The asking price will likely be lower than similarly sized homes on the market in an effort to make the property a strong competitor.<\/p>\n<p>\u201cEveryone\u2019s motivations affect their pricing decisions,\u201d says <a href=\"https:\/\/www.homelight.com\/agents\/david-brownell-nv-bs0037022\">David Brownell<\/a>, a top real estate agent in Las Vegas. \u201cA seller\u2019s circumstances are sometimes pretty unique. Online home search tools have made buyers more educated.<\/p>\n<p>\u201cIt&#8217;s just something that my eyes I think kind of gloss over,\u201d Brownell says.<\/p>\n<p>As a result, the inclusion of marketing phrases like \u201cpriced to sell\u201d are less likely to sway a buyer\u2019s decision. They\u2019re looking at the numbers and how the home stacks up to other properties they\u2019re considering, not the marketing pitch.<\/p>\n<h2>Alternative: Use &#8216;priced under market value&#8217;<\/h2>\n<p>Instead, Brownell recommends using a phrase like \u201cpriced under market value\u201d if you want to convey a desire to sell your home quickly in the listing. This alternative tends to resonate more among today\u2019s buyers who can compare the listing price to that of similar homes in the area quite easily online.<\/p>\n<p>\u201cThe language must be relevant to the current times in real estate,\u201d Brownell says. \u201cThose online search tools that consumers have have taken away the persuasiveness of many, if not most, of those taglines.\u201d<\/p>\n<p>While writing the language around price may be important for your listing, sellers should remember that other parts of the listing are equally, if not more, critical to buyers.
