You might even be asking yourself, \u201cCan realtor fees be negotiated?\u201d<\/p>\n<p>Buying a home can be stressful \u2014 and expensive. Find a buyer&#8217;s agent who will walk you through the process of buying your dream home.<\/p>\n        \n                <div class=\"widget-element--buttons\">\n            <a data-type=\"In Content CTA\" href=\"https:\/\/www.homelight.com\/find-agent\/quiz\/buyer?#\/qaas=0\/\" class=\"cta-click-track widget-element--button\">Find a Buyer's Agent<\/a>\n        <\/div>\n                    <\/div>\n<\/div>\n\n\n<h2>First of all, yes, agent commissions can be negotiated<\/h2>\n<p><span style=\"font-weight: 400;\">Regardless of whether an individual\u2019s professional designation is a licensed real estate agent or a Realtor\u00ae (a licensed agent who is a member of the <\/span><a href=\"https:\/\/www.nar.realtor\/\"><span style=\"font-weight: 400;\">National Association of Realtors<\/span><\/a><span style=\"font-weight: 400;\">)<\/span>, most agents are paid through <a href=\"https:\/\/www.homelight.com\/blog\/what-is-a-real-estate-commission\/\">commissions<\/a>, which are a percentage of a home\u2019s sales price.<\/p>\n<p>Historically, agent commissions ranged from <a href=\"https:\/\/www.homelight.com\/blog\/how-much-do-real-estate-agents-make\/\">5% to 6% of the home\u2019s sale price<\/a>, split between the buyer\u2019s and seller\u2019s agents, with the seller typically covering both fees. However, the landmark NAR settlement <a href=\"https:\/\/www.homelight.com\/blog\/buyer-real-estate-commission-rules-and-regulations\/\">decoupled these commissions<\/a>.<\/p>\n<p>Now, sellers are no longer required to pay the buyer\u2019s agent fees, and buyers must negotiate directly with their agents. Still, many sellers choose to cover the buyer\u2019s agent commission to help attract more offers or expedite the sale.<\/p>\n<p>Despite the changes, in many markets, <a href=\"https:\/\/www.businessinsider.com\/homebuying-changes-nar-settlement-realtors-still-offer-advantages-2024-10\">sellers continue to pay the buyer\u2019s agent commissions<\/a>. That said, buyers should still factor in the cost (usually around 3% of the home\u2019s sale price) when budgeting and negotiating offers.<\/p>\n<p>You may be wondering if there\u2019s a standard percentage that goes to the commission. There isn\u2019t one, as that would be price fixing, which is against the law.<\/p>\n<h3>What\u2019s price fixing?<\/h3>\n<p>There\u2019s a lot you want to make sure is fixed before you buy a home. Price is not one of them, at least with regard to commission fees. In fact, brokerages are forbidden from establishing set sales commission percentages.<\/p>\n<p>Why the vagueness? Can\u2019t brokers make it clear and easy by setting a standard percentage for their fees?<\/p>\n<p>The <a href=\"https:\/\/www.prepagent.com\/article\/sherman-antitrust-act\">Sherman Antitrust Act<\/a> prohibits agreements that stifle competitive pricing. If agents on the seller\u2019s and buyer\u2019s sides set a standard rate, that would take away your ability, as a consumer, to negotiate and shop around for a more affordable experience.<\/p>\n<p>The advantage of the antitrust policy is that it allows you some control over commission rates. The downside is that it may leave you in the dark as to what the first step is if you want to discuss fees. We\u2019re here to help.<\/p>\n<div id=\"section--1\" data-toc-header=\"Why would a buyer negotiate fees?\" data-toc-type=\"head\"><\/div>\n<h2>Why <em>would<\/em> a buyer negotiate fees?<\/h2>\n<p>Traditionally, the seller typically handled the agent fees and the associated negotiations. However, under the new rules, buyers are now expected to cover these fees themselves.<\/p>\n<p>In many cases, this works to the buyer\u2019s advantage, helping them edge out the competition. In some instances, agents themselves ask buyers to pay the fees. Robinson says she\u2019s been in this situation.<\/p>\n<p>\u201cDuring the era of the foreclosure market and short sale market, which was in 2008, the price points for the homes were pretty low,\u201d she says. (You may remember 2008 as <a href=\"https:\/\/www.fdic.gov\/bank\/historical\/crisis\/chap1.pdf\">not the happiest time in real estate history<\/a>.)<\/p>\n<p>Lower-priced homes mean lower agents\u2019 fees, so in some cases, the home prices during that time fell so far that the fee dipped below a level Robinson was comfortable with. \u201cI would go to the buyer and ask the buyer to cover the difference of the fee,\u201d she says.<\/p>\n<p>Regardless of the <a href=\"https:\/\/www.homelight.com\/blog\/how-to-set-list-price\/\">listing price<\/a>, a home sale requires the same amount of skill and work from the agent. That\u2019s important to remember when talking about commission. What homework does Robinson wish buyers did before entering price negotiations? It\u2019s seeing the value agents bring to the home purchase transaction.<\/p>\n<blockquote><p><em>\u201cIf they don\u2019t understand the value of what my services are, I will pull out my list of values, show them my hundred-point list of things that take place during a transaction, and usually when I finish with that, they understand why I\u2019m asking for the commission.\u201d<\/em><\/p><\/blockquote>\n","protected":false},"excerpt":{"rendered":"<p>When buying a home, you want to get the best value every step of the way, but can Realtor fees be negotiated?
