The kitchen (81%) and dining room (69%) are also common rooms to stage.<\/li>\n<li aria-level=\"1\">24% of sellers\u2019 agents use a staging service, while 22% personally offer to stage the home. Around the same number of sellers&#8217; agents said it depends on the situation (24%).<\/li>\n<li aria-level=\"1\">When staging a home, 20% of sellers&#8217; agents reported seeing a 1% to 5% increase in the dollar value offered by buyers compared to similar homes.<\/li>\n<li aria-level=\"1\">27% of sellers&#8217; agents saw a slight decrease in the time on the market for staged homes<\/li>\n<li aria-level=\"1\">44% of sellers&#8217; agents said their clients believed in the importance of traditional physical staging when selling a house<\/li>\n<\/ul>\n<p>We reached out to top-performing agent <a href=\"https:\/\/www.homelight.com\/agents\/kim-alden-il-hl5908369\">Kim Alden<\/a> of Barrington, Illinois, who has sold over 2,300 homes in her career, and to top agent <a href=\"https:\/\/www.homelight.com\/agents\/maribel-sotuyo-tx-0655341\">Maribel Sotuyo<\/a> of <a href=\"https:\/\/www.homelight.com\/houston-tx\/top-real-estate-agents\">Houston, Texas<\/a>, who has a record of selling homes quickly, to share their home staging expertise. They don\u2019t want to see somebody else\u2019s chaos or clutter. \u201cThe last thing buyers want to see is your <a href=\"https:\/\/www.homelight.com\/blog\/prepare-your-home-for-sale\/\">personal belongings<\/a>, the pictures of all of your kids, and all of your clutter,\u201d says Alden.<\/p>\n<p>\u201cI always tell people less is more: on your nightstand, have one item like an alarm clock and a lamp; on the other, maybe a lamp and a book. Don\u2019t have your nightstand stacked up with your medicine [bottles] and your books,\u201d advises Alden.<\/p>\n<p>\u201cYou want the bedroom to look like a beautiful hotel with a nice clean slate, where the buyer can imagine plopping down, taking a nap, and falling asleep.\u201d When you\u2019re staging your bedroom, Alden recommends that sellers envision what the bedroom would look like if it was in the publication <em><a href=\"https:\/\/www.architecturaldigest.com\/topic\/bedrooms\">Architectural Digest<\/a>.<\/em><\/p>\n<p>Follow these essential steps to declutter and depersonalize your primary bedroom:<\/p>\n<ul>\n<li aria-level=\"1\"><a href=\"https:\/\/www.homelight.com\/blog\/depersonalize-the-house\/\">Remove personal items<\/a> that broadcast your personality<\/li>\n<li aria-level=\"1\">Place one item on the dresser and one on the nightstand<\/li>\n<li aria-level=\"1\">Decorate the room in soft, soothing, neutral colors<\/li>\n<li aria-level=\"1\">Create a cohesive flow from the primary bedroom to the ensuite <a href=\"https:\/\/www.homelight.com\/blog\/how-much-to-remodel-a-bathroom\/\">bathroom<\/a> by displaying white fluffy towels and placing a shower caddy under the sink to organize shampoos, toiletries, and other personal items so buyers can\u2019t view them from the bedroom.<\/li>\n<\/ul>\n<div id=\"section--3\" data-toc-header=\"2. Skip eye-catching vignettes in bedrooms<\/h2>\n<p>Many people love eye-catching <a href=\"https:\/\/www.homesandgardens.com\/interior-design\/what-is-a-vignette\">vignettes<\/a> they see displayed in large living rooms and kitchens on HGTV. However, they\u2019re not for the bedroom, according to Alden. If your primary room has a king bed in it, a vignette with two chairs and a table by the window can crowd the space and minimize the perceived square footage in an average sized bedroom.<\/p>\n<p>Alden isn\u2019t a big fan of vignettes when <a href=\"https:\/\/www.virtualstaging.com\/post\/bedroom-staging\">staging a bedroom<\/a> because the majority of the houses she sells are an average bedroom size of 18 X 20. \u201cYou want to show as much space as you can and appeal to the masses,\u201d explains Alden.
