Typical commission fees vary depending on your home\u2019s location. Discover what sellers in your area typically pay by looking up your city using HomeLight\u2019s <a href=\"https:\/\/www.homelight.com\/real-estate-agent-commissions\">agent commission calculator<\/a>.<\/p>\n<p>Sellers in San Francisco, for example, pay <a href=\"https:\/\/www.homelight.com\/san-francisco-ca\/real-estate-agent-commissions\">5.04%<\/a> on average. At a median home price of <a href=\"https:\/\/www.homelight.com\/san-francisco-ca\/housing-market\">$1,540,000<\/a> as of October 2021, the real estate agent commission cost to sell a home averages $78,232.<\/p>\n<p>Listing agents typically <a href=\"https:\/\/www.homelight.com\/blog\/real-estate-commission\/\">split the commission fee<\/a> with the buyer\u2019s agent, which the seller pays for when their home closes. Both the listing agent and the buyer\u2019s agent will then share a percentage of their commission with their sponsoring broker. According to a report issued by the Consumer Federation of America (CFA), <a href=\"https:\/\/consumerfed.org\/reports\/hidden-real-estate-commissions-consumer-costs-and-improved-transparency\/\">commission rates and splits tend to remain consistent in most areas<\/a>. And an adequate commission split plays a role in marketing your home to buyers.<\/p>\n<p>According to the agents surveyed, \u201cif these splits are below the typical rate for the area, buyer agents will have less incentive to show properties.\u201d<\/p>\n<p>Full service real estate agents offer a gamut of seller services, from social media marketing to professional photography and videography, says Caldwell. The type of home repairs and renovations a seller should complete remains one of the more variable costs, but could end up one of the <a href=\"https:\/\/www.homelight.com\/blog\/most-expensive-home-repairs\/\">pricier expenses<\/a> for a seller. And the cost outlay ultimately hinges on your home\u2019s condition. Replacing a leaky roof, for example, averages <a href=\"https:\/\/www.homeadvisor.com\/cost\/roofing\/install-a-roof\/\">$8,527<\/a> while repairing an HVAC unit averages <a href=\"https:\/\/www.homeadvisor.com\/cost\/heating-and-cooling\/repair-an-hvac-system\/\">$350<\/a>.<\/p>\n<p>Your location, price point, and market conditions can all impact which repairs and renovations you should focus on. For example, in a strong sellers market where owners receive multiple offers and therefore retain negotiation leverage, you could get away with minimal (or even zero) repairs. On the flip side, in a buyer\u2019s market, ensuring all of your home\u2019s major systems remain in working order can keep buyers from passing over your property for the one next door.<\/p>\n<p>The same mindset applies to <a href=\"https:\/\/www.homelight.com\/blog\/should-i-renovate-my-house-before-selling\/\">renovations<\/a>. According to Caldwell, today\u2019s buyers look for turnkey homes, not sweat equity. Buyers \u201cdon&#8217;t want to do anything when they move in now, whereas ten years ago they wanted a fixer upper because they felt that they were saving money,\u201d she says. \u201cToday they don&#8217;t want that. They just want to be able to move in and [have] it be just like they want it.\u201d<\/p>\n<p>That may mean updating the kitchen\u2019s disco-era linoleum floors to tile at an average project cost of <a href=\"https:\/\/www.homeadvisor.com\/cost\/flooring\/install-ceramic-or-porcelain-tile\/\">$1,929<\/a> or installing fresh carpet at an average price of <a href=\"https:\/\/www.homeadvisor.com\/cost\/flooring\/install-carpeting\/\">$1,764<\/a>.<\/p>\n<div id=\"section--4\" data-toc-header=\"Settlement fees and third party fees\" data-toc-type=\"head\"><\/div>\n<h2>Settlement and third party fees<\/h2>\n<p>Settlement fees, or closing fees, include costs related to the transfer and sale of your home, which may include:<\/p>\n<ul>\n<li>Settlement agent, or closing, fee<\/li>\n<li>Title insurance search and policy premiums<\/li>\n<li>Document preparation fees<\/li>\n<li>Notary fee<\/li>\n<li>Recording fees<\/li>\n<li>Homeowner association document and transfer fees<\/li>\n<li>Home warranty<\/li>\n<\/ul>\n<p>Local customs tend to dictate <a href=\"https:\/\/www.homelight.com\/blog\/when-selling-a-house-who-pays-for-what\/\">whether a seller should expect to pay for certain settlement costs<\/a>. In Texas, the seller customarily pays for the owner\u2019s policy while the buyer pays for the lender\u2019s policy.<\/p>\n<div id=\"section--5\" data-toc-header=\"Seller concession\" data-toc-type=\"head\"><\/div>\n<h2>Seller concession<\/h2>\n<p>A sales concession is an incentive that you as a seller can offer to buyers to sweeten the deal, essentially agreeing to pay for costs that a buyer would typically pay for.\u00a0 For example, a seller could entice a buyer by offering to pay for some or all of the buyer\u2019s mortgage fees at closing.<\/p>\n<p>In some instances, buyers may also use the <a href=\"https:\/\/www.homelight.com\/blog\/seller-concession-examples\/\">seller concession<\/a> strategically by rolling the costs into the purchase price, or increasing the offer price and adding the seller credit. Buyer closing costs tend to run between <a href=\"https:\/\/www.homelight.com\/blog\/disadvantages-of-seller-paying-closing-costs\/\">2% to 5% of the home\u2019s purchase price<\/a>. Agreeing to pay 2% toward a buyer\u2019s closing costs on a $450,000 home sale would result in a $9,000 seller concession.<\/p>\n<p>If the buyer finances the home purchase, their lender typically caps seller concessions. Under conventional lending guidelines, a sales concession can\u2019t exceed between <a href=\"https:\/\/selling-guide.fanniemae.com\/sel\/b3-4.1-02\/interested-party-contributions-ipcs\">3% and 9% of the purchase price<\/a>, depending on the buyer\u2019s loan-to-value ratio.<\/p>\n<section class=\"building-block bb-type-default bb-agent-quote bg-none\" id=\"bb-1\"><div class=\"body block\"><div class=\"container-fluid\"><div class=\"block-content\">            <blockquote class=\"post-blockquote\">\n                <q>Buyers will make a decision if they want to continue looking at the house, or if they have interest in the home, within seven seconds. Or selling it for market value or above market market value,\u201d says Caldwell.<\/p>\n<h3>Basic home prep<\/h3>\n<p>She urges sellers not to skip on <a href=\"https:\/\/www.homelight.com\/blog\/things-to-do-before-listing-your-home\/\">decluttering or adding a fresh coat of paint when it\u2019s needed<\/a>. And many real estate agents will walk through with their clients and prepare a punch list for areas that need attention. Hiring interior painters can cost <a href=\"https:\/\/www.homeadvisor.com\/cost\/painting\/paint-a-home-interior\/#wall\">$1,903<\/a>. Jazzing up a front yard with basic flower planting and shrub planting averages <a href=\"https:\/\/www.thumbtack.com\/p\/landscaping-prices\">$1,034<\/a>, while window washing and deep cleaning runs between $<a href=\"https:\/\/www.homeadvisor.com\/cost\/cleaning-services\/clean-windows\/\">$220<\/a> and <a href=\"https:\/\/www.fixr.com\/costs\/deep-house-cleaning\">$450<\/a>, respectively.<\/p>\n<p>\u201cBuyers will make a decision if they want to continue looking at the house, or if they have interest in the home, within seven seconds,\u201d Caldwell points out. \u201cSo that first impression of walking through the front door \u2014 you\u2019ve got seven seconds to get their attention.\u201d<\/p>\n<h3>Staging<\/h3>\n<p>The importance of <a href=\"https:\/\/www.homelight.com\/blog\/best-home-staging-ideas\/\">staging<\/a> tends to be location-specific (Caldwell notes that home staging isn\u2019t a widespread practice in her area), so consult your local agent to find out whether it\u2019s worth spending the money. The National Association of Realtors (NAR) estimates the median cost of home staging at $<a href=\"https:\/\/cdn.nar.realtor\/sites\/default\/files\/documents\/2021-profile-of-home-staging-report-04-06-2021.pdf\">1,500<\/a>.<\/p>\n<p>The NAR 2021 Profile of Home Staging also revealed that some homes sold faster when staged, with 22% of seller\u2019s agents surveyed noting a slight decrease in time on the market. In some cases, sellers received higher offers than unstaged homes. Twenty-three percent of agents surveyed reported a value increase of between 1% and 5% when compared to similar homes.<\/p>\n<div id=\"section--7\" data-toc-header=\"Home inspection\" data-toc-type=\"head\"><\/div>\n<h2>Home inspection<\/h2>\n<p>Buyers typically pay for home inspections, but <a href=\"https:\/\/www.homelight.com\/blog\/pre-listing-home-inspection\/\">some savvy sellers order a pre-inspection<\/a>, which ranges between <a href=\"https:\/\/www.homeadvisor.com\/cost\/inspectors-and-appraisers\/hire-a-home-inspector\/\">$279 and $400<\/a>, to get ahead of repairs and avoid potential roadblocks. If the home inspector discovers an undisclosed deficiency, say a major electrical issue, after a buyer enters the picture, the buyer may demand a contract renegotiation or worse \u2014 cancel the deal and run.<\/p>\n<p>Having the inspection information before you list can help weed out repair-adverse buyers and help avoid seller concessions down the road.<\/p>\n<div id=\"section--8\" data-toc-header=\"Transfer tax\" data-toc-type=\"head\"><\/div>\n<h2>Transfer tax<\/h2>\n<p>Your state or local municipality may mandate a <a href=\"https:\/\/www.homelight.com\/blog\/real-estate-transfer-tax\/\">deed transfer tax<\/a>, sometimes referred to as a documentary transfer tax upon the sale of your home. Similar to some settlement fees, the party that pays the transfer tax depends on the local custom.<\/p>\n<p>Caldwell says that in her area, transfer tax fees are 1% of a home\u2019s sales price, but each state has different laws and mandates.<\/p>\n<p>In Los Angeles County, for example, the transfer tax fee equals <a href=\"https:\/\/www.lavote.net\/home\/records\/property-document-recording\/documentary-transfer-taxes\/general-info\">$1.10 per $1,000<\/a>. Also, some cities charge an additional transfer tax. The city of Los Angeles charges an additional $4.50 per $1,000. The sale of a $500,000 home in the city of Los Angeles would be subject to a $5,500 county tax, along with a $22,500 city transfer tax.<\/p>\n<div id=\"section--9\" data-toc-header=\"Utilities and upkeep until the sale closes\" data-toc-type=\"head\"><\/div>\n<h2>Utilities and upkeep until the sale closes<\/h2>\n<p>If you move out early, you\u2019ll need to keep major utilities such as water, gas, and electricity up and running until your home sells. Without the utilities, home inspectors won\u2019t be able to test water lines and other major house systems, such as the HVAC. Also, buyers typically schedule a final walk-through of the home to ensure that the house is in the same condition as when you accepted their offer.<\/p>\n<div id=\"section--10\" data-toc-header=\"Capital gains tax\" data-toc-type=\"head\"><\/div>\n<h2>Capital gains tax<\/h2>\n<p>If you sell your home at a higher price than you bought it, you may owe <a href=\"https:\/\/www.homelight.com\/blog\/tax-write-offs-for-sellers\/\">capital gains tax<\/a> on your annual federal tax return. The IRS taxes long-term capital gains at <a href=\"https:\/\/www.irs.gov\/taxtopics\/tc409\">15%<\/a> for most individuals, and up to 20% for high income earners.<\/p>\n<p>However, you may not have to pay taxes on gains of up to<a href=\"https:\/\/www.irs.gov\/taxtopics\/tc701\"> $250,000 (or $500,000 if married and filing jointly<\/a>) from the sale of a home you\u2019ve lived in as your primary residence for the past two of the past five years.<\/p>\n<p>Scenario 1: The Lins purchase a home for $300,000. After living there for three years, they sell the house at a market high of $525,000. As a married couple filing jointly, the Lins can exclude up to $500,000 of capital gains tax on the home sale. Based on IRS tax code, the Lins can exclude the $225,000 gain from the sale of their home.<\/p>\n<p>Scenario 2: Casey buys a home for $250,000. After living in the home for ten years,\u00a0 Casey sells the house for $550,000, gaining $300,000. As a single person, Casey can exclude $250,000 of the gain from her income tax return.
