With more people spending more time at home than ever before, coupled with restrictions or closures at local recreation facilities, having a pool at your home lets you keep <i>palm<\/i> and carry on.<\/p>\n<p>Even as facilities began to reopen, HomeLight\u2019s Spring 2021 Top Agent Insights Survey found that nationally, a pool added <a href=\"https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2021\/05\/real-estate-top-agent-insights-spring-2021-report.pdf\">$16,137<\/a> in home value pre-COVID and <a href=\"https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2021\/05\/real-estate-top-agent-insights-spring-2021-report.pdf\">$27,199<\/a> post-COVID.<\/p>\n<p>One of HomeLight\u2019s top real estate agents in Florida, <a href=\"https:\/\/www.homelight.com\/agents\/sabine-robertson-fl-3380233\">Sabine Robertson<\/a>, confirms: \u201cEspecially with COVID right now, there is a high demand for a pool; the cost of putting a pool in has almost doubled. So if you are purchasing a home that already has a pool in place, there&#8217;s a big advantage, and I have buyers who specifically only look at homes that include pools.\u201d<\/p>\n<p>Is this just a Florida craze? Surprisingly, it\u2019s not! Yahoo! Finance reported that Pools of Fun, an inground pool installer in Indianapolis, <a href=\"https:\/\/finance.yahoo.com\/news\/pool-sales-skyrocket-consumers-splash-083652059.html?guccounter=1\">had a 43% increase in pool sales in August 2020<\/a>.<\/p>\n<p>Statistics like these are being shared from coast to coast \u2014 post-pandemic pool sales are going swimmingly, no matter your location in the U.S. But, oh buoy\u2026 will it stick? Reports show that <a href=\"https:\/\/www.phta.org\/news-research\/press-releases\/2024-press-releases\/pool-hot-tub-alliance-q3-quarterly-pulse-survey-shows-strong-revenue-growth-for-industry\/\">45% of members of the Pool &amp; Hot Tub Alliance<\/a> predicted pool industry revenues will rise <a href=\"https:\/\/www.reuters.com\/article\/us-health-coronavirus-pools-idUSKCN2520HW\">10% <\/a>or more in the future.<\/p>\n<h2>Scenarios where a swimming pool can boost value<\/h2>\n<p>While having a home with a pool is currently hotter than a balmy summer day, we wanted to outline the scenarios where a swimming pool can boost value across the (diving) board.<\/p>\n<p>There are a handful of key variables to consider and weigh when it comes to understanding if a swimming pool adds value to your home or not.<\/p>\n<p>Swimming pools reliably boost value if:<\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"2\">You live in a neighborhood where pools are the norm<\/li>\n<li style=\"font-weight: 400;\" aria-level=\"2\">The pool style fits the neighborhood<\/li>\n<li style=\"font-weight: 400;\" aria-level=\"2\">You live in a warmer climate and can use the pool year-round<\/li>\n<li style=\"font-weight: 400;\" aria-level=\"2\">The pool doesn\u2019t take up the entire yard<\/li>\n<li style=\"font-weight: 400;\" aria-level=\"2\">The pool is well-maintained<\/li>\n<li style=\"font-weight: 400;\" aria-level=\"2\">Buyers in your market prioritize pools<\/li>\n<\/ul>\n<h2>First things first: The inspection<\/h2>\n<p>Pools can have leaks, pumps can malfunction, and heating elements can be broken. These are all things that a regular home inspection specialist isn\u2019t qualified to actually inspect. As a pool is a high-ticket item, \u201cI strongly encourage anyone who wants to buy a home with a pool to get a separate pool inspection from a licensed pool company, not from a regular home inspector,\u201d advises Robertson.<\/p>\n<p>A home inspector also has to check for safety features to reduce the insurance premium, such as fencing around the pool. \u201cSo when you&#8217;re purchasing a pool and those features are not present, the insurance cost will go up, so it&#8217;s important to make sure that they are in place,\u201d says Robertson.<\/p>\n<p>Check your local pool codes by contacting your city or county to learn about the safety and building guidelines that you must follow. We\u2019re going to unpack all the installation costs of adding a pool so you can make a decision that\u2019s right for you, your family, and your wallet!<\/p>\n<p>According to HomeLight\u2019s Fall 2020 Top Agent Insights survey, the average cost to install an inground pool is around <a href=\"https:\/\/www.homelight.com\/blog\/real-estate-top-agent-insights-for-q3-2020\/\">$42,480<\/a>; however, the cost can shoot up to between <a href=\"https:\/\/www.homelight.com\/blog\/how-much-does-it-cost-to-install-a-pool\/\">$100,000 and $150,000<\/a> if you want all the luxurious bells and whistles on the market.<\/p>\n<p><a href=\"https:\/\/www.carolinaspoolcleaning.com\/\">Ashley Conner<\/a> from Carolinas Pool Cleaning in Charlotte, North Carolina, confirms: \u201cAll pools are going to be expensive in and of their own right, and no matter which type of pool you have \u2014 you can\u2019t ignore it.\u201d There\u2019s more to a pool than deciding which floatie will be your go-to Instagram pal!<\/p>\n<h3>Excavation<\/h3>\n<p>First things first, you have to dig a hole. Thankfully, there is no need to grab a shovel. You\u2019ll need to hire an excavation company to handle this.<\/p>\n<p>The average cost of excavating a pool is between <a href=\"https:\/\/www.homeadvisor.com\/cost\/landscape\/excavate-land\/#swimmingpool\">$400 and $1,500<\/a>. There can be additional costs added to the bill depending on if there are any trees to be removed and if the soil is rocky.<\/p>\n<p>Actually, the excavation price can be shockingly high if the area where you want your pool built is inaccessible, with rocky terrain. It will require an <a href=\"https:\/\/swimrightpools.com\/should-your-concrete-pool-be-acid-washed\/#:~:text=Acid%20washing,-When%20the%20swimming&amp;text=An%20acid%20wash%20removes%20the,acid%20to%20his%20cleaning%20supplies.\">acid wash<\/a> every three to five years to make sure that mold and algae don\u2019t grow. While acid washing your pool may sound scary, it isn\u2019t as bad as it sounds, and your pool will look like new afterward! The average cost of an acid wash, nationally, is between <a href=\"https:\/\/porch.com\/project-cost\/cost-to-acid-wash-a-pool\">$120 and $144<\/a>. Then you\u2019ll have to factor in re-plastering, which costs between <a href=\"https:\/\/porch.com\/project-cost\/cost-to-replaster-a-pool\">$1,384 and $1,642<\/a>.<\/p>\n<p>Keep in mind that the price of these services will depend on demand, the size of the pool, the pool\u2019s condition, and the finish options that you choose.<\/p>\n<p>How often do you need to replaster a pool? Every <a href=\"https:\/\/www.venturecustompools.com\/how-often-do-you-need-to-replaster-a-pool\/\">10 years<\/a> is the general estimate. This higher level of maintenance, plus the <a href=\"https:\/\/homeimprovementcents.com\/inground-concrete-pool-care-and-maintenance-guide-for-freshwater\/\">higher amounts of chemicals<\/a> needed to upkeep the pool, account for the annual expense.<\/p>\n<p>Concrete pools are lined with a three-quarter&#8211;inch layer of plaster, which makes this the most difficult pool type to upkeep. As Conner conveys, \u201cYou\u2019ll have to treat it with care, or else it will quickly start deteriorating. When you have plaster, you have to make sure you\u2019re brushing it daily, doing regular acid washes, and keeping your chemicals in check. While concrete is going to be the most expensive to keep up, it is the prettiest and has the highest resale value.\u201d<\/p>\n<p>Concrete pools require more maintenance and more chemicals than fiberglass or vinyl pools, but they typically do last the longest. The lifespan of your concrete pool should be 50-plus years.<\/p>\n<p>Wait, what about <a href=\"https:\/\/www.concrete.org\/tools\/frequentlyaskedquestions.aspx?faqid=746\">shotcrete<\/a> or <a href=\"https:\/\/www.flowermoundpoolservice.com\/concrete-and-gunite\/\">gunite<\/a>? Shotcrete and gunite are actually concrete, just with a different water ratio, and shotcrete and gunite are applied with a pressurized spray rather than form-set concrete.<\/p>\n<h3>Fiberglass pools<\/h3>\n<p>The national average for a fiberglass pool is between <a href=\"https:\/\/www.homeadvisor.com\/cost\/swimming-pools-hot-tubs-and-saunas\/inground-pool\/\">$20,000 and $36,500<\/a> which includes the delivery and the installation, as well as a basic deck or <a href=\"https:\/\/stonearch.ca\/pool-coping-guide-101\/#:~:text=In%20architecture%2C%20coping%20is%20the,protects%20it%20from%20various%20elements.&amp;text=The%20design%20of%20pool%20coping,and%20natural%20stone%20for%20it.\">coping,<\/a> which is pool-speak for the protective lip or cap at the top of the wall of the pool.<\/p>\n<p>Fiberglass pools are pre-made \u201cshells\u201d that are installed into a leveled hole pre-dug to match its shape. Maintenance costs for fiberglass pools run, on average, between <a href=\"https:\/\/www.homeadvisor.com\/cost\/swimming-pools-hot-tubs-and-saunas\/inground-pool\/#vinyl\">$5,000 and $15,000 over a 10-year period<\/a>.<\/p>\n<p>The benefits of a fiberglass pool is that it is a very short installation process, usually between <a href=\"https:\/\/www.teserraoutdoors.com\/how-long-will-a-fiberglass-pool-last\/\">three and six weeks<\/a>. Maintenance costs are also relatively low because of fiberglass pools\u2019 gel-coat finish, which is both <a href=\"https:\/\/www.teserraoutdoors.com\/how-long-will-a-fiberglass-pool-last\/\">stain- and algae-resistant<\/a>. You won\u2019t have to acid wash a fiberglass pool or deal with such an expensive or intensive chemical regime.<\/p>\n<p>Lastly, it is worth mentioning that fiberglass pools will not crack in cold weather as they are designed to prevent frozen water or extreme cold from damaging any part of the fiberglass pool. As HomeAdvisor affirms, fiberglass pools \u201c<a href=\"https:\/\/www.homeadvisor.com\/cost\/swimming-pools-hot-tubs-and-saunas\/inground-pool\/#vinyl\">are possibly the easiest types to clean and maintain.<\/a>\u201d<\/p>\n<h3>Vinyl-lined pools<\/h3>\n<p>Vinyl-lined pools cost, on average, between <a href=\"https:\/\/www.homeadvisor.com\/cost\/swimming-pools-hot-tubs-and-saunas\/inground-pool\/#vinyl\">$20,000 and $40,000<\/a> to install. They come in a variety of shapes and custom designs, and the material doesn\u2019t allow for algae to grow easily, which means fewer chemicals needed for upkeep.<\/p>\n<p>That being said, over a 10-year period, maintenance will cost somewhere between <a href=\"https:\/\/www.homeadvisor.com\/cost\/swimming-pools-hot-tubs-and-saunas\/inground-pool\/#vinyl\">$11,000 and $17,000<\/a>. You can count on having to replace the pool liner every <a href=\"https:\/\/www.riverpoolsandspas.com\/blog\/vinyl-liner-pool-basics\">five to\u00a0 nine years<\/a>, at between <a href=\"https:\/\/www.riverpoolsandspas.com\/blog\/vinyl-liner-pool-basics\">$4,000 and $4,500<\/a> for each replacement.<\/p>\n<p>As Riverside Pools conveys, \u201c<a href=\"https:\/\/www.riverpoolsandspas.com\/blog\/vinyl-liner-pool-basics\">Vinyl liners for inground pools are usually 20, 27, 28, or 30 mils thick \u2014 less than a millimeter. Dog claws, a broken branch, or even hungry insects can tear that pretty easily.<\/a>\u201d For reference, a mil is a thousandth of an inch, .001 inch. Vinyl is the least durable material for a pool. Generally, gas heaters cost less than electric pool heaters to install, but they cost more to operate.
