I\u2019ve been selling for forty years and I have not seen a market like this. For starters, Bloomberg\u2019s data says that existing home sales have recently reached an <a href=\"https:\/\/www.bloomberg.com\/news\/articles\/2017-12-22\/here-are-four-charts-showing-u-s-housing-momentum-entering-2018\">11-year high.<\/a><\/p>\n<p>Things are looking so good that Freddie Mac predicts total home sales (existing and <a href=\"https:\/\/www.homelight.com\/blog\/buyer-does-new-construction-hold-its-value\/\">new construction<\/a>) <a href=\"https:\/\/www.freddiemac.com\/fmac-resources\/research\/pdf\/201711-Outlook.pdf\">will increase by 2% this year.<\/a> Factor in the fact that November 2017\u2019s housing inventory dropped to the second-lowest on record, and you\u2019ll understand why some experts are anticipating that <a href=\"https:\/\/www.forbes.com\/sites\/samanthasharf\/2018\/01\/03\/housing-outlook-2018-six-predictions-from-the-experts\/#4227a6fa4066\">2018&#8217;s housing market will be even better than last year.<\/a><\/p>\n<p>But the news isn\u2019t totally rosy for 2018.<\/p>\n<p>Some experts predict that <a href=\"https:\/\/www.usatoday.com\/story\/money\/2017\/12\/28\/hot-housing-market-could-cool-2018\/971539001\/\">this year\u2019s housing market may cool.<\/a> That\u2019s because both the Mortgage Banker\u2019s Association and the National Association of Realtors are forecasting that interest rates will rise to between <a href=\"https:\/\/www.bankrate.com\/finance\/mortgages\/mortgage-rates-forecast.aspx\">4.5-4.6% in 2018<\/a>\u2014a trend that started in 2017\u2019s fourth quarter.<\/p>\n<p>Others point to the prediction that skyrocketing prices are expected to level off this year. While the rise in home prices beat the 6% predictions for 2017\u2014<br \/>\nincreasing by around <a href=\"https:\/\/www.mpamag.com\/us\/news\/general\/home-prices-spike-by-7-in-november\/42233\">7% in November<\/a>\u2014they\u2019re <a href=\"https:\/\/www.forbes.com\/sites\/samanthasharf\/2018\/01\/03\/housing-outlook-2018-six-predictions-from-the-experts\/\">expected to level off this year.<\/a><\/p>\n<p>In some areas, home prices will increase by as little as <a href=\"https:\/\/www.forbes.com\/sites\/lawrenceyun\/2018\/01\/10\/2018-home-price-forecast\/#27103b576957\">2% in 2018.<\/a> Recent data from the Federal Housing Finance Agency indicates that this slowing in home price growth has already started.<\/p>\n<p>On the other hand, others anticipate that the continued trends of <a href=\"https:\/\/www.cnbc.com\/2018\/01\/02\/home-prices-are-set-to-soar-in-2018.html\">low inventory and high buyer demand<\/a> will push housing prices to rise higher than expected throughout the year\u2014just as prices outperformed <a href=\"https:\/\/www.kiplinger.com\/article\/business\/T019-C000-S003-housing-market-forecast-housing-starts-home-sales.html\">predictions for 2017.<\/a><\/p>\n<p>Overall, the picture for 2018\u2019s housing market looks good. You might expect to get back every cent of the investments made into their home and assume that they can ask for more money than their neighbor recently sold for.<\/p>\n<p>Unfortunately, this mindset is a major mistake that <a href=\"https:\/\/www.forbes.com\/sites\/trulia\/2014\/06\/20\/the-10-most-costly-home-selling-mistakes-and-how-to-avoid-them\/#36e11ee81d2b\">leads to overpricing.<\/a><\/p>\n<p>Even in a seller\u2019s market, overpricing will cause your home to <a href=\"https:\/\/www.thebalance.com\/why-days-on-market-matter-to-home-buyers-1798769\">linger on the market longer<\/a> than it should. Because those are the sales figures that your buyer\u2019s appraiser is going to look at.<\/p>\n<p>When Blum encounters a client tempted to overprice, \u201cI explain to them that this offer is going to be followed by an appraisal, so we have to be in those limits where the appraiser is going to find comparables. It has to appraise or that can be an issue down the road.\u201d<\/p>\n<p>The key to evaluating comps\u2014both for sale and sold\u2014is in the details. It\u2019s not enough to just look at the real estate statistics for your whole city. Once the offer is accepted, your buyer will get an appraisal. If that <a href=\"https:\/\/www.forbes.com\/sites\/trulia\/2015\/01\/24\/6-ways-sellers-can-bounce-back-from-a-low-appraisal\/#290e485198a6\">appraisal comes back lower<\/a> than the offer, the lender may pull out of the deal or ask to renegotiate.<\/p>\n<p>In some cases, a buyer will make an outrageously high offer just to lure the seller into accepting the bid\u2014with the express intention of renegotiating a lower price after the appraisal. That type of buyer may even include <a href=\"https:\/\/www.kiplinger.com\/article\/real-estate\/T010-C000-S001-key-elements-of-the-contract.html\">contingencies in their offer<\/a> allowing them to renegotiate after an inspection or appraisal.<\/p>\n<p>Luckily, there\u2019s a way for sellers to <a href=\"https:\/\/www.thebalance.com\/dealing-with-purchase-offers-that-might-not-appraise-1798827\">avoid this tricky situation.<\/a><\/p>\n<p>According to Blum, \u201cIf we\u2019ve priced it to market and it bids up, then we didn\u2019t price it wrong, the buyer priced it wrong. But we must make sure that our counter states that if it doesn\u2019t appraise (at the accepted offer), it\u2019s going to be the buyer\u2019s responsibility to pay that difference rather than the seller having to adjust once the appraisal is done.\u201d<\/p>\n<p>There\u2019s no question that a seller\u2019s market is the best time for homeowners to list\u2014but the process isn\u2019t foolproof.
