And while you\u2019d have to fall pretty far behind to be at risk of a <a href=\"https:\/\/www.homelight.com\/blog\/can-i-sell-my-home-if-it-is-in-foreclosure\/\">pre-foreclosure property sale<\/a>, late mortgage payments can still impact your credit reports\u2014 as well as your credibility with the <a href=\"https:\/\/www.homelight.com\/blog\/buyer-how-does-a-mortgage-work\/\">mortgage lender<\/a>.<\/p>\n<p>Many lenders are willing to extend a little wiggle room from time to time if they receive a heads-up that a payment will be late, but right after closing is not the time to call in with a plea for a grace period. cracks.\u201d<\/p>\n<p>The thing about house keys (and those for the mailbox, garage, storage shed, and so on) is that no matter how many you may have received at the time of closing, there\u2019s no way for you to know how many copies of those keys may be floating around elsewhere. For the sake of safety and peace of mind, change the locks on your house right away.<\/p>\n<p>Yes, it\u2019s another expense on top of everything you\u2019ve just shelled out, but it\u2019s a minor cost in the scheme of things and an easy task to tick off your \u201c<a href=\"https:\/\/www.homelight.com\/blog\/buyer-tips-for-moving-into-a-new-house\/\">I just moved in, now what?<\/a>\u201d list.<\/p>\n<p>You can expect to pay between <a href=\"https:\/\/www.homeadvisor.com\/cost\/safety-and-security\/hire-a-locksmith\/#rekey-house\">$50 and $200<\/a> for a professional locksmith to change your locks depending on the number of locks, according to HomeAdvisor. If you\u2019re feeling confident in your DIY abilities, however, you can always opt to purchase new locks from your local hardware store and install them yourself.<\/p>\n<div id=\"section--5\" data-toc-header=\"Don\u2019t go crazy with credit\" data-toc-type=\"head\"><\/div>\n<h2>Don\u2019t go crazy with credit<\/h2>\n<p>Your final mortgage approval may have been riding on your ability to maintain a steady financial picture, but once you\u2019ve closed on the house, you can spend whatever you want \u2014 right?<\/p>\n<p>Technically, sure.<\/p>\n<p>The bank isn\u2019t going to knock on your door and revoke their loan just because you bought an <a href=\"https:\/\/www.homelight.com\/blog\/living-room-styles\/\">expensive couch<\/a> in the days following your home purchase, but now is still probably not the time to go wild with big-ticket items. Not only do you have upcoming mortgage payments to keep in mind, it\u2019s also worth giving yourself some time to settle into the home and determine what items you do and don\u2019t need before over-spending on luxury furniture.<\/p>\n<p>It\u2019s entirely possible that the pricey vintage armoire you\u2019ve been eyeing for the guest bedroom isn\u2019t going to be a great fit once you move in the bed, nightstands, and corner desk you already own. And what if you decide the formal dining room is actually perfect for a home gym instead of a stuffy sit-down space, but you\u2019ve already committed to a 10-person table purchase?<\/p>\n<p>In other words, even though you\u2019re no longer in danger of losing the ability to buy your home with a poorly-timed purchase, consider giving your lines of credit a bit of breathing room nonetheless.<\/p>\n<div id=\"section--6\" data-toc-header=\"Don\u2019t necessarily start renovating (yet!)\" data-toc-type=\"head\"><\/div>\n<h2>Don\u2019t necessarily start renovating (yet!)<\/h2>\n<p>Along similar lines, maybe hold off on your grand plans for <a href=\"https:\/\/www.homelight.com\/blog\/which-renovations-increase-home-value\/\">renovation<\/a> until you and the house have had a chance to get properly acquainted.<\/p>\n<p>Before you draw up plans and start knocking down walls, you should aim to spend some time living in the home to see if some of the current features are sweeter than you think. For example, you might find that the upstairs bedroom you were planning on turning into an office has a glorious view of the sunrise that you\u2019d miss out on if you just used it as a workspace.<\/p>\n<p>Upon further inspection, perhaps you\u2019ll come to see your oddly shaped island as an amazing spot for entertaining, or that knocking out a wall to add a shower to the downstairs half-bath isn\u2019t worth losing your kitchen pantry space after all.<\/p>\n<p>That being said, there are certain projects Marino does recommend taking care of right away.<\/p>\n<p>\u201cSome things you should just do before you move in,\u201d he explains. \u201cIf, for example, you move everything in, it\u2019s very unlikely you\u2019re going to move your furniture out later to redo your floors.\u201d<\/p>\n<p>Marino advises his clients to handle painting and <a href=\"https:\/\/www.homelight.com\/blog\/what-flooring-increases-home-value\/\">flooring<\/a> projects right away \u2014 ideally before moving anything in \u2014 so that they\u2019re completed and out of the way before trying to set up the rest of the house.<\/p>\n<p>\u201cIn fact, maybe line up your vendors a couple of weeks in advance so that as soon as you get your keys [after closing] you can give them right to your <a href=\"https:\/\/www.homelight.com\/blog\/attract-buyers\/contractors\/\">contractor<\/a> and get it done,\u201d says Marino. \u201cSome contractors are booked up right now, so we advise clients to plan that right away.\u201d<\/p>\n<div id=\"section--7\" data-toc-header=\"Don\u2019t forget to store paperwork with care\" data-toc-type=\"head\"><\/div>\n<h2>Don\u2019t forget to store paperwork with care<\/h2>\n<p>In the hectic shuffle of <a href=\"https:\/\/www.homelight.com\/blog\/22-moving-tips\/\">moving in<\/a> and getting situated, it\u2019s easy to let your mortgage and closing documents get swept aside into a pile that you\u2019ll \u201cdeal with later.\u201d<\/p>\n<p>The only thing is, if you one day need to check on your <a href=\"https:\/\/www.homelight.com\/blog\/buyer-fixed-rate-loans\/\">interest rate<\/a> or how much you\u2019re paying for <a href=\"https:\/\/www.homelight.com\/blog\/buyer-pmi-rates\/\">mortgage insurance<\/a>, you\u2019ll want to know where those documents are located. Instead of stuffing your closing paperwork in a box in a closet, consider taking the time to digitize them before storing the hard copies somewhere safe and locatable.<\/p>\n<p>In the collective shift toward paperless transactions, your lender and closing attorney may well have already provided you with digital copies of your mortgage and closing documents, but if not \u2014 it\u2019s worth scanning those pages and storing them on your computer. If you don\u2019t own a printer\/scanner combo, apps like <a href=\"https:\/\/www.adobe.com\/acrobat\/mobile\/scanner-app.html\">Adobe Scan<\/a> can make quick work of preserving important paperwork.<\/p>\n<p>Other important documents to keep handy include your <a href=\"https:\/\/www.homelight.com\/blog\/buyer-how-does-homeowners-insurance-work\/\">homeowner\u2019s insurance<\/a> policy and any home warranty documents that you obtained at closing. In case anything goes wrong, you\u2019ll want to refer back to these to know who to contact to make things right.<\/p>\n<div id=\"section--8\" data-toc-header=\"Don\u2019t ignore your neighbors\" data-toc-type=\"head\"><\/div>\n<h2>Don\u2019t ignore your neighbors<\/h2>\n<p>Not everyone wants to become best friends with their neighbors \u2014 and that\u2019s totally fine! \u2014 but it can\u2019t hurt to briefly introduce yourself. A quick hello can be enough to establish common ground and help you feel like part of the community.<\/p>\n<p>If you feel comfortable, it can be helpful to exchange contact information with a neighbor or two just in case you have questions about neighborhood events or need someone to keep an eye on your home while you\u2019re out of town.<\/p>\n<div id=\"section--9\" data-toc-header=\"Don\u2019t sleep on home maintenance\" data-toc-type=\"head\"><\/div>\n<h2>Don\u2019t sleep on home maintenance<\/h2>\n<p>Just because your home may have been move-in ready at the time of closing, doesn\u2019t mean you should kick back and relax indefinitely \u2014 stay on top of things by creating a <a href=\"https:\/\/www.homelight.com\/blog\/home-maintenance-checklist\/\">maintenance plan<\/a>.<\/p>\n<p>From keeping your appliances in tip-top shape to maintaining a smoothly operating <a href=\"https:\/\/www.homelight.com\/blog\/replace-hvac\/\">HVAC system<\/a>, regular home maintenance performed on a monthly, quarterly, or yearly basis can go a long way in helping to reduce unexpected expenses.<\/p>\n<p>And if you have a yard, don\u2019t forget about <a href=\"https:\/\/www.homelight.com\/blog\/is-landscaping-a-good-investment\/\">landscaping<\/a>! Your agent can likely offer recommendations for landscapers, contractors, and other handyperson services if you\u2019re not sure where to start.<\/p>\n<p>(Or, ask one of those neighbors you\u2019ve just met!)<\/p>\n<div id=\"section--10\" data-toc-header=\"Don\u2019t leave the windows bare\" data-toc-type=\"head\"><\/div>\n<h2>Don\u2019t leave the windows bare<\/h2>\n<p>Window treatments are just as much a personal preference as anything else around your home, but if you\u2019ve just closed on a house, don\u2019t forget to do something with those windows.<\/p>\n<p>Whether you hang <a href=\"https:\/\/www.homelight.com\/blog\/are-vertical-blinds-out-of-style\/\">inexpensive blinds<\/a>, electric shades, lavish curtains, or your great-grandmother\u2019s hand-sewn drapes, window coverings give you some privacy and make it clear to passersby that someone lives here now.<\/p>\n<div id=\"section--11\" data-toc-header=\"Don\u2019t forget all the pesky admin\" data-toc-type=\"head\"><\/div>\n<h2>Don\u2019t forget all the pesky admin<\/h2>\n<p>Moving is always accompanied by administrative tasks that are easy to let slide until it\u2019s inconveniently late.<\/p>\n<p>So, don\u2019t wait to update your driver\u2019s license or other identification until you\u2019ve been pulled over for speeding and the officer asks if your address is current \u2014 get that taken care of right away.<\/p>\n<p>Other life admin to keep in mind after moving may include:<\/p>\n<ul>\n<li>Forwarding mail<\/li>\n<li>Updating credit card and banking information<\/li>\n<li>Changing over utilities and other commodities:\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"2\">Water<\/li>\n<li style=\"font-weight: 400;\" aria-level=\"2\">Power<\/li>\n<li style=\"font-weight: 400;\" aria-level=\"2\">Internet and TV<\/li>\n<li style=\"font-weight: 400;\" aria-level=\"2\">Subscription services<\/li>\n<li style=\"font-weight: 400;\" aria-level=\"2\">Mobile phone<\/li>\n<\/ul>\n<\/li>\n<li>Canceling or rescheduling services that may no longer be available or applicable, depending on how far you\u2019ve moved:\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"2\">Gym membership<\/li>\n<li style=\"font-weight: 400;\" aria-level=\"2\">Grocery delivery<\/li>\n<li style=\"font-weight: 400;\" aria-level=\"2\">Storage space<\/li>\n<\/ul>\n<\/li>\n<\/ul>\n<div id=\"section--12\" data-toc-header=\"Don\u2019t rush into refinancing\" data-toc-type=\"head\"><\/div>\n<h2>Don\u2019t rush into refinancing<\/h2>\n<p>With mortgage interest rates perpetually changing, it can be tempting to explore refinancing options as soon as you catch wind of a lower rate than what you\u2019re paying on your current loan.<\/p>\n<p>However, Marino cautions against rushing into a refi.<\/p>\n<p>\u201cSomething I see buyers doing \u2014 maybe not right away but perhaps within a year of closing \u2014 that I wouldn\u2019t personally do is they\u2019ll go into a <a href=\"https:\/\/www.homelight.com\/blog\/should-i-refinance-my-mortgage\/\">refinance<\/a> or pull out some <a href=\"https:\/\/www.homelight.com\/blog\/what-is-home-equity\/\">equity<\/a>. To me, those aren\u2019t really sound financial decisions because if they go ahead and refinance just to shave off a quarter of a point but they don\u2019t factor in that the cost of that refi was $4,000, that\u2019s not a smart idea,\u201d he explains.<\/p>\n<p>Similarly, Marino advises against using home equity to make unrelated purchases.<\/p>\n<p>\u201cPeople sometimes, you know, they buy a house for $400,000 and then a year later it\u2019s worth $460,000. And they\u2019ll take out a home equity line of credit for $30,000 and maybe go buy a car a little irresponsibly.\u201d<\/p>\n<p>If you are ever unsure about a decision to refinance, work through your options with a trusted financial advisor.<\/p>\n<div id=\"section--13\" data-toc-header=\"In the end? And you\u2019re free to spend money on it however you wish.
