We\u2019ll hear their insights as to what all of this means for buyers and why \u2014 spoiler alert \u2014 you should still go ahead and buy a home if you\u2019re ready.<\/p>\n<div id=\"section--1\" data-toc-header=\"Mortgage rates in early 2023\" data-toc-type=\"head\"><\/div>\n<h2>Mortgage rates in early 2023<\/h2>\n<p>We\u2019re (somehow) almost halfway through 2023, which has given interest rates plenty of time to adjust as the world eases back into normalcy following the worst of the Covid-19 pandemic.<\/p>\n<p>We <a href=\"https:\/\/www.freddiemac.com\/pmms#:~:text=Primary%20Mortgage%20Market%20Survey%C2%AE\">started 2023<\/a> with an average rate of 6.48% on a 30-year fixed rate mortgage as of January 5th, saw a significant bump up to 6.73% as of March 9th, then rates scooted up to 6.79% by June 1.<\/p>\n<p>Historically, rates are still pretty great \u2014 Helali recalls his father reminiscing about an 18% interest rate on his first home purchase in the late 1970s. However, 6.79% is still significantly higher than the 5.09% mortgage rate we were at one year ago at the start of June 2022. You\u2019re definitely not alone if you\u2019re wondering which direction rates are likely to head next.<\/p>\n<div id=\"section--2\" data-toc-header=\"Why did mortgage rates rise?\" data-toc-type=\"head\"><\/div>\n<h2>Why did mortgage rates rise?<\/h2>\n<p>Interest rates adjust based on how the overall market is doing. Are consumers spending money? Are they buying things, investing in businesses, or otherwise making large purchases?<\/p>\n<p>When consumers slow their spending \u2014 as we saw happen at the onset of the Covid-19 pandemic \u2014 the <a href=\"https:\/\/www.federalreserve.gov\/aboutthefed.htm\">Federal Reserve System<\/a> takes action to entice people back into making decisions that will help stimulate the economy. Lowering interest rates on mortgages is one of these clever moves.<\/p>\n<p>Conversely, when consumers have been spending <i>too<\/i> <i>much<\/i> money, or when demand has exceeded supply and folks are willing to pay more for goods than they usually would \u2014 as <a href=\"https:\/\/www.ey.com\/en_gl\/insights\/supply-chain\/how-covid-19-impacted-supply-chains-and-what-comes-next\">supply chains<\/a> try to recover from shipping interruptions and labor loss \u2014 we run into the problem of inflation. And to combat inflation, the Fed steps in to raise interest rates to try to curb unfettered spending.<\/p>\n<p>There\u2019s more to mortgage rates than the Fed\u2019s reactions to public spending habits, of course, but this is pretty much where it all starts. The International Monetary Fund has a <a href=\"https:\/\/www.imf.org\/external\/pubs\/ft\/fandd\/basics\/30-inflation.htm\">great explainer<\/a> on these market ups and downs if you\u2019re up for some further reading.<\/p>\n<div id=\"section--3\" data-toc-header=\"How are housing market predictions made?\" data-toc-type=\"head\"><\/div>\n\n\n\n\n\n<div class=\"geo-cta widget-cta widget-cta--content     widget-cta--dark widget-cta--dark-blue-gradient\">\n    <div class=\"widget-element--content\">\n        <div class=\"widget-element--content-header\">\n            <img decoding=\"async\" alt=\"homelight logo\" class=\"widget-element--logo\" src=\"https:\/\/www.homelight.com\/blog\/wp-content\/themes\/ccprototypev5\/images\/logo-small-cta.png\" width=\"106\" height=\"25\" \/>\n        <\/div>\n        \n                <h3 class=\"cta-headline widget--bold\">Save thousands when buying a home<\/h3>\n                        <p>HomeLight-recommended real estate agents are top-tier negotiators who understand the market data that helps you save as much as possible when buying your dream home.<\/p>\n        \n                <div class=\"widget-element--buttons\">\n            <a data-type=\"In Content CTA\" href=\"https:\/\/www.homelight.com\/find-agent\/quiz\/buyer?#\/qaas=0\/\" class=\"cta-click-track widget-element--button\">Find a top buyer's agent<\/a>\n        <\/div>\n                    <\/div>\n<\/div>\n\n\n<h2>How are housing market predictions made?<\/h2>\n<p>It\u2019s probably no surprise that <a href=\"https:\/\/www.homelight.com\/blog\/real-estate-top-agent-insights-for-spring-2023\/\">housing market<\/a> predictions fluctuate based on what the greater economy is doing \u2014 but experts also make their calls by analyzing cold, hard data.<\/p>\n<p>The National Association of Realtors\u00ae (NAR) <a href=\"https:\/\/www.nar.realtor\/blogs\/economists-outlook\/instant-reaction-mortgage-rates-may-18-2023\">reported in late May 2023<\/a> that \u201cwith inflation easing further and the Federal Reserve expected to pause its rate hikes soon, mortgage rates will stabilize near 6% in the second half of the year.\u201d They have also shared that the average homebuyer can afford a $380,000 home, and roughly 45% of the homes currently on the market are within this price range.<\/p>\n<div id=\"section--4\" data-toc-header=\"So, when will mortgage rates go down?\" data-toc-type=\"head\"><\/div>\n<h2>So, when will mortgage rates go down?<\/h2>\n<p>Realistically, mortgage rates probably <a href=\"https:\/\/www.homelight.com\/blog\/how-high-will-mortgage-rates-go\/\">aren\u2019t going to experience a significant drop<\/a> anytime soon.<\/p>\n<p>\u201cThis year has brought inflation, so rates had to go up. If this leads into recession, then rates are going to go down again,\u201d says Helali. \u201cWill they go down to the same levels we saw in 2020 and 2021? Probably not. Rates may not go that low again for the foreseeable future.\u201d<\/p>\n<p>Backing Helali\u2019s prediction is the Mortgage Bankers Association, which <a href=\"https:\/\/www.mba.org\/docs\/default-source\/research-and-forecasts\/forecasts\/2023\/mortgage-finance-forecast-apr-2023.pdf?sfvrsn=399bbd96_1\">forecasts interest rates<\/a> in the high-4% range at least through 2024.<\/p>\n<p>But if you\u2019re feeling like you may have missed out by not scrambling for a <a href=\"https:\/\/www.homelight.com\/blog\/buyer-how-to-get-a-mortgage-loan\/\">new mortgage<\/a> during the height of the pandemic \u2014 you haven\u2019t. According to Helali, these higher rates are actually more helpful for everyone.<\/p>\n<p>\u201cWhat these rates are going to do is help everybody find a house,\u201d he says, referring to how the market has been solidly <a href=\"https:\/\/www.homelight.com\/blog\/sellers-vs-buyers-market\/\">in favor of sellers<\/a>, with limited homes available because so many folks have been vying to buy. Higher mortgage rates will lead to fewer buyers competing for homes, and sellers won\u2019t have as much leverage to command high prices or sell without making home repairs that prospective buyers might otherwise request as part of the deal. But this shift won\u2019t mean that people stop buying homes, it just means there will be more balance in the real estate market.<\/p>\n<p>\u201cRegardless of market conditions, there are still going to be people who are looking to purchase,\u201d Helali says.<\/p>\n<section class=\"building-block bb-type-default bb-agent-quote bg-none\" id=\"bb-1\"><div class=\"body block\"><div class=\"container-fluid\"><div class=\"block-content\">            <blockquote class=\"post-blockquote\">\n                <q>Mortgage rates are affecting buyers, but I wouldn\u2019t say that rates are keeping them from buying homes. data-toc-type=\"head\"><\/div>\n<h2>How are rising mortgage rates impacting buyers?<\/h2>\n<p>Hester\u2019s current experience as a real estate agent confirms Helali\u2019s sentiments \u2014 people are still buying houses.<\/p>\n<p>\u201cMortgage rates are affecting buyers, but I wouldn\u2019t say that rates are keeping them from buying homes. I think the lack of inventory is keeping them from buying homes right now,\u201d she explains.<\/p>\n<p>Particularly in the sub-$200,000 price range, Hester says buyers\u2019 challenges have been with standing out among <a href=\"https:\/\/www.homelight.com\/blog\/buyer-how-much-should-i-offer-on-a-house\/\">multiple offers<\/a>.<\/p>\n<p>\u201cIt\u2019s really hard as a buyer to be competitive in this market \u2014 especially for first-time buyers who are up against investors with cash. That under-$200,000 market is super tough right now.\u201d<\/p>\n<p>But rather than quibbling over interest rates, Hester advises prospective buyers to <a href=\"https:\/\/www.homelight.com\/find-real-estate-agents\/buying\">find a creative agent<\/a> who can help them put together an <a href=\"https:\/\/www.homelight.com\/blog\/buyer-how-much-should-i-offer-on-a-house\/\">enticing offer<\/a>. Sellers aren\u2019t always driven by the sales price alone \u2014 including a <a href=\"https:\/\/www.homelight.com\/blog\/sell-your-home-and-rent-it-back\/\">rent-back<\/a> opportunity or a quick closing date could be the difference between a seller saying \u201cno thanks\u201d and choosing to take a closer look.<\/p>\n<p>Even with <a href=\"https:\/\/www.homelight.com\/blog\/buyer-housing-market-forecast-2023\/\">current market conditions<\/a>, Hester doesn\u2019t recommend that buyers try to wait out rising interest rates. She says she doesn\u2019t anticipate rates dropping quickly, but acknowledges that mortgage rates might cause sellers to hold off on putting their homes on the market.<\/p>\n<p>If this sounds like a recipe for continuing the cycle of more buyers than available homes, well, it\u2019s a real possibility.<\/p>\n<p>\u201cHomeowners aren\u2019t going to be refinancing as much as they were; they\u2019re not going to be trying to replace their home and upgrade with these rates. While buyers still may not have their pick from dozens of available homes, sellers won\u2019t be able to keep up with the how-high-can-we-go mentality of the past two years.<\/p>\n<p>\u201cWe\u2019re still going to have buyers \u2014 I don\u2019t think that\u2019s going to be a problem \u2014 but sellers can\u2019t get complacent right now and assume everything\u2019s going to be fine,\u201d she says.<\/p>\n<p>In other words, sellers should understand that, for example, they might be asked to cover the cost of <a href=\"https:\/\/www.homelight.com\/blog\/what-to-fix-before-selling-a-house\/\">home repairs<\/a> that a buyer may have been willing to overlook this time last year.<\/p>\n<p>\u201cBeing a little flexible sometimes goes a long way,\u201d says Hester.<\/p>\n<div id=\"section--7\" data-toc-header=\"Your bottom line is the one that matters\" data-toc-type=\"head\"><\/div>\n<h2>Your bottom line is the one that matters<\/h2>\n<p>At the end of the day, experts agree that if you\u2019re otherwise <a href=\"https:\/\/www.homelight.com\/blog\/buyer-dos-and-donts-when-buying-a-home\/\">ready to buy<\/a> a home \u2014 meaning that the timing is right for both your lifestyle and your finances \u2014 then go for it. Today\u2019s rising rates don\u2019t have to sideline your purchase plans.<\/p>\n<p>Waiting until mortgage rates go down only means that home values will have more time to rise, so the $250,000 home that fits your budget today could be out of your price range in another, say, eight or ten months.<\/p>\n<p>\u201cAnyone who\u2019s buying a house today is guaranteeing their price,\u201d says Helali. \u201cIn two to three years from now, we\u2019ll start to expect to see rates coming down, and all of the people who are buying houses now will be in the market to refinance.\u201d And at that point, we\u2019ll see another boom.<\/p>\n<p>\u201cWith real estate, what goes up eventually has to come down.\u201d<\/p>\n<p><em>Header Image Source: (Jordan \/ Unsplash)<\/em><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Mortgage rates have been on the rise after their historic lows in 2021.
