Inflation is at a 40-year high, interest rates are rising, and the stock market had its worst <a href=\"https:\/\/www.cnbc.com\/2022\/06\/30\/the-markets-worst-first-half-in-50-years-has-all-come-down-to-one-thing.html\">first-half performance since 1970.\u00a0<\/a><\/p>\n<p>Then, on June 13, 2022, the <a href=\"https:\/\/www.schwab.com\/learn\/story\/quarterly-market-outlook\">S&amp;P 500 index fell 21.3% <\/a>and the stock market officially entered a bear market. We know this was bad news for the stock market, but what (if anything) does it mean for real estate? Here are the key things you need to know \u2014 as well as how to capitalize on any big changes that could be coming down the road.<\/p>\n<div id=\"section--1\" data-toc-header=\"What is a bear market in real estate?\" data-toc-type=\"head\"><\/div>\n<h2>What is a bear market in real estate?<\/h2>\n<p>According to <a href=\"https:\/\/centercoastrealty.com\/author\/mike\/\">Mike McElroy,<\/a> the managing broker for <a href=\"https:\/\/centercoastrealty.com\/about\/\">Center Coast Realty,<\/a> a bear market occurs when prices drop by more than 20%. Similarly, a bear market in real estate would be defined by housing prices falling by 20%. \u201cIt\u2019s important to note that this has only happened once in the <a href=\"https:\/\/fred.stlouisfed.org\/graph\/?g=R3PI\">real estate market <\/a>in at least 35 years,\u201d he says. \u201cIt\u2019s happened five times in the stock market over that same period.\u201d<\/p>\n<p>\u201cReal estate prices tend to be a lot steadier than other asset classes,\u201d McElroy adds.<\/p>\n<p>The last bear market in real estate occurred in 2008 when the <a href=\"https:\/\/www.history.com\/news\/2008-financial-crisis-causes\">housing bubble burst<\/a> \u2014 sending home values plunging and putting many homeowners into foreclosure. But that\u2019s not a real decline.\u201d<\/p>\n<p>On top of that, he says, there is still a housing inventory shortage, with demand continuing to outpace supply. \u201cThe prime American household formation age is in the early 30s. There are still a lot of individuals and young families who are in the market for their first home.\u201d<\/p>\n<p><a href=\"https:\/\/www.homelight.com\/agents\/frank-s-procopio-ny-10311202543\">Frank Procopio<\/a>, a real estate agent with over 17 years of experience in the Syracuse, New York, and Naples, Florida, real estate markets, agrees. \u201cI\u2019ve been getting calls saying that houses are dropping in value. However, what they\u2019re seeing is that houses aren\u2019t getting three times what they\u2019re worth like they were a year ago \u2014 they\u2019re getting two times what they&#8217;re worth instead.\u201d<\/p>\n<p>\u201cThere\u2019s a difference.\u201d<\/p>\n<section class=\"building-block bb-type-default bb-agent-quote bg-none\" id=\"bb-1\"><div class=\"body block\"><div class=\"container-fluid\"><div class=\"block-content\">            <blockquote class=\"post-blockquote\">\n                <q>Real estate has always been a proven asset. estate in a bear market?<\/h2>\n<p>As McElroy pointed out, although stocks rise and fall, the real estate market goes through far fewer dramatic shifts. A big reason for this is that the need for real estate is a constant \u2014 people will always need a place to live and businesses will always need space to operate.<\/p>\n<p>In fact, in a full 90% of the bear markets that have taken place in the last 70 years, real estate has continued to increase in value. Through all the economic ups and downs, the <a href=\"https:\/\/www.usatoday.com\/story\/money\/columnist\/2018\/04\/24\/real-estate-best-investment-bear-market\/530470002\/\">Case-Shiller Index <\/a>shows that real estate has consistently produced a 4.6% annualized return in bear markets since 1950.<\/p>\n<p>\u201cReal estate has always been a proven asset,\u201d Procopio says. \u201cAs cryptocurrency took off I actually saw a decrease in the number of my real estate investors because they poured all of their money into crypto. But the moment it crashed, they wanted to put it back into real estate.\u201d<\/p>\n<p>\u201cI always recommend buying assets, not liabilities,\u201d he says. \u201cAnd what better asset than real estate?\u201d<\/p>\n<p>As the economy has shifted this year, interest rates have almost doubled from where they were a year ago. But despite the rising rates and the other economic shifts, McElroy says it\u2019s still a good time to buy. It just might not be quite as good a time to buy as it was two years ago. \u201cThat was probably a once-in-a-lifetime buying opportunity.\u201d<\/p>\n<p>If you do plan to invest in real estate (during a bear market or otherwise), it\u2019s key that you have a <a href=\"https:\/\/www.homelight.com\/find-real-estate-agents\">trusted real estate professional<\/a> by your side. \u201cYou need to find a trusted real estate agent with boots on the ground who really understands the market and understands investments,\u201d Procopio says. \u201cThere are 1,000 different ways into real estate that work \u2014 you need to find a market that works for you.\u201d<\/p>\n<div id=\"section--3\" data-toc-header=\"Who can benefit from a bear market in real estate?\" data-toc-type=\"head\"><\/div>\n<h2>Who can benefit from a bear market in real estate?<\/h2>\n<p>Despite this year\u2019s economic challenges, the real estate market is strong \u2014 and opportunities abound for motivated buyers and sellers who are looking to make a move. In fact, Christopher Roberts<a href=\"https:\/\/www.amnetmtg.com\/team\/christopher-roberts\">,<\/a> a mortgage loan officer for American Mortgage Network, believes that some of the shifts we\u2019ve seen in the housing market this year have actually been for the benefit of buyers \u2014 first-time homebuyers especially.<\/p>\n<p>\u201cOver the last two years we\u2019ve seen insane amounts of overbidding on homes, something a lot of young clients couldn\u2019t afford,\u201d he says. \u201cIn the Denver market, we saw houses go for as much as $100,000 to $200,000 over asking price.\u201d<\/p>\n<p>Now, he\u2019s seeing less competition in the market and better opportunities for buyers to find a home they can afford and have their offer accepted. \u201cYes, the rates are higher, but that\u2019s why we\u2019ve seen the resurgence of <a href=\"https:\/\/www.homelight.com\/blog\/buyer-adjustable-rate-loans\/\">adjustable rate mortgages<\/a> and seller buydowns,\u201d he says.<\/p>\n<p>McElroy expects buyers will have an easier time buying a home in this market, as well. \u201cThe good news for buyers right now is that as we enter the second half of the year, the market naturally cools off seasonally,\u201d he says. \u201cAlong with the macro trends, that means they\u2019ll have an easier time buying and face less competition.\u201d<\/p>\n<p>If in the future housing prices fall and we enter bear market real estate territory (which is not something experts expect will happen anytime soon), the market environment can provide <a href=\"https:\/\/www.homelight.com\/blog\/types-of-real-estate-investments\/\">opportunities for buyers and investors<\/a> to benefit from the falling house prices by buying homes at a discount \u2014 and holding them until their value rises. The common mantra of \u201cbuy low, sell high\u201d applies here \u2014 and can lead to healthy profits for investors who purchase wisely.<\/p>\n<p>If you\u2019re looking for other assets to invest in during a bear market, consumer staples, utilities, and healthcare are considered good picks. <a href=\"https:\/\/www.kiplinger.com\/investing\/stocks\/stocks-to-buy\/604692\/best-stocks-for-bear-market\">In 2022, Kiplinger recommended stocks<\/a> such as Berkshire Hathaway, CVS Health, Coca-Cola, United Healthcare, and Mondelez International (the company behind Oreo cookies).<\/p>\n<div id=\"section--4\" data-toc-header=\"Remember: A bear market doesn\u2019t necessarily mean a bear market in real estate\" data-toc-type=\"head\"><\/div>\n<h2>Remember: A bear market doesn\u2019t necessarily mean a bear market in real estate<\/h2>\n<p>If you\u2019re considering buying or selling property this year, it\u2019s important to keep in mind that trouble on Wall Street doesn\u2019t equal trouble on Main Street \u2014 <a href=\"https:\/\/www.homelight.com\/blog\/if-stock-market-crashes-what-happens-to-housing-market\/\">the two markets<\/a> are distinctly different.<\/p>\n<p>When it comes to some of the changes we\u2019ve been seeing in real estate, Procopio believes that they are all signs that the market is going back to normal after a few record-breaking years. \u201cI still think it\u2019s a healthy market,\u201d he says. We\u2019re seeing values continue to rise and banks are still lending.\u201d<\/p>\n<p>\u201cWhat we saw over the last 24 months was created by COVID-19 and that was not normal.
