But can a seller raise the price of a house after it\u2019s listed?<\/p>\n<p>The answer depends on the specifics. You can raise the <a href=\"https:\/\/www.homelight.com\/blog\/how-to-set-list-price\/\">price of your home<\/a> in certain circumstances, but not in others. For instance, if it\u2019s a hot seller\u2019s market when prices are naturally rising \u2014 sharply and speedily \u2014 leading to multiple offers, bidding wars, and other seller-friendly market conditions.<\/p>\n<div id=\"section--2\" data-toc-header=\"Can a seller raise the price of a house?\" data-toc-type=\"head\"><\/div>\n<h2>Can a seller raise the price of a house?<\/h2>\n<p>There are certain situations in which it is permissible, and others in which raising the price on a home is not allowed. Let\u2019s look into some specific situations more closely.<\/p>\n<h3>Can you raise the price on a home after listing it?<\/h3>\n<p>If you have listed the house but do not yet have offers on it, raising the price is easily done. \u201cIf you list the house and decide to <a href=\"https:\/\/www.homelight.com\/blog\/house-pricing-strategies\/\">increase the price<\/a>, you can absolutely do that when an offer hasn\u2019t actually been accepted yet,\u201d Collins says. \u201cMaybe you could just tell by the feedback in the marketplace that perhaps it was underpriced.\u201d<\/p>\n<h3>Can a home seller reject a full-price offer?<\/h3>\n<p>Theoretically, yes, because the seller might determine that the <a href=\"https:\/\/www.homelight.com\/blog\/buyer-how-much-should-i-offer-on-a-house\/\">full-priced offer<\/a> is not the best among the offers \u2014 perhaps because the would-be buyer\u2019s financing looks dicey, or because there\u2019s a slightly lower offer for all cash and with fewer <a href=\"https:\/\/www.homelight.com\/blog\/what-does-contingent-mean-in-real-estate\/\">contingencies<\/a>.<\/p>\n<p>\u201cUltimately it is at the seller\u2019s discretion to determine what the best offer is, and the decision is not totally based on price,\u201d Collins says.<\/p>\n<h3>Can a seller counter a full-price offer?<\/h3>\n<p>Yes. Imagine a situation where the seller got multiple full-price offers and is setting up for a <a href=\"https:\/\/www.homelight.com\/blog\/bidding-war-on-house-advice\/\">bidding war<\/a>. That seller might counter all of the appealing full-price offers, asking each suitor for a best and final bid, or request a specified higher price.<\/p>\n<p>\u201cIf you had a multiple-offer situation, you would let all of the buyers\u2019 agents know of that,\u201d Collins says. \u201cYou\u2019d ask for a deadline that gives everybody the opportunity to reevaluate their offer and then the seller can make a decision off of that.\u201d<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Can a seller raise the price of a house?
