In January, home buyers were locking in 30-year mortgages at 3.29%. Fast forward a few months, and the rate increased to between 5% and 6%.<\/p>\n<p>Whether you\u2019re looking to buy, sell or refinance your home, these rates could have a significant impact on your future plans. These benchmark interest rate hikes make borrowing money more expensive for consumers and banks. With banks paying more interest on the money they lend each other, they\u2019re forced to increase the costs of their products and services to stay profitable \u2014 <a href=\"https:\/\/www.homelight.com\/mortgages\/rates\">including mortgage rates<\/a>.<\/p>\n<p>So while the Fed doesn\u2019t set mortgage interest rates, changes they make to the benchmark rate do loosely impact them. The rate of inflation not only makes things more expensive for consumers, but for businesses, as well. As we mentioned earlier, <a href=\"https:\/\/www.homelight.com\/blog\/buyer-why-are-mortgage-rates-going-up\/\">raising mortgage interest rates<\/a> is one way banks offset these rising costs so that they can continue to stay profitable.<\/p>\n<p>\u201cThere\u2019s a lot of tension built into interest rates right now,\u201d says <a href=\"https:\/\/renttoownlabs.com\/about-martin-orefice\">Martin Orefice<\/a>, CEO of Rent to Own Labs. \u201cThe Fed\u2019s rate hikes are pushing interest rates up even as demand for homes remains high. People are eager to sell while the market is still hot.\u201d<\/p>\n<div id=\"section--3\" data-toc-header=\"How high will mortgage rates go?\" data-toc-type=\"head\"><\/div>\n<h2>How high will mortgage rates go?<\/h2>\n<p>Although mortgage interest rates rose rapidly this year, it\u2019s important to consider that those increases occurred in anticipation of Federal rate hikes. According to Bill Ryze, a certified Chartered Financial Consultant (ChFC) and board advisor at <a href=\"https:\/\/fiona.com\/\">Fiona<\/a>, this indicates mortgage rates won\u2019t continue climbing as they did early in 2022. \u201cThe mortgage rates will continue rising but at a slower rate since the rates have already been priced into the effects of the Fed rate hikes,\u201d he says.<\/p>\n<p><a href=\"https:\/\/www.linkedin.com\/in\/dustinholmberg\/\">Dustin Holmberg<\/a>, VP of Lending for <a href=\"https:\/\/www.clearviewfcu.org\/\">Clearview Federal Credit Union<\/a> says, \u201cWhat I would anticipate is that rates will level off for the rest of the year. href=\"https:\/\/www.homelight.com\/blog\/protect-yourself-unexpected-mortgage-rate-increases\/\">rising interest rates<\/a> are starting to create greater stabilization than we\u2019ve seen in the past few years. Rewind a few months, and sellers were getting multiple offers \u2014 some in cash \u2014 that were <a href=\"https:\/\/southfloridaagentmagazine.com\/2022\/03\/16\/almost-6000-homes-sell-for-more-than-100000-over-asking-price-this-year\/\">$100K to $150K over asking price<\/a>. Now that buyers are being presented with high home prices and higher interest rates, affordability is becoming increasingly important.<\/p>\n<p>\u201cIt\u2019s been important to educate sellers that as interest rates rise, they have to come in with a more modest list price,\u201d Townsend says. \u201cBuyers are being more conservative, which means prices are going down.\u201d<\/p>\n<p>From Townsend\u2019s perspective, this shift isn\u2019t necessarily a bad thing. \u201cI\u2019m not an advocate for a seller getting 20 offers and their house going for $100K over asking. There was nothing healthy about that market.\u201d<\/p>\n<p>Holmberg agrees. \u201cWe\u2019re seeing demand for housing start to curb, and that\u2019s probably a good thing. We don\u2019t need prices going up on real estate 30% year over year. It\u2019s not sustainable.\u201d<\/p>\n<p>The bottom line? Sellers can still expect a swift home sale at or slightly above asking price in many markets \u2014 it just may not be quite the frenzy that surrounded home sales in the past two years. \u201cWe\u2019re seeing a lot of price reductions,\u201d Townsend says. \u201cPersonally, I\u2019d rather see my seller get multiple offers than come in too high, have to reduce the price, and chase the market.\u201d<\/p>\n<div id=\"section--6\" data-toc-header=\"What do higher interest rates mean to homebuyers?\" data-toc-type=\"head\"><\/div>\n<h2>What do higher interest rates mean to homebuyers?<\/h2>\n<p>The combination of rising home prices and interest rates has pushed the average mortgage payment up by <a href=\"https:\/\/money.com\/typical-mortgage-payment-increase-one-year\/\">almost 40 percent<\/a> compared to last year. \u201c[With the rising interest rates], all of my buyers had to get pre-qualified again because what they could afford changed,\u201d Townsend says.<\/p>\n<p>To put this in perspective, a $250,000 30-year mortgage would have cost $1,038 a month in late 2021. With interest rates dancing between 5% and 6%, that same mortgage will now cost over $1,400 a month (before taxes and fees).<\/p>\n<p>Although the one-two punch of high home prices and rising interest rates is causing some buyers to put their <a href=\"https:\/\/www.homelight.com\/blog\/buyer-mortgage-rates\/\">home buying plans<\/a> on hold, Townsend tries to help her buyers find options that work for their budgets \u2014 without pulling out of the market.<\/p>\n<p>\u201cIf someone plans to be in their house forever, I might talk to them about paying some points up front to lower the monthly payment,\u201d Townsend explains. \u201cOr, I may suggest they talk to their mortgage broker about a variable rate mortgage and locking that in for five to seven years instead of a 30-year rate.\u201d<\/p>\n<p>\u201cBuyers need to look at housing as a long-term investment,\u201d Holmberg says. \u201cYour home is the only investment that you get a functional benefit from and there is a cost associated with the use of it. In fact, refinance activity <a href=\"https:\/\/time.com\/nextadvisor\/mortgages\/mortgage-news\/do-you-qualify-to-save-on-refinance-loan\/\">dropped by 80 percent<\/a> in the first quarter of this year, mortgage data firm Black Knight reported.<\/p>\n<p>Holmberg advises that if homeowners are considering a refinance, that they don\u2019t make that decision based on lifestyle equations, which has a way of eroding their financial health.<\/p>\n<p>\u201cThere are other options such as a <a href=\"https:\/\/www.homelight.com\/blog\/buyer-unlock-home-equity\/\">home equity loan<\/a> or home equity line of credit that would make more sense,\u201d he says. \u201cI would recommend that anyone who is considering this option talk to an unbiased and trusted financial advisor for advice.\u201d<\/p>\n<div id=\"section--8\" data-toc-header=\"Is the 40-year mortgage back on the horizon?\" data-toc-type=\"head\"><\/div>\n<h2>Is the 40-year mortgage back on the horizon?<\/h2>\n<p>Although the Federal Housing Administration (FHA) did <a href=\"https:\/\/archives.hud.gov\/news\/2022\/pr22-070.cfm\">make an announcement in April<\/a> that would allow struggling homeowners to move into a 40-year mortgage, there hasn\u2019t been any additional chatter about longer mortgage terms making a comeback. In fact, Townsend says she wasn\u2019t aware of any banks in her area of Maine that provided 40-year options \u2014 now or in the past.<\/p>\n<p>What does seem to be making more of a comeback is the <a href=\"https:\/\/www.nbcnews.com\/business\/consumer\/adjustable-rate-mortgages-make-comeback-risks-homebuyer-interest-rates-rcna27527\">adjustable rate mortgage<\/a>, however. With interest rates rising, these mortgages give homebuyers the ability to lock in at a lower rate for the next five to seven years. In <a href=\"https:\/\/www.macrotrends.net\/2604\/30-year-fixed-mortgage-rate-chart\">December 2007<\/a>, the average rate was 6.17%. In <a href=\"https:\/\/www.macrotrends.net\/2604\/30-year-fixed-mortgage-rate-chart\">October 1981<\/a>, interest rates peaked at 18.45%. \u201cWe have this preconceived notion in our heads that everything stays normal all the time,\u201d Holmberg says. \u201cBut prices go up and prices go down\u2026that\u2019s the way of the market.\u201d<\/p>\n<p>Townsend shares a similar sentiment. \u201cPeople need to understand that we\u2019re coming off of the Fed trying to manipulate the market. This isn\u2019t like [when the housing market crashed in] 2008.
