But how can you tell if you should repaint your house before selling it? Not every house needs a full paint job before hitting the market.<\/p>\n<p>\u201cIt only makes sense to do it if you\u2019ll be able to boost the sale price by more than what the painting will cost you,\u201d says <a href=\"https:\/\/certapro.com\/boston-south-shore\/our-team\/paige-nejame\/\">Paige NeJame<\/a>, owner of a CertaPro Painters franchise near Boston. She adds that the decision to paint often swings with the housing market. &#8220;You may not have to paint your home at all,\u201d she says, if you live in a market where homes are actively selling.<\/p>\n<p>Unsure of whether to grab a brush or leave it to the buyer? For a house with a market value in the $400,000 range, that could mean up to an additional $28,000.<\/p>\n<p>Painting the exterior of a home is one the most effective ways to elevate your property&#8217;s curb appeal and increase potential sale proceeds.<\/p>\n<div id=\"section--1\" data-toc-header=\"Signs that you should paint your home\u2019s exterior\" data-toc-type=\"head\"><\/div>\n<h3>Signs that you should paint your home\u2019s exterior<\/h3>\n<p>On the fence about whether to repaint your home\u2019s exterior or try selling as-is? We asked the experts for some signs that you should freshen up your home\u2019s facade before putting it on the market.<\/p>\n<h4>Sign #1: The house looks dull and drab<\/h4>\n<p>Exterior paint fades over time with exposure to the sun and other elements. \u201cFaded paint can make a house look old and tired, whereas a fresh coat of paint\u2014and sometimes a pop of new color\u2014really freshens up a home and helps it stand out,\u201d says <a href=\"https:\/\/settlerite.com\/about-us\">Teris Pantazes<\/a>, co-founder of Settle Rite Home Services, which works on pre-sale home improvements, including painting houses before they go on the market.<\/p>\n<h4>Sign #2: The exterior paint is peeling and flaking.<\/h4>\n<p>This will give buyers the impression that the home has not been well-maintained, but it\u2019s especially important for homes built prior to 1978, which could contain <a href=\"https:\/\/www.fha.com\/fha_article?id=2813#:~:text=FHA%20borrowers%20in%20these%20situations,the%20opportunity%20to%20do%20this.\">lead paint<\/a>.<\/p>\n<h4>Sign #3: The color is dated.<\/h4>\n<p>Pantazes says that maroon, brown, and other similar colors could make your home look dated, which may turn off buyers who are demanding move-in-ready, updated homes.<\/p>\n<h4>Sign #4: It shows overall signs of wear.<\/h4>\n<p>If you see issues like cracked caulk, gaps between siding boards, soft or cracked wood, stains or mold, or other signs of wear, it\u2019s likely time for a fresh paint job. \u201cSome lenders require these types of things to be repaired, as they could lead to rotted or damaged wood,\u201d says Pantazes.<\/p>\n<div id=\"section--2\" data-toc-header=\"Tips for getting the most out of your exterior paint job\" data-toc-type=\"head\"><\/div>\n<h3>Tips for getting the most out of your exterior paint job<\/h3>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Don\u2019t try to be (too) different: <\/b>While it\u2019s good to stand out, your home\u2019s color should jive with the other houses in the neighborhood. According to the National Association of Realtors, a color that\u2019s \u201c<a href=\"https:\/\/www.nar.realtor\/infographics\/curb-appeal\">wildly different<\/a>\u201d from the surrounding homes could cause buyers to see it as less valuable.<\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Focus on the entry. <\/b>Even if you don\u2019t have the time or money to paint the entire exterior, painting the front door is a quick, inexpensive way to add a pop of color and distinguish your house from the ones around it.<\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Stick with the old color. <\/b>If the paint color isn\u2019t outdated or incongruous with the other houses on the street, use the same shade so you can get away with only doing one coat. \u201cIf you choose a color that\u2019s too different from your current color, you\u2019ll need to pay for more than one coat to cover properly and not have the old color peek through,\u201d says NeJame. \u201cThis applies when going from dark to light colors as well as from light to dark.\u201d<\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Complete any repairs before painting. <\/b>NeJame recommends fixing any loose shingles, rotted clapboards and trim before painting. \u201cNever paint over rotted wood, or your home inspector will catch this and ding you for it,\u201d she warns.<\/li>\n<\/ul>\n<div id=\"section--3\" data-toc-header=\"Favorite exterior colors that appeal to buyers\" data-toc-type=\"head\"><\/div>\n<h3>Favorite exterior colors that appeal to buyers<\/h3>\n<p>In her experience with exterior painting projects, NeJame has seen a few favorites emerge in terms of widespread appeal:<\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><a href=\"https:\/\/www.sherwin-williams.com\/homeowners\/color\/find-and-explore-colors\/paint-colors-by-family\/SW7008-alabaster\">Sherwin Williams\u2019 Alabaster<\/a>: a white\/cream for the body of the home that looks great at all times of day in lots of different lights<\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><a href=\"https:\/\/www.sherwin-williams.com\/homeowners\/color\/find-and-explore-colors\/paint-colors-by-family\/SW0019-festoon-aqua\">Sherwin Williams\u2019 Festoon Aqua<\/a>: an eye-catching shade for the front door to give the home a pop of color<\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><a href=\"https:\/\/www.sherwin-williams.com\/homeowners\/color\/find-and-explore-colors\/paint-colors-by-family\/SW7642-pavestone\">Sherwin Williams&#8217; Pavestone<\/a>: a neutral beige that works well on clapboards or shutters<\/li>\n<\/ul>\n<h2>Interior paint<\/h2>\n<p>Buyers will also notice and judge your interior wall paint. A fresh and <a href=\"https:\/\/www.homelight.com\/blog\/what-color-should-i-paint-my-house\/\">neutral color<\/a> will leave a more favorable impression than worn, scuffed, faded, or outdated paint. But if your paint is still in pretty good shape and is appealing to a broad base of buyers, you may not need to spend the time and money on a full color overhaul.<\/p>\n<div id=\"section--4\" data-toc-header=\"Signs that your interior walls are screaming for a paint job\" data-toc-type=\"head\"><\/div>\n<h3>Signs that your walls are screaming for a paint job<\/h3>\n<p>Not sure whether it\u2019s worth the time and money to repaint your home\u2019s interior? We talked to the painting experts about when it makes sense to give your walls some color TLC before listing.<\/p>\n<h4>Sign #1: The walls look scratched and scuffed.<\/h4>\n<p>You may be able to take care of minor marks with a <a href=\"https:\/\/www.mrclean.com\/en-us\/shop-products\/magic-erasers\">Mr. Clean Eraser<\/a>, but if they are extensive or can\u2019t be removed, it may warrant a coat of fresh paint.<\/p>\n<h4>Sign #2: The color palette doesn\u2019t appeal to a wide range of buyers.<\/h4>\n<p><a href=\"https:\/\/shabbychichouse.com\/about\/\">Mike Katona<\/a>, a DIY and home improvement enthusiast, was trying to sell a home and thought that potential buyers could look past the pink, purple, and mint green rooms. But after the first few showings, he got feedback that the buyers didn\u2019t like the paint colors. He painted over the pastel with a neutral white (<a href=\"https:\/\/www.sherwin-williams.com\/homeowners\/color\/find-and-explore-colors\/paint-colors-by-family\/SW7005-pure-white\">Sherwin-Williams&#8217; Pure White<\/a>) and the house sold on the next showing.<\/p>\n<p>\u201cPeople need a blank slate to help them envision a house as their own,\u201d says Katona. \u201cA neutral white creates a blank canvas that can easily be painted over should they wish to change the color down the road.\u201d<\/p>\n<h4>Sign #3: The walls are flaking, peeling, or chipping.<\/h4>\n<p>Some lenders will require repainting in this case. And even if they don\u2019t, buyers could be concerned about the potential for leaks or water issues \u2014 not to mention that damaged or worn paint will likely leave the impression that the entire home is not well-maintained.<\/p>\n<h4>Sign #4: The rooms aren\u2019t uniform in design.<\/h4>\n<p>If most of your home has light, neutral paint but the office is a much darker color, for example, it can create a bit of a design disconnect. The experts recommend using the same color to flow throughout the house for a more cohesive effect.<\/p>\n<div id=\"section--5\" data-toc-header=\"Tips for getting the most out of your interior paint job\" data-toc-type=\"head\"><\/div>\n<h3>Tips for getting the most out of your interior paint job<\/h3>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Stick with the same color, if you can. <\/b>If you\u2019re painting over the bubble-gum pink in your daughter\u2019s bedroom, you\u2019ll almost certainly need at least two coats. But if you already have a neutral shade that just needs to be cleaned up and refreshed, you can likely get away with just one coat (and thus, save time and money).<\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Go neutral.<\/b> \u201cOn the interior, you are not making a statement,\u201d says Pantazes. \u201cLet an upgraded appliance, grand fireplace, or general cleanliness make that statement, not your wall paint.\u201d Top agents agree: In another HomeLight Top Agent Insights Report, <a href=\"https:\/\/3xlsey17pnzh3nf35w1wwnug-wpengine.netdna-ssl.com\/wp-content\/uploads\/2020\/03\/real-estate-top-agent-insights-for-q1-2020.pdf\">98% of agents<\/a> said that buyers gravitate to neutral color schemes.<\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Don\u2019t spot paint. <\/b>If you need to paint over scuffs or a few scratches, NeJame recommends painting the whole wall. \u201cSpot painting rarely works, because the paint on the wall is slightly faded compared to the paint you had stored in the basement,\u201d she explains.<\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Use high-quality paint.<\/b> <a href=\"https:\/\/www.homelight.com\/agents\/brad-taflinger-in-rb14018444\">Brad Taflinger<\/a>, an Indiana real estate agent with 35 years of experience, says that paint isn\u2019t a place to skimp. \u201c$18\/gallon paint may take two or more coats, but if you spend a little more on a better-quality paint that includes a primer, you can get it done in one shot, saving time and money,\u201d he says.<\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>No time to DIY? Hire it out.<\/b> A sloppy paint job could end up negating any potential value it could have added. If painting isn\u2019t your strong suit, invest a little more in a professional.<\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Have your painter use a <\/b><a href=\"https:\/\/www.clare.com\/blogs\/articles\/zero-voc-paint\"><b>zero-VOC paint<\/b><\/a><b>. \u201c<\/b>VOCs are \u2018volatile organic compounds\u2019 that cause paint to smell like, well, paint,\u201d NeJame explains. If you use zero-VOC, the house won\u2019t smell of paint fumes when potential buyers are touring your home.<\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>For flawed walls, use flat paint.<\/b> When walls have imperfections like dents, dings, or cracks, the lack of sheen in flat paint is more forgiving, explains NeJame. If you use an eggshell, satin or semigloss, flaws in walls and woodwork will be \u201chighlighted\u201d by the shine.<\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Try expensive-looking colors on a budget. <\/b>NeJame has seen lots of homeowners in high-end areas look to the expensive brand <a href=\"https:\/\/www.farrow-ball.com\/en-us\">Farrow &amp; Ball<\/a> at $120\/gallon (compared to about $60\/gallon for Sherwin-Williams or Benjamin Moore paint) because of its curated color palette.
