county as well. Once you find the name of the owner, you can go back and search that name to see every property for which they hold a title. There are also list providers that will allow you to search for cash buyers or LLC buyers. There will be a small fee, but it can go a lot quicker.\u201d<\/p>\n<p>Joining local Facebook investor groups is yet another great way to target mom-and-pop investors, says Satas. \u201cBuild your credibility by answering questions and taking part in discussions,\u201d he says.
