With <a href=\"https:\/\/coast.noaa.gov\/data\/docs\/states\/shorelines.pdf\">8,436 miles of coastline<\/a> and the world\u2019s top theme parks, Florida draws more than <a href=\"https:\/\/www.usnews.com\/news\/best-states\/florida\/articles\/2022-02-15\/florida-latest-tourist-numbers-higher-than-before-pandemic\">122.4 million tourists<\/a> per year. Is there something \u2013\u2013 such as a university, industry, or natural feature \u2013\u2013 that will continue to draw tourists, renters, or buyers to that area?<\/p>\n<div id=\"section--3\" data-toc-header=\"A growing economy or job market\" data-toc-type=\"sub\"><\/div>\n<h3>A growing economy or job market<\/h3>\n<p>According to <a href=\"https:\/\/www.forbes.com\/sites\/forbesbusinesscouncil\/2022\/06\/22\/three-reasons-why-my-company-is-moving-to-florida\/?sh=54561e815e9d\">Forbes<\/a>, Florida is one of the top states for economic growth in recent years. \u201cFlorida\u2019s GDP ranked <a href=\"https:\/\/www.bea.gov\/news\/2022\/gross-domestic-product-state-4th-quarter-2021-and-year-2021-preliminary\">4th<\/a> in the U.S. and has seen growth of over <a href=\"https:\/\/www.statista.com\/statistics\/187850\/gdp-of-the-us-federal-state-of-florida-since-1997\/\">30%<\/a> between 2011 and 2021.\u201d Analysts attribute the boom in business to low taxes, business-friendly policies, and a strong workforce.<\/p>\n<p>A growing economy usually indicates a stable, appreciating real estate market. At a local level, investors should take note of large businesses with a solid track record in the area, as well as any new businesses intending to move into the location. Both are great indicators of consistent residential needs.<\/p>\n<div id=\"section--4\" data-toc-header=\"Consistent population growth\" data-toc-type=\"sub\"><\/div>\n<h3>Consistent population growth<\/h3>\n<p>Population growth is good for investors because it means the area will continue to demonstrate a strong demand for housing.<\/p>\n<p>Statewide, Florida is expected to continue to draw residents, with a <a href=\"https:\/\/edr.state.fl.us\/Content\/conferences\/population\/demographicsummary.pdf\">projection of around 300,000 additional people per year<\/a> and a total population exceeding 23 million by 2025. The <a href=\"https:\/\/www.orlandosentinel.com\/news\/florida\/os-ne-florida-population-growth-slows-20220726-q3zkf2bxd5fu3miakszvnsiapm-story.html\">Orlando Sentinel<\/a> says, \u201cFlorida continues to see population increases roughly equivalent to adding a city the size of Orlando each year.\u201d<\/p>\n<p>Of course, investors will want to dial that number in closer to their intended city or county. Average rent for a 1-bedroom residence in Washington County is $557, while in Palm Beach County it\u2019s $1,180. For example, some investors have no interest in management and maintenance; they may therefore want to choose an area based more on long-term appreciation than on cash flow. Other investors prefer a hands-on approach to real estate; they would thus want to choose property that\u2019s within driving distance of their permanent residence.<\/p>\n<p>Tenouri says that her personal strategy eliminates condos, due to their tendency toward high <a href=\"https:\/\/www.homelight.com\/blog\/buyer-questions-to-ask-when-buying-a-condo\/\">HOA costs<\/a> and assessments. Holding property in Gainesville pays off over time too; real estate appreciation is up 14.6% on the year.
