Your agent takes you to that picture-perfect home that includes everything on your must-have list. It\u2019s the one<\/em>; you\u2019re ready to pounce and make an offer, and your agent\u2019s coming at you with next steps \u2014 sales contract<\/a>, contingency options<\/a>, the appraisal<\/a>. There are lots of moving parts, and your agent\u2019s primary job is to protect your interests. A big part of that is making sure you\u2019re not overpaying for your home.<\/p>\n

That\u2019s where the appraisal comes in, and it\u2019s often a sticking point in a home sale transaction. An appraisal<\/a> that differs from a home\u2019s purchase price can throw a monkey wrench in the deal and can even stop it in its tracks \u2014 appraisal hiccups account for 5% of all delayed<\/a> real estate contracts.<\/p>\n

You hear a lot about the challenges buyers may face when an appraisal comes back low. But what\u2019s at stake when it comes back higher<\/em> than your home\u2019s sale price? What happens next might surprise you; we talked to top-selling agent Amy Haggstrom<\/a> in Council Bluffs, Iowa<\/a>, and certified appraiser Ryan Lundquist<\/a> in Sacramento, California, to shed some light on the home appraisal process and how buyers could benefit from high appraisals.<\/p>\n\n\n\n\n\n
