They used to be able to sell homes above market price easily, particularly to out-of-state buyers. But that\u2019s no longer the case. \u201cHouses are sitting for months even if they\u2019re <a href=\"https:\/\/www.homelight.com\/blog\/house-pricing-strategies\/\">priced reasonably<\/a>. There are just not enough buyers who have a good credit rating and can get bank underwriting,\u201d he says.<\/p>\n<p>Investors either keep properties they purchase as long-term rentals or flip them on the open market. \u201cThe newbie with little experience doesn\u2019t have the money to keep it long term. It takes a lot of money to fix the house and keep it with holding and carrying costs,\u201d Ramcharitar points out.<\/p>\n<p>For local investors in the Houston area, the <a href=\"https:\/\/www.homelight.com\/blog\/texas-all-cash-home-buyers\/\">cash-for-homes market<\/a> is heating up. Ramcharitar typically purchases four to six houses per month. With <a href=\"https:\/\/www.houston.org\/houston-data\/monthly-update-houston-metro-employment\">job gains<\/a> in healthcare, construction, wholesale trade, and miscellaneous industries, the area entices investors looking for opportunities to meet the growing demand for <a href=\"https:\/\/www.homelight.com\/blog\/buyer-how-to-rent-your-house\/\">rental housing<\/a>.<\/p>\n<p>\u201cLocal investors are concentrating on the <a href=\"https:\/\/www.homelight.com\/blog\/buyer-how-to-value-rental-property\/\">rental<\/a> market,\u201d says Ramcharitar. But now, he holds on to about 90% of his investment properties. He buys homes for cash, fixes them up, obtains refinancing, and then rents them out.<\/p>\n<h3>Foundation and stucco issues afflict Houston homes<\/h3>\n<p>With its humid subtropical climate and clay soil, Houston homes are prone to <a href=\"https:\/\/www.homelight.com\/blog\/selling-a-house-with-foundation-issues\/\">foundation issues<\/a> as well as the growth of mold and mildew. Flash flooding occurs in the Bayou City since the clay soil doesn\u2019t absorb water and contributes to foundation problems. If fault lines run through your Houston neighborhood, Krueger says you\u2019re more likely to have foundation damage.<\/p>\n<p>Foundations can be expensive and difficult to repair, costing <a href=\"https:\/\/mybestfoundationrepair.com\/#:~:text=The%20average%20cost%20for%20foundation,the%20cause%20and%20home%20size\">$4,500<\/a> on average. Signs of possible foundation issues include cracks in drywall, brick, and concrete; uneven floors; doors or windows separating from their frames; and buildup of mold and mildew.<\/p>\n<p>Aging homes with a stucco exterior may have problems due to the abundant moisture in Houston. \u201cStucco doesn\u2019t do well, but everyone wants stucco because it looks pretty,\u201d says Krueger. According to Angi, stucco repair costs from <a href=\"https:\/\/www.angi.com\/articles\/how-much-stucco-repair-cost.htm\">$600 to $2,663<\/a>, depending on the severity of the damage. Expect to pay more if extreme weather ravages your Houston home. And if you have a larger home with complex stucco issues, Krueger says you could end up paying a whopping $20,000 to $50,000.<\/p>\n<p>Rather than making pricey repairs to resolve foundation or stucco issues that could chase away potential buyers, <a href=\"https:\/\/www.homelight.com\/blog\/selling-a-house-as-is\/\">selling as-is<\/a> to an investor might be an option worth considering.<\/p>\n<h3>Older homes need expensive upgrades<\/h3>\n<p>With <a href=\"https:\/\/www.houstontx.gov\/planning\/Demographics\/docs_pdfs\/SN\/Year-Structure-Built.pdf\">more than 80% of Houston homes<\/a> built before the year 2000, it\u2019s not surprising that sellers turn to cash buyers when older homes require a substantial investment, such as a new roof or central air conditioning unit.<\/p>\n<p>About 40% of sellers reach out to Ramcharitar because their aging homes <a href=\"https:\/\/www.homelight.com\/blog\/what-to-fix-before-selling-a-house\/\">need costly repairs<\/a>. \u201cThey don\u2019t have the funds to fix the home and sell it on the open market,\u201d he says.<\/p>\n<p>Ramcharitar says air conditioners work continuously for about nine months of the year because of Houston\u2019s hot, humid climate, so their lifespan might be only five or six years. A new central A\/C unit could set you back <a href=\"https:\/\/5estimates.com\/central-ac-installation-cost-in-houston\/\">$1,700 to $3,000<\/a> plus another $1,800 to $2,800 for installation.<\/p>\n<p>In older subdivisions, mature oak trees damage roofs as overhanging branches allow squirrels and other critters access to the roof and attic. Expect to pay <a href=\"https:\/\/5estimates.com\/roof-cost-houston-tx\/\">$6,000 to $8,500<\/a> if your Houston home needs a new roof.<\/p>\n<p>While problems with the roof or air conditioner may overwhelm sellers and turn off buyers, Ramcharitar doesn\u2019t walk away from a property with issues. He routinely works with multiple crews of contractors, so he completes renovations at a lower cost and with fewer headaches than most homeowners.<\/p>\n<p>Naumann says buyers may not get a mortgage if big-ticket items like the roof or A\/C aren\u2019t in good condition. Houston sellers can bypass <a href=\"https:\/\/www.homelight.com\/blog\/what-to-do-when-you-cant-afford-home-repairs\/\">expensive fixes <\/a>by selling to cash home buyers who will handle needed repairs.<\/p>\n<h3>Natural disasters and extreme weather leave fixer-uppers in their wake<\/h3>\n<p>Houstonians have seen more than their fair share of <a href=\"https:\/\/www.understandinghouston.org\/topic\/disasters\/disaster-risks#overview\">natural disasters<\/a> like hurricanes, tornadoes, extreme rainfall, flooding, and even winter storms. Ramcharitar says homeowners have to repair the damage or <a href=\"https:\/\/www.angi.com\/articles\/cost-to-repair-leaking-pipe.htm\">replace copper pipes<\/a> with more durable <a href=\"https:\/\/www.thespruce.com\/replace-copper-pipe-with-pex-1822509\">PEX<\/a>. Other <a href=\"https:\/\/www.homeadvisor.com\/cost\/plumbing\/install-new-plumbing-pipes\/\">signs indicating your home needs new pipes<\/a> include rust-colored or unusual-tasting water, low water pressure, clogged drains, and faucet leaks.<\/p>\n<p>One local repiping company estimates the cost of pipe replacement to range from <a href=\"https:\/\/www.wedorepipes.com\/repipe-pricing-houston#:~:text=Most%20homes%20in%20the%20Houston,Call%20832%2D819%2D8337\">$3,000 to more than $16,000<\/a> depending on the type of material, home size, and the number of bathrooms and plumbing fixtures. PEX involves less demolition, so it\u2019s cheaper than other products.<\/p>\n<p>Houston\u2019s heat and humidity are conducive to <a href=\"https:\/\/www.homelight.com\/blog\/selling-a-house-with-termite-damage\/\">termite infestation<\/a>. \u201cIf untreated for many years, they destroy the wood and damage the integrity of the structure,\u201d says Ramcharitar.<\/p>\n<p>But <a href=\"https:\/\/www.enviroconpest.com\/about\/our-blog\/everything-termites-houston\">termites<\/a> aren\u2019t the only pests plaguing Houston houses. According to Statista, the city leads the nation in pest infestation, with <a href=\"https:\/\/www.statista.com\/statistics\/315990\/cities-with-most-pest-infestations-united-states\/\">nearly 38% of homes<\/a> having cockroaches and 8% having rat infestation.<\/p>\n<p>With Mother Nature wreaking havoc on Houston homes, sellers may turn to a cash buyer rather than take on the expense and hassle of getting rid of pests and making repairs.<\/p>\n<h3>Investors offer alternatives to foreclosure and bankruptcy<\/h3>\n<p>About 60% of sellers who contact Ramcharitar are behind on their <a href=\"https:\/\/www.homelight.com\/blog\/buyer-take-over-mortgage-payments\/\">mortgage payments<\/a>.
