While there are fewer homebuyers due to higher interest rates, the supply of homes remains tight, and that keeps home prices from falling too quickly. In fact, even though existing-home sales dropped 17.8% from 2021 to 2022, the December 2022 median existing-home sales price actually <a href=\"https:\/\/www.nar.realtor\/research-and-statistics\/housing-statistics\/existing-home-sales\">climbed 2.3%<\/a> from the previous year.<\/p>\n<p>According to the National Association of Realtors (NAR), home prices rose in all regions of the country, marking 130 consecutive months of year-over-year increases, the longest-running streak on record.<\/p>\n<p>\u201cHome prices nationwide are still positive, though mildly,\u201d Lawrence Yun, NAR chief economist, said in a <a href=\"https:\/\/www.nar.realtor\/newsroom\/existing-home-sales-receded-1-5-in-december\">Jan. 20, 2023, news release<\/a>, adding that he expects \u201csales to pick up again soon since mortgage rates have markedly declined after peaking late last year.\u201d However, this could vary depending on your specific market.<\/p>\n<p>We asked two experts to help get to the bottom of what\u2019s happening to home equity in the current housing market:<\/p>\n<ol>\n<li><a href=\"https:\/\/www.linkedin.com\/in\/donald-j-martin-scrp-raa-gaa-cdei-0a6b9b10\/\">Donald J. In other words, it\u2019s the amount of your home\u2019s value minus any loans, mortgages, or other liens that are attached to your home.<\/p>\n<p>Equity can come from paying down your mortgage loan, gains from home appreciation, or adding upgrades that increase the value of your property.<\/p>\n<p>So if your home is worth $400,000, and you have $320,000 left in unpaid principal on your mortgage loan, that means you hold $80,000 equity in your home or 20%.<\/p>\n<div id=\"section--2\" data-toc-header=\"How do I calculate my home equity?\" data-toc-type=\"head\"><\/div>\n<h2>How do I calculate my home equity?<\/h2>\n<p>To calculate your home equity, you need to know three things:<\/p>\n<ol>\n<li>Your home\u2019s current value<\/li>\n<li>The principal balance you still owe on your mortgage<\/li>\n<li>Additional liens or property loans you still need to pay<\/li>\n<\/ol>\n<p>From there, you can roughly calculate your home equity by using this simple equation:<\/p>\n<p><i>Your Home\u2019s Value &#8211; (Total Amount of Liens + Principle Balance) = Your Home Equity<\/i><\/p>\n<p>It\u2019s important to note that <a href=\"https:\/\/www.ml.com\/articles\/how-to-calculate-your-home-equity-and-why-it-matters.html#:~:text=You%20can%20figure%20out%20how,home%20equity%20lines%20of%20credit.\">banks use additional calculations<\/a> for the purposes of home equity loans, refinances, and lines of credit. We\u2019ll look at options to unlock your home\u2019s equity later in this post.<\/p>\n<div id=\"section--3\" data-toc-header=\"What caused the recent home equity high?\" data-toc-type=\"head\"><\/div>\n<h2>What caused the recent home equity high?<\/h2>\n<p>Home equity soared throughout the last two years. According to Black Knight, the total amount of home equity in the U.S. broke back-to-back records in 2020 and 2021 \u2013 <a href=\"https:\/\/www.cnbc.com\/2022\/02\/28\/homeowners-hold-record-equity-what-to-know-if-you-want-to-borrow.html#:~:text=Homeowner%20equity%20is%20now%20an,%241.1%20trillion%20bump%20in%202020.\">surging 35%<\/a> in 2021.<\/p>\n<p>Martin says the seeds of the housing boom of the last few years were planted during the last housing crash and <a href=\"https:\/\/www.homelight.com\/blog\/how-long-do-recessions-last\/\">Great Recession<\/a> that followed.<\/p>\n<p>\u201cPeople were very scared,\u201d he explains. \u201cThere was a period of years where people were not buying. We had pent-up demand occurring, where people could afford to buy a home but were holding off.\u201d<\/p>\n<p>He says that when employment bounced back, and interest rates continued to hit lows, it unleashed that pent-up demand for housing.<\/p>\n<p>\u201cWith the low interest rates and the housing market being at an affordable level, it begins to fuel this engine,\u201d he says.<\/p>\n<p>That engine, sparked also by additional factors such as <a href=\"https:\/\/www.homelight.com\/blog\/how-will-inflation-affect-the-housing-market\/\">inflation<\/a>, a rise in remote work, and housing inventory shortages, pushed housing prices upward. Ultimately, <a href=\"https:\/\/fred.stlouisfed.org\/series\/HOSMEDUSM052N\">housing prices jumped<\/a> 45% from the winter of 2019 to June of 2022 \u2013 hitting all-time highs.<\/p>\n<div id=\"section--4\" data-toc-header=\"What\u2019s occurring in the housing market now?\" data-toc-type=\"head\"><\/div>\n<h2>What\u2019s occurring in the housing market now?<\/h2>\n<p>To understand what\u2019s happening with your home\u2019s equity, it\u2019s worth digging into <a href=\"https:\/\/www.homelight.com\/blog\/real-estate-market-forecast-2023\/\">current housing market trends<\/a>. Here are some patterns we\u2019re seeing in this cooling housing market:<\/p>\n<ul>\n<li>Home appreciation is slowing.<\/li>\n<li>Mortgage rates are higher.<\/li>\n<li>Home sales are decreasing.<\/li>\n<li><a href=\"https:\/\/www.homelight.com\/blog\/days-on-market-matters\/#:~:text=As%20of%20March%202022%2C%20across,housing%20market%20amounted%20to%2038.\">Average days on market<\/a> are increasing.<\/li>\n<li>The market is becoming less competitive.<\/li>\n<li>Homebuyers are gaining an edge.<\/li>\n<li>Home sellers are adjusting their expectations.<\/li>\n<\/ul>\n<div id=\"section--5\" data-toc-header=\"What\u2019s happening to home values and home equity?\" data-toc-type=\"head\"><\/div>\n<h2>What\u2019s happening to home values and home equity?<\/h2>\n<p><a href=\"https:\/\/www.foxbusiness.com\/personal-finance\/record-home-price-appreciation-2022\">Home appreciation climbed rapidly<\/a> in 2021, but home values have crawled lower since then. And a once red-hot housing market appears to be cooling quickly. According to <a href=\"https:\/\/www.homelight.com\/blog\/wp-content\/uploads\/2022\/12\/homelight-top-agent-insights-new-year-2023-report.pdf\">HomeLight\u2019s Top Agent Insights for New Year 2023<\/a> report:<\/p>\n<ul>\n<li>98% of agents say bidding wars were either non-existent or decreasing in 2022\u2019s Q4<\/li>\n<li>95% of agents say the average days on market for their area\u2019s local listings are increasing<\/li>\n<li>30% of agents now classify their local market as a seller\u2019s market \u2013 down 65% from Q4 of 2022<\/li>\n<\/ul>\n<p>Martin says he\u2019s already seeing that dropoff in demand pushing home prices lower.<\/p>\n<p>\u201cThe properties are on the market for a longer period of time, and in some cases, price reductions are beginning to occur,\u201d he says. \u201cI would say a reasonable estimate of what\u2019s going on in the marketplace is that overall, there\u2019s a two percent drop.\u201d<\/p>\n<p>Data from some housing sources echo Martin\u2019s estimates. According to Federal Reserve Bank of St. Louis (FRED) economic data, the <a href=\"https:\/\/fred.stlouisfed.org\/release\/tables?rid=291&amp;eid=20466\">Median Sales Price of Existing Homes<\/a> in November of 2022 inched down to $370,700. That\u2019s a 2% decrease from the month prior and a 10% drop from June\u2019s highs. Data from other sources indicate flat or mild price increases, depending on the market.<\/p>\n<div id=\"section--6\" data-toc-header=\"What\u2019s tilting the housing market scale?\" data-toc-type=\"head\"><\/div>\n<h2>What\u2019s tilting the housing market scale?<\/h2>\n<p><a href=\"https:\/\/www.homelight.com\/blog\/what-hurts-property-value\/\">Home values<\/a>, and your home equity, are tied to housing demand. And home sales are <a href=\"https:\/\/www.homelight.com\/blog\/is-the-real-estate-market-slowing-down\/\">slowing down<\/a>. According to a NAR report, existing home sales <a href=\"https:\/\/www.nar.realtor\/newsroom\/existing-home-sales-receded-1-5-in-december\">dove by 34%<\/a>, YoY in December 2022. Here are a few factors that are weakening demand, and can cause home equity values to slip:<\/p>\n<p><b>Rising interest rates<\/b><br \/>\nMortgage rates have spiked in the last year. According to FRED, the <a href=\"https:\/\/fred.stlouisfed.org\/series\/MORTGAGE30US\">30-Year Fixed Rate Mortgage Average<\/a> climbed from 2.66% to 6.33% in January of 2023. As Martin explains, many potential buyers can\u2019t afford to pay that higher mortgage rate.<\/p>\n<p>\u201cWe do know from past experience, as interest rates rise, it makes homes less affordable and tends to have a negative impact on value,\u201d he says.<\/p>\n<p><b>Inflation<\/b><br \/>\n<a href=\"https:\/\/www.homelight.com\/blog\/what-is-causing-inflation-2022\/\">High inflation<\/a> has forced many potential home buyers to spend their extra cash on expensive everyday items. That could be causing individuals to think twice about buying a new home.<\/p>\n<p><b>Recession fears<br \/>\n<\/b>Parker says he\u2019s seeing many people shy away from home transactions because they\u2019re concerned the <a href=\"https:\/\/www.homelight.com\/blog\/what-does-a-recession-mean-for-me\/\">economy<\/a> will sour \u2013 and leave them unable to make payments.<\/p>\n<p>\u201cWe&#8217;re also hearing from a lot of buyers and sellers who have generally a lot of fear around the economy right now,\u201d he says. \u201cI think fear is a big part of it, and uncertainty \u2013 not knowing what&#8217;s coming for the year ahead.\u201d<\/p>\n<div id=\"section--7\" data-toc-header=\"What is a good home equity amount?\" data-toc-type=\"head\"><\/div>\n<h2>What is a good home equity amount?<\/h2>\n<p>If you\u2019re considering <a href=\"https:\/\/www.homelight.com\/blog\/should-i-sell-my-house-now-or-wait\/\">selling your home<\/a>, you may be wondering if you have the right amount of equity. Industry experts say that a good equity level depends on your individual situation.<\/p>\n<p>Overall, if you want to keep up with the average U.S. homeowner, you\u2019ll need to secure a relatively large hunk of equity. As a whole, U.S. homeowners hold a record amount of equity. According to <a href=\"https:\/\/www.attomdata.com\/news\/market-trends\/home-sales-prices\/attom-q3-2022-u-s-home-equity-and-underwater-report\/\">ATTOM<\/a>, a leading real estate data company, 48.5% of mortgaged homeowners owed just 50% or less on their homes in Q3 of 2022.<\/p>\n<p>In order to qualify for most refinancing programs, you\u2019ll want to accrue <a href=\"https:\/\/www.transunion.com\/blog\/home-buying\/how-much-equity-do-i-need-to-refinance\">at least 20% equity<\/a> in your home.<\/p>\n<p>Martin says the only way to know if you have enough equity to sell is to dig into your individual situation. However, he suggests asking yourself two important questions before selling:<\/p>\n<ul>\n<li>Can you afford to buy another home?<\/li>\n<li>What does your fuller debt portfolio look like?<\/li>\n<\/ul>\n<p>He also says to keep an eye on <a href=\"https:\/\/www.homelight.com\/home-value-estimator\">your home\u2019s value<\/a> as the housing market shifts.<\/p>\n<p>\u201cAs values fall, that equity is going to shrink,\u201d he says. \u201cWill they continue to fall? We think that they will continue to fall throughout this year, but we don\u2019t have a crystal ball.\u201d<\/p>\n<div id=\"section--8\" data-toc-header=\"How do I know when my home reaches 20% equity?\" data-toc-type=\"head\"><\/div>\n<h2>How do I know when my home reaches 20% equity?<\/h2>\n<p>Since your equity levels can shift when your home\u2019s value changes, it\u2019s not easy to pin down an exact equity figure without <a href=\"https:\/\/www.homelight.com\/blog\/what-do-home-appraisers-do\/\">hiring an appraiser<\/a>. Even then, the appraisal will represent the value at that point in time, and can still fluctuate.<\/p>\n<p>\u201cI would tell them that they need an appraisal to figure that out,\u201d says Martin. \u201cWe aren\u2019t going to know what that is until we know the market value of their home.\u201d<\/p>\n<p>Still, if you aren\u2019t ready to <a href=\"https:\/\/www.homelight.com\/blog\/how-to-get-a-home-appraisal\/\">get appraisal on home<\/a> and want an estimate of your home\u2019s value, you have a few options:<\/p>\n<ul>\n<li><b>Online tools<\/b>: You can use online calculators, such as <a href=\"https:\/\/www.homelight.com\/simple-home-value\/quiz?#\/qaas=0\/\">HomeLight\u2019s Home Value Estimator<\/a>, to see a quick ballpark estimate of what your home could be worth.<\/li>\n<li><b>Real estate agents<\/b>: You can hire an agent to run a <a href=\"https:\/\/www.homelight.com\/blog\/how-much-does-a-comparative-market-analysis-cost\/\">comparative market analysis<\/a> (CMA) on your home. This is a process where an agent compiles research about your home and the local market in order to determine its potential price range.<\/li>\n<\/ul>\n<div id=\"section--9\" data-toc-header=\"Should I sell my house if I have a lot of equity?\" data-toc-type=\"head\"><\/div>\n<h2>Should I sell my house if I have a lot of equity?<\/h2>\n<p>If you\u2019re sitting on a pile of equity and see home values creeping lower, you may think it\u2019s a no-brainer to sell your house. In some cases, it may be a smart move. However, Martin says to remember you\u2019ll probably need to buy a new house once your current one sells \u2013 and you may be left paying a much higher mortgage.<\/p>\n<p>If you do decide to sell your home to cash in on equity, Martin says to make sure you\u2019re on sound financial footing and able to afford potentially higher mortgage payments.<\/p>\n<p>\u201cThe best way to buy another home is to make sure all of that personal credit is paid off, and sit down with a loan officer,\u201d he says.<\/p>\n<section class=\"building-block bb-type-default bb-agent-quote bg-none\" id=\"bb-1\"><div class=\"body block\"><div class=\"container-fluid\"><div class=\"block-content\">            <blockquote class=\"post-blockquote\">\n                <q>The only reason we would recommend refinancing right now is if they got an interest rate at the peak, over the summer, where we&#8217;ve gotten up a little bit above 7% for a period of time. Even at that, it probably only makes sense if they&#8217;re planning to be in that home for another four to seven years at least.<\/q>\n                                    <div In short, you don\u2019t lose equity from refinancing unless you increase your mortgage balance by taking cash (equity) out over and above your current mortgage amount.<\/p>\n<p>However, since mortgage rates have been climbing of late, Parker says he doesn\u2019t suggest refinancing right now in most cases.<\/p>\n<p>\u201cThe only reason we would recommend refinancing right now is if they got an interest rate at the peak, over the summer, where we&#8217;ve gotten up a little bit above 7% for a period of time,\u201d he explains. \u201cEven at that, it probably only makes sense if they&#8217;re planning to be in that home for another four to seven years at least.\u201d<\/p>\n<div id=\"section--11\" data-toc-header=\"What are my options to unlock my home\u2019s equity?\" data-toc-type=\"head\"><\/div>\n<h2>What are my options to unlock my home\u2019s equity?<\/h2>\n<p>No matter what direction the housing market is moving in, you may need to pull cash out of your home\u2019s equity. Here are a few ways to tap into your home\u2019s equity:<\/p>\n<ul>\n<li><b>Cash-out refinances<\/b>: With <a href=\"https:\/\/www.homelight.com\/blog\/cash-out-refinance-to-pay-off-debt\/\">cash-out refinance transactions<\/a>, you apply for a fresh loan that\u2019s bigger than your current mortgage. Then you can pay off your mortgage and use that additional amount of cash for other uses. However, your new rate will rely on <a href=\"https:\/\/www.homelight.com\/mortgages\/rates\">current interest rates<\/a>, so realize this option could be costly if you have to jump to a new, higher mortgage rate.<\/li>\n<li><b>Home equity loans<\/b>: When you choose a <a href=\"https:\/\/www.homelight.com\/blog\/buyer-what-is-a-second-mortgage\/\">home equity loan<\/a>, you provide your home\u2019s equity as collateral to the lender. In return, you receive a new loan, usually at a new fixed rate, that you can use to pay for other things in your life. With these loans, you\u2019re paid a lump sum of money. This is usually a second mortgage.<\/li>\n<li><b>Home Equity Lines of Credit<\/b>: <a href=\"https:\/\/www.homelight.com\/blog\/buyer-how-to-buy-a-house-while-selling-your-own\/\">Home Equity Lines of Credit (HELOC)<\/a> are similar to home equity loans, but instead of receiving a lump sum of money, you can pull out money as credit in different withdrawal amounts. HELOCs also usually feature variable interest rates. Although higher interest rates will likely curb housing demand, and that could dampen home prices, the experts don\u2019t expect a major <a href=\"https:\/\/www.homelight.com\/blog\/buyer-will-the-housing-market-crash-in-2023\/\">home equity crash<\/a> like the 2008 downturn.
