Instead, your state and local real estate customs dictate whether the buyer or seller is usually on the hook for these closing costs.<\/p>\n<p>For example, according to Fidelity National Title Insurance Company, Arkansas sellers <a href=\"https:\/\/media.fntic.com\/ncs\/flipbooks\/lawsandcustoms\/6\/\">customarily pay<\/a> for the owner\u2019s title insurance policy premium, while the buyer usually pays for the recording fees. The buyer and seller split settlement fees equally.<\/p>\n<p>In California, on the other hand, the party responsible for both the settlement fees and the owner\u2019s title insurance <a href=\"https:\/\/media.fntic.com\/ncs\/flipbooks\/lawsandcustoms\/6\/\">varies depending on the county<\/a>. In San Francisco County, the buyer pays for <a href=\"https:\/\/www.stewart.com\/content\/dam\/stewart\/Microsites\/california\/pdfs\/Who%20Pays%20for%20What_updated.pdf\">both the escrow fee and the owner\u2019s title insurance policy<\/a>. But in Los Angeles County, the buyer and seller split the escrow fee while the seller pays for the owner\u2019s title insurance.<\/p>\n<p>If you\u2019re unsure about which closing fees sellers in your area typically pay, your best bet is to ask either your <a href=\"https:\/\/www.homelight.com\/blog\/why-hire-a-real-estate-agent\/\">local real estate agent<\/a> or settlement agent.<\/p>\n<p>Limbird points out that the local real estate market can shift the dynamic to either the buyer&#8217;s or seller\u2019s benefit when it comes to paying fees. \u201cThe seller usually pays their closing costs. The borrower usually pays theirs.
