This also means that your Realtor\u00ae can give you all the background information and details on homes you\u2019re interested in \u2014 before you spend half of your Saturday driving around town to visit open houses that may not actually be a good fit for you.<\/p>\n<p>What\u2019s more, real estate agents see <b>a lot <\/b>of houses. They know what\u2019s common for the area, what features can make a particular home stand out, and what might be a sign that your home-of-interest is in need of <a href=\"https:\/\/www.homelight.com\/blog\/most-expensive-home-repairs\/\">repairs<\/a> or important updates. Along these lines, a buyer\u2019s agent can also help you prepare for an open house by assembling a list of <a href=\"https:\/\/www.homelight.com\/blog\/buyer-what-to-ask-during-an-open-house\/\">questions<\/a> you may not otherwise think of on the spot.<\/p>\n<p>Finally, walking into an open house with your own agent means you won\u2019t have to worry about having to politely decline the services of a <a href=\"https:\/\/www.homelight.com\/blog\/what-is-listing-agent\/\">listing agent<\/a> who may be eager to enlist themselves in the purchase of your home.<\/p>\n<p>Not all states permit <a href=\"https:\/\/www.homelight.com\/blog\/dual-agency-is-illegal-in-some-states\/\">dual agency<\/a> \u2014 where an agent represents both buyer and seller in the same transaction \u2014 but even if it may be possible in your state, that doesn\u2019t make it a great idea. Ideally, your Realtor\u00ae will act on your behalf only, rather than trying to juggle the best interests of both parties.<\/p>\n<h2>Next step: Find an open house<\/h2>\n<p>Admittedly, even without a buyer\u2019s agent, this step isn\u2019t too difficult, thanks to the internet.<\/p>\n<p>Try these tactics to start your open house viewing extravaganza:<\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\">Run a Google search for phrases like \u201copen houses near me\u201d or \u201copen house [city, state].\u201d<\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\">Peruse your real estate listing platform of choice.<\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\">Check your local newspaper \u2014 classified ads aren\u2019t as outdated as you might think!<\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\">Drive or take a walk through neighborhoods you\u2019re interested in. Real estate agents will often post signs in notice of an upcoming open house, and certainly signs will be out on the day of the event.<\/li>\n<\/ul>\n<p>Make a note of addresses and any distinguishing features of the homes to help you remember which is which.<\/p>\n<h2>You\u2019ve got a list; now check it twice<\/h2>\n<p>In lieu of information compiled for you by your buyer\u2019s agent, it\u2019s now time to do some research on your homes of interest before open house day.<\/p>\n<p>Popping the address into Google (providing you found the home some other way than seeing a listing online) should yield quick details.<\/p>\n<p>It\u2019s a good idea to figure out the age of the home and to make sure its characteristics match what you\u2019re looking for before you become too invested in the process. If, for example, you need four bedrooms, there\u2019s no point in walking through a two-bedroom home.<\/p>\n<p>If the house is listed through the MLS, you\u2019ll probably also find current photos online. Without a buyer\u2019s agent in tow to remind you of what\u2019s okay and what may be frowned upon, it\u2019s important to keep <a href=\"https:\/\/www.homelight.com\/blog\/buyer-open-house-etiquette\/\">basic manners<\/a> top-of-mind.<\/p>\n<h3>Walking inside<\/h3>\n<p>\u201cWhen you come into a home, especially with COVID-19 going on, maybe you\u2019re wearing a mask,\u201d suggests Wisdom.<\/p>\n<p>Taking your shoes off \u2014 or at least offering to do so \u2014 is always a polite move and should be a definite course of action if it\u2019s raining.<\/p>\n<p>Once you\u2019re in, if you\u2019re attending the open house without a Realtor\u00ae, it\u2019s best practice to <a href=\"https:\/\/www.homelight.com\/blog\/buyer-how-to-answer-brokers-questions-at-open-house\/\">say hello<\/a> to the hosting agent. (They\u2019ll probably greet you at the door anyway, so this step should be an easy one!)<\/p>\n<p>If you\u2019re already working with a buyer\u2019s agent, let them know as much. If not, it\u2019s perfectly fine to explain that you\u2019re just looking and go with the flow in terms of that agent potentially representing you.<\/p>\n<p>\u201cIt\u2019s really up to your own comfort level,\u201d says Wisdom.<\/p>\n<blockquote><p>\u201cIf you feel like the agent is doing a good job, and you feel comfortable with them, then you can establish that relationship. A lot of times it just comes down to personality.\u201d<\/p><\/blockquote>\n<h3>The walkthrough<\/h3>\n<p>While some agents might insist upon walking you through the home, once you\u2019ve exchanged greetings, most will step aside and let you wander around at your own pace.<\/p>\n<p>As you\u2019re moving from room to room, know that it\u2019s certainly <a href=\"https:\/\/www.homelight.com\/blog\/buyer-open-house-dos-and-donts\/\">okay to poke around<\/a> \u2014 but do so with respect. It\u2019s one thing to open closet and cabinet doors to briefly assess depth and shelving; it\u2019s quite another to start rifling through the clothes or items within those enclosures.<\/p>\n<p>The same goes for <a href=\"https:\/\/www.homelight.com\/blog\/appliances-when-selling-a-house\/\">appliances<\/a>. Refrigerators, dishwashers, and washers and dryers are often included (or negotiated for) in the sale of the home, but since these are personal use items, it\u2019s best practice to ask the hosting agent if it\u2019s okay for you to look inside \u2014 lest you find yourself peering into a washing machine full of the homeowner\u2019s delicates.<\/p>\n<p>And while this should probably go without saying, furniture is <i>always<\/i> off-limits. There\u2019s no reason for you to open dresser drawers, lie down on any beds, or root around in the dining room sideboard.<\/p>\n<p>When in doubt about whether something is part of the sale or if it\u2019s okay to take a closer look at a feature or item, ask the agent.<\/p>\n<h3>Viewing privacy? Maybe not<\/h3>\n<p>Technology has come a long way in recent years, and there\u2019s a good chance that you\u2019re not as alone in an open house as you might think.<\/p>\n<p>\u201cA lot of sellers have cameras in their homes now,\u201d says Wisdom. \u201cThey\u2019re watching you; they\u2019re listening to your feedback.\u201d<\/p>\n<p>Wisdom recommends keeping your commentary generic while walking through a home. Maybe you think the paint color in the guest bedroom is hideous, or maybe you absolutely love what they\u2019ve done in the breakfast nook \u2014 for purposes of both politeness and negotiating power, neutral feedback during an open house is usually your best bet. These seemingly background details can be indicative of much more, and you don\u2019t always want to wait until you\u2019re <a href=\"https:\/\/www.homelight.com\/blog\/buyer-what-does-under-contract-mean-in-a-listing-status\/\">under contract<\/a> and looking through an <a href=\"https:\/\/www.homelight.com\/blog\/how-home-inspection-works\/\">inspection report<\/a> to find out that a home is going to require more repairs than you\u2019re bargaining for.<\/p>\n<h2>Ask the host agent basic questions<\/h2>\n<p>Even if you have a buyer\u2019s agent who will handle the communication legwork for you, don\u2019t be shy about asking questions of the listing or host agent on-site at the time of the open house. This can save time and help you form a better understanding of whether a particular home is worth pursuing further.<\/p>\n<p>Avoid discussion of pricing or negotiating, but if you\u2019re curious, do ask about details like the age of the roof or the <a href=\"https:\/\/www.homelight.com\/blog\/replace-air-conditioner\/\">HVAC unit<\/a>, what kind of maintenance goes into keeping up the koi pond in the backyard, or whether the homeowner is planning to finish the half-renovated downstairs bathroom before selling.<\/p>\n<p>Keep more nuanced questions \u2014 such as whether the homeowner would be willing to leave their workbench in the garage, or if there\u2019s an allowance to replace the cracked tile backsplash in the kitchen \u2014 to yourself, and make sure to discuss those later with your agent.<\/p>\n<h2>Debrief with your agent<\/h2>\n<p>After your open house day, it\u2019s time to talk everything over with <a href=\"https:\/\/www.homelight.com\/find-real-estate-agents\/buying\">your agent<\/a>.
