Across the state, conditions are shifting from a hot seller\u2019s market to a more <a href=\"https:\/\/car-co.stats.showingtime.com\/docs\/mmi\/x\/Statewide?src=page\">stable seller\u2019s market<\/a>.<\/p>\n<p>Markets are highly local, and depending on where you\u2019re looking to buy, it may (or may not be) a good time to throw your hat in the ring. For buyers on a tight budget, there are still a number of markets in Colorado with median home values below $300,000.<\/p>\n<p>According to <a href=\"https:\/\/www.uncovercolorado.com\/cheapest-places-in-colorado-to-live\/\">Uncover Colorado<\/a>, here are the median property values for 15 of the cheapest towns to live in the Mile High state:<\/p>\n<ul>\n<li aria-level=\"1\">Walsenburg: $90,400<\/li>\n<li aria-level=\"1\">La Junta: $91,400<\/li>\n<li aria-level=\"1\">Lamar: $99,400<\/li>\n<li aria-level=\"1\">Sterling: $129,221<\/li>\n<li aria-level=\"1\">Trinidad: $134,900<\/li>\n<li aria-level=\"1\">Pueblo: $141,000<\/li>\n<li aria-level=\"1\">Alamosa: $164,600<\/li>\n<li aria-level=\"1\">Fort Morgan: $169,900<\/li>\n<li aria-level=\"1\">Cortez: $170,300<\/li>\n<li aria-level=\"1\">Craig: $173,600<\/li>\n<li aria-level=\"1\">Ca\u00f1on City: $184,829<\/li>\n<li aria-level=\"1\">Fruita: $223,500<\/li>\n<li aria-level=\"1\">Fort Lupton: $240,500<\/li>\n<li aria-level=\"1\">Rifle: $246,300<\/li>\n<li aria-level=\"1\">Greeley: $247,700<\/li>\n<\/ul>\n<h2><div id=\"section--2\" data-toc-header=\"When is the best time of year to buy?\" data-toc-type=\"head\"><\/div>When is the best time of year to buy a house in Colorado?<\/h2>\n<p>Nationwide, summer is often cited as the most expensive time to buy a house. For this reason, many industry publications will advise that you buy in January or February for a better price. But in Colorado, the best time to buy depends on your goals and priorities. It also depends on the state of the market, which is currently being shaped by low inventory and high mortgage rates.<\/p>\n<p>Historically, Hall says that the best time to buy is between July and December, but, again, it fluctuates based on the market where you\u2019re house-hunting. Ahead, we\u2019ll pinpoint the best time of year to buy a house in a few Colorado cities.<\/p>\n<h3>Colorado Springs<\/h3>\n<p>According to the Pikes Peak Association of Realtors, the median sale price of a single-family home in the Colorado Springs region was <a href=\"https:\/\/ppar.com\/Documents\/stats\/MarketTrends\/ListingSummary.jpg\">$485,000<\/a> in December 2024, a 6.6% increase over the same period last year. Homes stayed on the market for an average of <a href=\"https:\/\/ppar.com\/Documents\/stats\/MarketTrends\/DOM.jpg\">57 days<\/a>, and the months\u2019 supply \u2014 aka how long it would take to sell all of the homes on the market at the current pace of sales \u2014 increased from 2.4 months in December 2023 to <a href=\"https:\/\/ppar.com\/Documents\/stats\/MarketTrends\/ListingSummary.jpg\">2.9 months<\/a> in December 2024.<\/p>\n<p>According to <a href=\"https:\/\/www.homelight.com\/best-time-to-sell-house\/colorado-springs-co\">HomeLight data<\/a>, Colorado Springs home prices are highest in July and August and lowest in February and January. Homes sell the fastest in July and August and the slowest in January and February.<\/p>\n<h3>Denver<\/h3>\n<p>The Denver metro area recorded a median home sale price of <a href=\"https:\/\/www.dmarealtors.com\/news\/market-trends\/infographic-market-trends-overview-dec-24\">$580,000<\/a> in December 2024, and the typical listing went from \u201cactive\u201d to \u201cpending\u201d in 40 days, according to the Denver Metro Association of Realtors. Denver is seeing fewer inventory compared to the previous month.<\/p>\n<p>According to <a href=\"https:\/\/www.homelight.com\/best-time-to-sell-house\/denver-co\">HomeLight data<\/a>, Denver home prices are highest in June and May and lowest in January and February. Homes sell the fastest in June and May and the slowest in January and February.<\/p>\n<h3>Fort Collins<\/h3>\n<p>In Fort Collins, the median home sale price in November 2024 was <a href=\"https:\/\/www.fcbr.org\/assets\/pdf\/November+Monthly+Housing+Report+2024\/\">$586,000<\/a>, up 1.9% year-over-year. The typical single-family home spent <a href=\"https:\/\/www.fcbr.org\/assets\/pdf\/November+Monthly+Housing+Report+2024\/\">75 days<\/a> on the market, or 12 days longer than in November 2023, according to the Fort Collins Board of Realtors. Home prices rose, but inventory saw a slight increase.<\/p>\n<p>According to <a href=\"https:\/\/www.homelight.com\/best-time-to-sell-house\/fort-collins-co\">HomeLight data<\/a>, Fort Collins home prices are highest in May and June and lowest in January and February.
