What we try to do is, most importantly, to not go too high,\u201d Townsend shares.<\/p>\n<p>Along with pricing your house just right, <a href=\"https:\/\/www.homelight.com\/blog\/buyer-how-long-does-it-take-to-close-on-a-house-with-cash\/\">selling your house for cash<\/a> could speed up the sale <i>significantly<\/i>. Instead of a month or two, your house could sell within a matter of <i>days<\/i> because you don\u2019t have to go through all of the steps in a \u201cnormal\u201d <a href=\"https:\/\/www.homelight.com\/blog\/buyer-house-closing-process\/\">closing process<\/a>.<\/p>\n<h2>Marketing Efforts<\/h2>\n<p>Your house could be move-in ready with all of the features that buyers want, but unless people know it\u2019s for sale, it\u2019s going to go unnoticed. So it\u2019s important to be mindful of how you\u2019re going to <a href=\"https:\/\/www.homelight.com\/blog\/creative-ways-to-market-a-house-for-sale\/\">get the word out<\/a> about your property. For example, suppose you\u2019re going the FSBO route. In that case, you could use the internet, post ads in the local newspaper, post flyers at community centers, or even use word-of-mouth.<\/p>\n<p>If you\u2019re using an iBuyer, you don\u2019t have to do any marketing because you\u2019re reaching out to the iBuyer directly.<\/p>\n<p>If you\u2019re using an agent, they should have a tried and true marketing strategy that they can share with you. Not only will they go over their marketing strategy, but they\u2019ll also give you some ideas about what you can do to get it ready for a fast sale.<\/p>\n<p>\u201cIf there\u2019s a dog there, I\u2019ll have the seller clean the carpets and make any small repairs. Then, I\u2019ll make sure they service the septic system and go around to do some simple staging,\u201d Townsend says.<\/p>\n<h2>Outside factors<\/h2>\n<p>It doesn\u2019t matter how much we try to plan for a quick home sale; sometimes, there are outside factors that we have no control over. These can include:<\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\">Supply and demand (there are more houses for sale than there are qualified buyers)<\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\">Economic health and job market (interest rates, employment numbers, and inflation)<\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\">Nature (if your property is damaged due to a natural disaster)<\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\">Demographics (more people renting instead of buying)<\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\">Location (rural areas tend to sell more quickly due to limited supply)<\/li>\n<\/ul>\n<p><i>Note: While you can\u2019t foresee if these outside factors will be a problem for your quick home sale, an experienced real estate agent will be able to guide you through possible scenarios and what the best course of action may be.
