It\u2019s essential that your agent can craft a property listing that charms buyers into arranging a showing.<\/p>\n<p>So, you head to an agent\u2019s website and see some absolutely gorgeous home listings \u2014 clean, modern interiors, <a href=\"https:\/\/www.homelight.com\/blog\/home-staging-tips-first-timers\/\">perfectly staged rooms<\/a>, and bright, tantalizing professional photographs abound. You conclude that you\u2019ve stumbled across an absolute real estate digital marketing maven.<\/p>\n<p>But wait. You scroll down a bit more and see some photos in other listings that are not so hot, with some cluttered rooms, dated floors, and decor that, frankly, makes no sense. Should you dump this agent before the first date?<\/p>\n<p>\u201cNot necessarily,\u201d says <a href=\"https:\/\/www.homelight.com\/agents\/enas-latif-ny-40la0928344\">Enas Latif<\/a>, a top-rated real estate agent who sells homes 62% faster than the average Harris Hill, New York agent. \u201cPhotos are a team effort. If you have an uncooperative seller, or tenants living in the home, it can become tough.\u201d<\/p>\n<p>Rather than going by photos alone, Latif advises sellers to ask the agent the following questions after viewing their listings:<\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\">What will you do to my home to prepare it for sale?<\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\">How will you capture photos of my home? Will they be professionally taken?<\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\">Do you do a pre-photo <a href=\"https:\/\/www.homelight.com\/blog\/home-prep-room-by-room\/\">walkthrough<\/a> with me to help me best stage my home for pictures?<\/li>\n<\/ul>\n<p>\u201cProfessional pictures are non-negotiable, regardless of the size of the home or its price range,\u201d Latif says.<\/p>\n<h2>2. The agent suggests strategic home improvements<\/h2>\n<p>When it comes to preparing your home for the market, <a href=\"https:\/\/www.homelight.com\/blog\/cost-of-gutting-a-home-and-remodeling\/\">renovations<\/a> possibilities are endless. A top real estate agent knows which projects will bring a positive <a href=\"https:\/\/www.homelight.com\/blog\/what-upgrades-increase-home-value\/\">return on investment<\/a> and bring more buyers to the door.<\/p>\n<p>For example, <a href=\"https:\/\/www.homelight.com\/blog\/when-to-replace-roof\/\">replacing an asphalt shingle roof<\/a> costs an average of <a href=\"https:\/\/www.remodeling.hw.net\/cost-vs-value\/2020\/\">$24,700<\/a> and has a return on investment of 65.9%, adding $16,287 in <a href=\"https:\/\/www.homelight.com\/blog\/improve-home-value\/\">resale value<\/a>. If you reach out to a real estate agent and don\u2019t hear back for an extended period, look elsewhere.<\/p>\n<p>\u201cSelling a home can be like a stressful emotional roller coaster,\u201d Latif shares. \u201cYour real estate agent needs to be that person you can rely on and trust to keep you updated and at ease through the whole process.\u201d<\/p>\n<p>It\u2019s essential that your real estate agent has excellent <a href=\"https:\/\/www.homelight.com\/blog\/real-estate-negotiation-tips\/\">communication and negotiation skills<\/a> and provides you with regular updates.<\/p>\n<p>But exactly how much communication is enough? If you send an agent a message and don\u2019t hear back from them for a while, is that a <a href=\"https:\/\/www.homelight.com\/blog\/red-flags-real-estate-agent\/\">red flag<\/a>?<\/p>\n<p>\u201cThat depends on your definition of \u2018a while,\u2019\u201d Latif says. \u201cI personally don\u2019t answer my phone if I\u2019m on a call with another client. If I\u2019m at a listing appointment, for example, that could take up to three hours. That said, anything more than 24 hours is a red flag.\u201d<\/p>\n<p>If you\u2019re reaching out to a real estate agent through their site as a prospective client, however, Latif says this is a great time to test whether the agent has good systems in place.<\/p>\n<p>\u201cAn agent needs to have a system where there\u2019s a response to inquiries coming in within five or ten minutes,\u201d Latif advises. \u201cEven if the response is an automated message that says, \u2018Hey, I\u2019m tied up in an appointment and will call you back as soon as I can.\u2019\u201d<\/p>\n<p>Why is communication so important? You want an agent who not only responds promptly to you but also to homebuyers inquiring about your property. Playing phone tag is not fun for busy buyers. The last thing you want is to miss out on a sale because your agent wasn\u2019t available.<\/p>\n<h2>4. You like their energy (and they like yours!)<\/h2>\n<p><a href=\"https:\/\/www.nar.realtor\/research-and-statistics\/research-reports\/highlights-from-the-profile-of-home-buyers-and-sellers\">77% of sellers<\/a> go with the first real estate agent they contact. While this sometimes works out, it\u2019s much more strategic to <a href=\"https:\/\/www.homelight.com\/blog\/how-to-interview-a-real-estate-agent\/\">interview a real estate agent<\/a>\u00a0to get a sense of their personality and professionalism.<\/p>\n<p>While you don\u2019t have to be entirely enamored with your agent, there should be an immediate likability factor, and you should generally enjoy being around them. You\u2019ll be working with your real estate agent to sell your home for a long time \u2014 for an <a href=\"https:\/\/www.homelight.com\/blog\/how-long-does-it-take-to-sell-a-house\/\">average of 70 days<\/a> from listing to closing, on top of <a href=\"https:\/\/www.homelight.com\/blog\/prepare-your-home-for-sale\/\">an additional month<\/a> or two prior to listing while you prepare your home for the market.<\/p>\n<p>\u201cIt\u2019s almost like a marriage!\u201d Latif comments only half-jokingly.<\/p>\n<blockquote><p>\u201cYou\u2019re stuck with each other every day for months. If you can\u2019t communicate, how are you going to make it work?\u201d<\/p><\/blockquote>\n<p>Compatibility with your agent is paramount for an enjoyable and profitable selling experience. Your agent should have great communication skills, always make you feel heard, and instill a sense of trust in you.<\/p>\n<p>Even more critical, a listing agent needs to communicate with influence, charisma, and confidence to market your home, handle prospects, and close the deal successfully.<\/p>\n<h2>5. They know the area like the back of their hand<\/h2>\n<p>One of the first questions to ask a real estate agent is how well they know your neighborhood. An agent with intimate <a href=\"https:\/\/www.homelight.com\/blog\/local-real-estate-market\/\">local knowledge<\/a> gives you an edge over your competitors when marketing your home; they can authentically sell buyers on the perks of your location, like proximity to local cafes, shops, restaurants, wildlife, and urban centers.<\/p>\n<p>When interviewing your agent, ask them how many homes they\u2019ve closed in your area.
