People move to Houston for the great Goldilocks weather \u2014 temperatures <a href=\"https:\/\/en.climate-data.org\/north-america\/united-states-of-america\/texas\/houston-487\/\">rarely dip below 45 degrees and reach the low 90s in the summer<\/a>, not too hot and not too cold. It\u2019s home to the corporate headquarters for <a href=\"https:\/\/houstonnewcomerguides.com\/top-10-houston-area-employers\/\">Walmart, McDonald\u2019s, Kroger, and United Airlines<\/a>, among others, and with <a href=\"https:\/\/www.bestplaces.net\/compare-cities\/houston_tx\/austin_tx\/jobs\">future job growth at a predicted 30.9%<\/a>, the city will only continue to attract newcomers.<\/p>\n<p>Whether you\u2019re moving to Houston for a job or looking for a place to retire, the city will have a neighborhood that fits your want list. But with so many options, it can be hard to narrow down your choices. Located southwest of Houston, it has some of the <a href=\"https:\/\/www.niche.com\/k12\/search\/best-public-schools\/t\/west-university-place-harris-tx\/\">top-rated schools<\/a> in the Houston Independent District.<\/p>\n<p><a href=\"https:\/\/www.homelight.com\/agents\/honey-dunlap-tx-0596381\">Honey Dunlap<\/a>, an agent in Houston, Texas, who works with 70% more single-family homes than the average agent in her area, says that West U \u201cfeels like a neighborhood in a movie \u2014 big, brick traditional homes, lots of families, lots of diversity.\u201d<\/p>\n<p>It\u2019s close to <a href=\"https:\/\/www.hermannpark.org\/\">Hermann Park<\/a>, a 445-acre urban park which hosts the Houston Zoo, and has a railroad, pedal boats, and two playgrounds. Within West U, you\u2019ll also find <a href=\"https:\/\/www.westutx.gov\/301\/Parks\">10 local parks<\/a> with everything from sports facilities to playgrounds.<\/p>\n<p>There are six local pools which offer a mix of indoor and outdoor swimming. It\u2019s easy to see why <a href=\"https:\/\/worldpopulationreview.com\/us-cities\/texas\/west-university-place\">93.8% of homeowners in West U<\/a> are married, the average household size is 3.18, and the median age of residents is 42.1 \u2014 the area primarily attracts families.<\/p>\n<p><iframe src=\"https:\/\/my.atlistmaps.com\/map\/6f07d125-246c-4956-975e-181254fe5037?share=true\" width=\"100%\" height=\"400px\" frameborder=\"0\" scrolling=\"no\" allowfullscreen=\"allowfullscreen\"><\/iframe><\/p>\n<p>The Museum District is also easily accessible to some of the city\u2019s main attractions \u2014 you can take your kids to the Children\u2019s Museum or go star-gazing in the Planetarium at the <a href=\"https:\/\/www.hmns.org\/\">Houston Museum of Natural Science<\/a>. Afterwards, grab a bite at one of the many restaurants in and around the <a href=\"https:\/\/rice-village.com\/shop\/\">Rice Village Shopping Mall<\/a>, a nearby upscale, open-air mall. Dunlap says that it\u2019s so close to Houston, \u201cthe location is hard to beat.\u201d<\/p>\n<p>The median home price is <a href=\"https:\/\/www.niche.com\/places-to-live\/west-university-place-harris-tx\/\">$1.1 million<\/a>, and the majority of West U residents own their homes. Rents are around $2,260, though only 9% of people in West U rent. The average West U resident has a <a href=\"https:\/\/datausa.io\/profile\/geo\/west-university-place-tx\">19-minute commute<\/a>, as it\u2019s well-located close to Rice University, the Texas Medical Center, and other major employers.<\/p>\n<p>West U\u2019s nickname is The Neighborhood City for a reason \u2014 it has a small-town vibe with access to big-city amenities.<\/p>\n<div id=\"section--2\" data-toc-header=\"Historically charming: The Heights\" data-toc-type=\"head\"><\/div>\n<h2>Historically charming: The Heights<\/h2>\n<p>Houston Heights, or \u201cThe Heights\u201d to locals, is a significant historic landmark. Locals built homes here to escape mosquitoes during times of yellow fever and cholera, and the neighborhood has the feel of a bygone-era. Bungalows, Queen Annes, Craftsman, Folk National, and Folk Victorian homes line the walkable streets.<\/p>\n<p><a href=\"https:\/\/www.homelight.com\/agents\/mark-dimas-tx-0488488\">Mark Dimas<\/a>, an agent who works with 84% more single-family homes than other agents in Houston, Texas, says that the Heights \u201cis known for its eclectic array of unique and historical and Victorian homes.\u201d<\/p>\n<p>In the Heights, you\u2019re buying a <a href=\"https:\/\/www.homelight.com\/blog\/buyer-common-problems-in-older-homes\/\">piece of history<\/a> \u2014 though an expensive one, as homes cost, on average, <a href=\"https:\/\/www.har.com\/BoulevardRealty\/tools\/neighborhoods\/detailpt\/houston-heights-view-subdivision-price-trend\/497\">$1.1 million<\/a>. Homes are smaller, with around 2,000 square feet and an average of three bedrooms and two baths \u2014 though lots are quite large, with about 6,000 square feet.<\/p>\n<p>The city has declared the neighborhood a historically protected area, which means there are strict rules for building, and different subdivisions might have a homeowners association (HOA). The smaller neighborhood has five schools. The majority of residents are in their <a href=\"https:\/\/www.city-data.com\/neighborhood\/Houston-Heights-Houston-TX.html\">30s and 40s, and 43.5% of households<\/a> are married couples with children.<\/p>\n<p>Dimas says that there\u2019s \u201cNever a hard time finding something exciting to do, with lots of swanky restaurants, art festivals, antique shops, museums, and just about anything else your heart desires.\u201d<\/p>\n<p>Even though the demographics skew younger, Dunlap has seen a lot of clients moving back into the city as they become empty nesters.<\/p>\n<p>\u201cThe Heights has the coolest vibe in Houston, homes are very small, most of them are old and redone now,\u201d she says. \u201cI have a lot of clients that are empty nesters that raised their kids in the suburbs and want to move into town, downsize, move into the Heights.\u201d<\/p>\n<p>It\u2019s a hip area where you can walk to a lot of bars and restaurants, so she describes these clients as living their second childhood when they move there.<\/p>\n<p>Because it\u2019s close to downtown, most people who live in the Heights have a short commute, under 30 minutes. Average rent is $2,450, and newer construction townhomes and apartments have increased the number of younger people living in the area. The Heights\u2019 turn-of-the-century architecture attracts a wide range of people, all passionate about their city.<\/p>\n<div id=\"section--3\" data-toc-header=\"Young professionals: Midtown\" data-toc-type=\"head\"><\/div>\n<h2>Young professionals: Midtown<\/h2>\n<p>Trendy, weird, lively, and hip \u2014 young professionals are flocking to Houston\u2019s Midtown neighborhood. It\u2019s close to downtown and Texas Medical Center, and a short commute to many employers from one of its three <a href=\"https:\/\/www.homelight.com\/blog\/public-transportation-property-values\/\">METRORail stations<\/a>. The highly walkable neighborhood features bars, restaurants, museums, and shopping.<\/p>\n<p>\u201cMidtown is quickly becoming known as the \u2018Hub of Houston,\u2019\u201d says Dimas. \u201cWith rapid development and vibrant nightlife, Midtown has become one of the most energized and exciting areas of town!\u201d<\/p>\n<p>The median age of people who live in <a href=\"https:\/\/www.point2homes.com\/US\/Neighborhood\/TX\/Houston\/Midtown-Houston-Demographics.html\">Midtown is 33.4<\/a>, and the average household has two people in it \u2014 the majority of households don\u2019t have kids. In keeping with the youthful, double-income, no-kids vibe, <a href=\"https:\/\/www.niche.com\/places-to-live\/n\/midtown-houston-tx\/\">76% of residents rent rather than own<\/a>. The median home price is $315,289, however, and rent runs around $1,400 a month, so it\u2019s one of the cheaper areas in Houston.<\/p>\n<p>Even though it\u2019s not a super family-friendly neighborhood, it does have access to great schools. The area has been growing, with many new luxury <a href=\"https:\/\/midtownhouston.com\/about\/\">high-rise apartments and condos<\/a> built over the past few years. Newly built <a href=\"https:\/\/www.homelight.com\/blog\/pros-cons-luxury-property\/\">luxury houses<\/a> have a median <a href=\"https:\/\/www.niche.com\/places-to-live\/the-woodlands-montgomery-tx\/\">home price of $374,300<\/a>; if you\u2019re willing to commute into the city you\u2019ll get a more bang for your buck here. Rents are lower, too, at $1,566 a month.<\/p>\n<p>According to Dimas, the Woodlands \u201cis so desirable with miles of nature, walking, and biking trails; there is a plethora of family activities to embrace.\u201d<\/p>\n<p>If you move to the Woodlands, you might not spend much time at home. Amenities include kayaking, hiking, swan boat rides, and an <a href=\"https:\/\/www.woodlandscenter.org\/events\">outdoor amphitheater<\/a> where you can take in shows like Miranda Lambert, The Who, and the Dave Matthews Band. But the suburb doesn\u2019t neglect the intellect \u2014 these schools are some of the best in Houston.<\/p>\n<p>While 71% of residents own their homes, there is a decent amount of rental housing. Homes are built for larger families \u2014 with most having a minimum of four bedrooms and two to three baths and 2,600 square feet. Townhomes and condos are smaller, with two bedrooms.<\/p>\n<p>The town has <a href=\"https:\/\/www.thewoodlandstownship-tx.gov\/files\/sharedassets\/main\/v\/2\/covenant-administration\/documents\/2024-residential-standards-recorded-12-10-2024.pdf\">residential development standards<\/a> that govern new construction, but you can still buy a lot and build your dream home.<\/p>\n<p>Dining options cluster near I-45, and you\u2019ll find everything from Mexican to pizzerias to grills. This community balances urban amenities with a focus on nature. Outdoor enthusiasts and those who want an active lifestyle will find what they\u2019re looking for in the Woodlands.<\/p>\n<div id=\"section--5\" data-toc-header=\"Retiree-friendly: Shenandoah\" data-toc-type=\"head\"><\/div>\n<h2>Retiree-friendly: Shenandoah<\/h2>\n<p>This Houston suburb ranks <a href=\"https:\/\/www.niche.com\/places-to-live\/search\/best-places-to-retire\/m\/houston-metro-area\/\">No. 1 on Niche\u2019s list<\/a> of best places to retire in and around Houston. On the edges of the Woodlands, you have access to the great nature it offers and four golf courses. Temperatures never dip below 41 degrees, even in the middle of winter, and in the summer they\u2019re in the 90s.<\/p>\n<p>Dunlap says that a lot of people think that Shenandoah is part of the Woodlands, but the area is truly \u201cits own incorporated little pocket, with nice, pretty homes that are more affordable.\u201d It has \u201ca few neighborhoods with patio homes and townhomes where I\u2019ve moved older clients.\u201d<\/p>\n<p>Just east of I-45, you have two hospitals, one rehabilitation center, and several clinics nearby. Median home prices are <a href=\"https:\/\/www.niche.com\/places-to-live\/shenandoah-montgomery-tx\/\">$261,000, and rents are $1,071<\/a>. While only 55% of residents own their homes, there are several senior living facilities that skew this percentage lower. There are a variety of senior living options, including a memory care facility, <a href=\"https:\/\/www.homelight.com\/blog\/best-way-to-sell-a-retirement-home\/\">apartment living<\/a>, and assisted living, as well as in-home care available.<\/p>\n<p><iframe src=\"https:\/\/my.atlistmaps.com\/map\/929f75b2-1959-405e-9822-14b47dc626df?share=true\" width=\"100%\" height=\"400px\" frameborder=\"0\" scrolling=\"no\" allowfullscreen=\"allowfullscreen\"><\/iframe><\/p>\n<p>A quick drive into downtown Houston, you can catch a musical at the <a href=\"https:\/\/spahouston.org\/\">Society of the Performing Arts<\/a> or attend a concert or stand-up show at the <a href=\"https:\/\/www.livenation.com\/venue\/KovZpZAEkIIA\/bayou-music-center-events\">Bayou Music Center<\/a>.<\/p>\n<p>\u201cIt\u2019s an affordable option if you have kids or grandkids that are in the Woodlands and you moved here to retire,\u201d says Dunlap.<\/p>\n<div id=\"section--6\" data-toc-header=\"Something for everyone: Northampton\" data-toc-type=\"head\"><\/div>\n<h2>Something for everyone: Northampton<\/h2>\n<p>Dunlap says that Northampton is one of her favorite neighborhoods around Houston, a hidden jewel that\u2019s \u201dnot just a neighborhood, it\u2019s a community.\u201d Over the years she\u2019s helped hundreds of other families buy, sell, and remodel their homes in Northampton.<\/p>\n<p>Connected to the Woodlands, and with access to many of the same dining and cultural activities, homes in this neighborhood have large yards and towering trees. You\u2019ll also find parks, pools, ponds, tennis, and \u201can esplanade that takes you back in time,\u201d she says.<\/p>\n<p>While this outdoor lifestyle appeals to young families \u2014 and it also has great schools \u2014 retirees will find a lot to like here, too.<\/p>\n<p>It\u2019s home to the challenging course at the private Willow Creek Golf Club. Dunlap says that \u201cYou see neighbors on golf carts headed to the course to play a round or have dinner and drinks at the club.\u201d<\/p>\n<p>Unusual for most master <a href=\"https:\/\/www.homelight.com\/blog\/buyer-planned-community\/\">planned communities<\/a>, which are typically built over 10 years, homes in the community were built and developed over 50 years. So you\u2019ll find homes priced anywhere from the $300s to $1 million or more, of varying ages, shapes, conditions, and styles.
