This will then be divided between the listing agent and their brokerage in a predefined split, usually 70\/30, with the agent getting the lion\u2019s share.<\/p>\n<p>\u201cThey generally go into the listing knowing exactly what they\u2019re going to get because it\u2019s [listed] at the bottom of the property profile and shows them what they\u2019re going to receive in terms of compensation,\u201d says Michener.<\/p>\n<p>Licensed real estate agents access these property profiles on the local <a href=\"https:\/\/www.homelight.com\/blog\/buyer-what-is-the-mls-multiple-listing-service\/\">multiple listing service<\/a> (MLS), a database of homes for sale that is maintained by real estate professionals.<\/p>\n<h3>When is the commission paid?<\/h3>\n<p>The real estate commission will automatically be deducted from the sale proceeds at the time of <a href=\"https:\/\/www.homelight.com\/blog\/buyer-closing-costs-for-buyer\/\">closing<\/a>. Until then, you typically won\u2019t owe any money to the real estate agent. <div id=\"section--3\" data-toc-header=\"Does the agent get to keep the full commission?\" data-toc-type=\"head\"><\/div><\/p>\n<h2>Does the agent get to keep the full commission?<\/h2>\n<p>Although the seller pays the entire commission, the<a href=\"https:\/\/www.homelight.com\/blog\/types-of-real-estate-agents\/\"> listing agent<\/a>, who is representing the seller in a transaction, doesn\u2019t keep it all. Part of their commission will go toward<a href=\"https:\/\/www.homelight.com\/blog\/how-to-market-your-house\/\"> marketing your property<\/a> with professional photography, open houses, offline marketing, and more.<\/p>\n<p>Before the settlement terms of the NAR lawsuit were approved, the commission was typically split 50\/50 with the<a href=\"https:\/\/www.homelight.com\/blog\/buyer-buyers-agent\/\"> buyer\u2019s agent<\/a> to compensate them for bringing a buyer to the sale and coordinating the buy side of the transaction. So, around 2.5% to 3% goes to the listing agent, and the other 2.5%\u20133% goes to the buyer\u2019s agent.<\/p>\n<p>Both the listing agent and the buyer\u2019s agent will then share a percentage of their commission with their sponsoring broker.<\/p>\n<p>These split rates can vary; however, it\u2019s common for the<a href=\"https:\/\/www.homelight.com\/blog\/average-broker-commission\/\"> listing agent to give their broker<\/a> anywhere from 30%\u201350% of their commission, depending on the agent\u2019s level of experience, their market size, and brokerage agreement. <div id=\"section--4\" data-toc-header=\"How is the commission divided between agents?\" data-toc-type=\"head\"><\/div><\/p>\n<h2>How is the commission divided between agents?<\/h2>\n<p>The<a href=\"https:\/\/www.homelight.com\/blog\/who-pays-real-estate-agent-commission\/\"> commission that\u2019s paid by the seller<\/a> will typically be split among each agent and the brokerages through which they hang their real estate license. Let\u2019s say you sell your home for $420,000, and both the buyer agent and the listing agent get a 3% commission. The total commission would be $25,200, and each agent has an 80\/20 split agreement with their brokerage. Here\u2019s how that might look:<\/p>\n<ul>\n<li aria-level=\"1\">Listing agent: $10,080 (80% of their $12,600 commission share)<\/li>\n<li aria-level=\"1\">Listing broker: $2,520 (20% of their $12,600 commission share)<\/li>\n<li aria-level=\"1\">Buyer\u2019s agent: $10,080 (80% of their $12,600 commission share)<\/li>\n<li aria-level=\"1\">Buyer\u2019s broker: $2,520 (20% of their $12,600 commission share)<\/li>\n<\/ul>\n<p>Michener says that in Arizona, brokers will generally receive between 5%\u201320% paid by each agent after the sale is completed. <div id=\"section--5\" data-toc-header=\"Are Arizona commission rates negotiable?\" data-toc-type=\"head\"><\/div><\/p>\n<h2>Are Arizona commission rates negotiable?<\/h2>\n<p>You can negotiate real estate agent commission rates, but don\u2019t be surprised if your agent holds firm on how much they charge. A Consumer Federation of America report found that only 27% of agents are<a href=\"https:\/\/consumerfed.org\/wp-content\/uploads\/2022\/04\/Real-Estate-Commission-Rates-Uniformity-Report-4-25-22.pdf\"> willing to negotiate the commission<\/a>.<\/p>\n<p>One reason agents often don\u2019t lower their rate is that it may reduce their ability to negotiate a higher <a href=\"https:\/\/www.homelight.com\/blog\/price-my-home\/\">sale price<\/a> for the seller. An agent\u2019s services often include photography and <a href=\"https:\/\/www.homelight.com\/blog\/comparative-market-analysis\/\">pricing analysis<\/a>, so a lower commission could also translate into a smaller marketing budget for your property, an inaccurate list price, fewer home promotions, and a lower likelihood of selling.<\/p>\n<p>Exceptions can occur if you\u2019ve already found a buyer. Let\u2019s say you\u2019re<a href=\"https:\/\/www.homelight.com\/blog\/how-to-sell-a-house-to-a-friend\/\"> selling a home to a friend<\/a>, or have decided to<a href=\"https:\/\/www.homelight.com\/blog\/can-i-sell-my-house-to-a-family-member\/\"> sell to a family member<\/a>; in that case, the agent would likely be willing to play the role of transaction coordinator and independent go-between for a reduced commission rate.<\/p>\n<p>\u201cA lot of times, sellers know that they can negotiate commissions as well. I mean, it\u2019s a pretty well-known fact that you can negotiate that with your listing agent. Some listing agents won\u2019t negotiate it, [but] about 95 percent of them will negotiate that,\u201d Michener explains.<\/p>\n<p>Overall, commissions in Arizona are negotiable but do your research first. When asking an agent to lower their pay, you\u2019re limiting the pool of agents willing to work with you. And the downsides to working with a<a href=\"https:\/\/www.homelight.com\/blog\/low-commission-real-estate-agents\/\"> low-commission agent<\/a> can be steep. Without a top Arizona agent in your corner, you could dramatically undersell your home, have a rough selling experience, or fail to sell the home at all. <div id=\"section--6\" data-toc-header=\"What
