Other studies suggest <a href=\"https:\/\/www.energystar.gov\/newhomes\/features-benefits\/better-resale-value\">green homes sell for up to 7% more.<\/a><\/p>\n<p>Getting green certified may also help your home sell faster, too, because its benefits will attract more buyers. Not only do <a href=\"https:\/\/energy.gov\/energysaver\/articles\/how-much-can-you-really-save-energy-efficient-improvements\">energy efficiency measures<\/a> save money for buyers on their future utility bills, some lenders actually offer <a href=\"https:\/\/www.fanniemae.com\/multifamily\/green-initiative-green-building-certifications\">lower interest rates<\/a> on green building certified homes.<\/p>\n<p>While there are a number of <a href=\"https:\/\/www.go-gba.org\/resources\/building-product-certifications\/\">third-party green certification<\/a> options out there, getting <a href=\"https:\/\/www.usgbc.org\/articles\/benefits-green-homebuilding\">LEED certified<\/a> adds the most value as it is the most reputable and recognized. However, modifying an existing home to meet LEED standards is both <a href=\"https:\/\/home.howstuffworks.com\/home-improvement\/construction\/green\/10-facts-about-the-leed-ratings-system.htm\">costly and complex.<\/a><\/p>\n<p>In fact, obtaining LEED certification on an existing home often <a href=\"https:\/\/www.green-buildings.com\/articles\/what-if-my-house-is-already-built-leed-for-existing-homes\/\">isn&#8217;t possible<\/a> without gutting your home and rebuilding it with an <a href=\"https:\/\/www.usgbc.org\/profile\">LEED certified contractor<\/a>\u2014which is impractical if you plan on selling soon.<\/p>\n<p>Luckily, millennials are also looking for <a href=\"https:\/\/www.housingwire.com\/articles\/32865-what-do-millennials-want\">eco-friendly amenities<\/a> in existing homes, too. Plus, energy efficiency just happens to be one of the <a href=\"https:\/\/www.nationwidemortgages.net\/millennials-housing-market.html\">top ways to appeal to millennial buyers.<\/a><\/p>\n<p>But just like LEED certification, the national <a href=\"https:\/\/www.energystar.gov\/ia\/partners\/bldrs_lenders_raters\/downloads\/ES%20NPR%20v84%202015-12-09_clean_508.pdf?2d9a-7131\">Energy Star Certification requirements<\/a> and the certification processes are complex, time-consuming and expensive depending upon the current age and efficiency of your home.<\/p>\n<p>If getting Energy Star Certified before selling isn\u2019t practical, there are other energy efficiency upgrades to consider. Your first step is performing a <a href=\"https:\/\/energy.gov\/energysaver\/home-energy-audits\/do-it-yourself-home-energy-audits\">DIY energy audit<\/a> to determine where you can best conserve power, like replacing insulation and weather stripping.<\/p>\n<p>Conserving power and cutting energy costs is why replacing attic insulation was one of the top home improvement upgrades in 2017 with a high <a href=\"https:\/\/www.remodeling.hw.net\/cost-vs-value\/2017\/\">107.7% return on investment.<\/a><\/p>\n<p>Although it isn\u2019t as exciting a feature, energy-conscious millennials will still appreciate fresh weather stripping around your doors and windows\u2014a relatively inexpensive project that <a href=\"https:\/\/www.fixr.com\/costs\/weatherstripping\">costs an average of $168 nationally.<\/a><\/p>\n<p>Of course, one of the most energy-efficient upgrades you can make to your home is adding renewable energy power sources like a <a href=\"https:\/\/windenergyfoundation.org\/wind-at-work\/wind-consumers\/wind-power-your-home\/\">wind turbine<\/a> or <a href=\"https:\/\/www.seia.org\/initiatives\/solar-faq\">solar panels.<\/a> However your home must have <a href=\"https:\/\/news.energysage.com\/solar-vs-wind-energy-right-home\/\">the right environment<\/a> like high winds or lots of sunlight\u2014so check your environmental resources before you make your <a href=\"https:\/\/www.epa.gov\/re-powering\/re-powerings-electronic-decision-tree\">alternative power source decision.<\/a><\/p>\n<p>There are a number of <a href=\"https:\/\/energy.gov\/energysaver\/installing-and-maintaining-small-wind-electric-system\">wind electrical systems<\/a> to choose from, including off-grid systems and ones that supply partial power. However, a fully paid-for solar system might not add value either:<\/p>\n<p>\u201cI\u2019ve had an experience with a paid-for solar system\u2014the seller had paid $30,000 two years prior for brand new solar panels\u2014 that got absolutely zero value from the appraiser. I called my other appraiser and they said (energy efficiency) is still kind of a new space. Appraisers aren\u2019t given specific guidelines, so they\u2019re still struggling with how to address it from an appraisal perspective.\u201d<\/p>\n<p>Renewable energy is such a new trend that appraisers often don\u2019t know how to value the systems. The Department of Energy has taken steps to get the real estate market to <a href=\"https:\/\/www.washingtonpost.com\/news\/energy-environment\/wp\/2015\/05\/28\/how-to-make-the-real-estate-market-value-green-homes-for-what-theyre-really-worth\/?utm_term=.4f33646972b4\">properly value green homes<\/a>, but as of now, the focus is largely on <a href=\"https:\/\/www.homelight.com\/blog\/buyer-does-new-construction-hold-its-value\/\">new construction<\/a>.<\/p>\n<p>For homeowners interested in adding sustainable energy systems to their homes, it\u2019s best to install one at least a year in advance of selling. That way, you can recoup some of its cost through the energy savings.<\/p>\n<p>If you\u2019re planning on adding one right before selling, consult with your agent first to find out if a wind turbine or solar panels increase a house\u2019s value in your area. Your realtor may instead advise that you make less-expensive green upgrades.<\/p>\n<h2>Install Eco-Friendly Water Systems<\/h2>\n<p>While low-flow plumbing and eco-friendly water systems won\u2019t top any must-have lists for millennials, they are a cost-effective way to add green living appeal to your home.<\/p>\n<p>The expense of installing low-flow toilets and faucets is the same as installing high-flow fixtures\u2014the price of hiring a professional, licensed plumber which costs an <a href=\"https:\/\/www.homeadvisor.com\/cost\/plumbing\/\">average of $303 nationally.<\/a> The only difference is the price of the fixtures themselves.<\/p>\n<p>Low-flow toilets cost a bit more than regular ones, so it\u2019s better to buy your own rather than paying the plumber to purchase them for you. You can get a high-rated, water-saving toilet for <a href=\"https:\/\/www.consumerreports.org\/toilets\/water-saving-toilets-for-250-or-less\/\">less than $250.<\/a><\/p>\n<p>Low-flow aerators are even less expensive\u2014costing <a href=\"https:\/\/eartheasy.com\/live_lowflow_aerators.htm\">$5-10 for the faucet and $8-50 for the shower<\/a>\u2014and can be installed without a plumber\u2019s assistance. Once installed, make sure to highlight the 30-50% water savings they provide in your marketing materials.<\/p>\n<p>Water conservation organizations are ramping up their efforts to <a href=\"https:\/\/www.publicceo.com\/2016\/11\/engaging-millennials-on-water-issues\/\">engage millennials.<\/a> This translates into a rise in the millennial buyer\u2019s interest in systems that recycle water. Sellers can appeal to this growing trend amongst young buyers by installing systems that <a href=\"https:\/\/morningchores.com\/rainwater-harvesting\/\">harvest rainwater.<\/a> A simple DIY system can be set up for a few hundred dollars, or you could install a cistern which can run <a href=\"https:\/\/home.costhelper.com\/rain-harvesting.html\">into the thousands.<\/a><\/p>\n<p>Another alternative recycles water from your sinks, showers, tubs and washing machines. Known as <a href=\"https:\/\/greywateraction.org\/greywater-reuse\/\">greywater systems,<\/a> these systems pipe \u201cgently-used\u201d water from your plumbing to your landscaping. Greywater systems range in price from <a href=\"https:\/\/greywateraction.org\/faq\/how-much-does-a-greywater-system-cost\/\">$700 to $20,000<\/a> depending upon the water source and functionality.<\/p>\n<h2>Opt for Non-Toxic Wall Paint and Sustainable Flooring<\/h2>\n<p>If you\u2019ve been in your home for more than a year, you\u2019re likely going to have to repaint the walls and replace the flooring. When you\u2019re choosing paint and carpet that\u2019ll appeal to millennials, you must consider more than the color\u2014you need to pick eco-friendly materials.<\/p>\n<p><a href=\"https:\/\/www.bendbulletin.com\/lifestyle\/homeandgarden\/4581318-151\/5-design-trends-for-wood-floors\">Sustainable flooring<\/a> continues to trend amongst home designers, with millennials especially interested in <a href=\"https:\/\/www.floorcoveringweekly.com\/main\/features\/millennials-spur-interest-in-bamboo-cork-18546.aspx\">bamboo and cork.<\/a> For eco-friendly carpeting, select <a href=\"https:\/\/www.thespruce.com\/overview-of-carpet-choices-1315092\">natural fibers<\/a>\u2014like wool, sisal or jute\u2014that meet the <a href=\"https:\/\/www.carpet-rug.org\/green-label-plus.html\">Green Carpet Plus<\/a> air quality standard.<\/p>\n<p>Green flooring needs an environmentally-conscious installation, so make sure your installers are using <a href=\"https:\/\/www.hgtv.com\/remodel\/interior-remodel\/choosing-eco-friendly-carpet\">non-toxic adhesives and padding.<\/a> Going non-toxic is also a good idea when you\u2019re picking your wall paint.<\/p>\n<p>While it\u2019s most noticeable during the painting process, regular wall paint can release <a href=\"https:\/\/ecooptions.homedepot.com\/clean-air\/low-zero-voc-paint\/\">low-level toxic emissions<\/a> for years afterward.
