What’s the average real estate commission in North Carolina?<\/h2>\n

According to Christi Hill, a top North Carolina real estate agent with nearly two decades of experience, you can expect to pay between 2.5%-6% in agent commissions when selling a home in the Tar Heel State, with some variation based on location and on whether you choose to <\/span>cover the buyer\u2019s agent commission<\/span><\/a>.\u00a0<\/span><\/p>\n

Changes<\/span><\/a> that took effect in August 2024 separated negotiations over listing-agent and buyer-agent compensation. Buyers typically agree to their agent’s fee in a written agreement, but sellers can still offer to cover some or all of that expense. All commissions remain negotiable, and sellers are not required to pay the buyer’s agent.<\/span><\/p>\n

On a property worth the current statewide median home sale price of <\/span>$370,000<\/span><\/a>, commission costs could range from $9,250 to $22,200.<\/span><\/p>\n

Who pays real estate commission fees?<\/h2>\n

Traditionally, the commission was paid by the home seller, and the seller\u2019s agent would then split the commission with the buyer\u2019s agent. Following a change in commission rules in 2024, the seller is now responsible for the listing agent\u2019s commission, while the buyer covers the buyer\u2019s agent fee. The buyer typically negotiates their own agent’s compensation, but who ultimately funds it depends on the agreements and transaction terms.\u00a0<\/span><\/p>\n

The seller can also choose to cover both commissions. According to a recent HomeLight Top Agent Insights report<\/a>, 57% of agents say that sellers covering the buyer’s agent fee is the most common seller concession that helps push the sale to the finish line.<\/p>\n

The listing agent\u2019s commission<\/a> will typically be paid from the sale proceeds, so that\u2019s why having an experienced real estate agent who gets you a strong offer is so important.<\/p>\n

Hill explains that the commission is agreed upon when the listing agreement<\/a> is created. She says your real estate agent should be as upfront and transparent as possible, not only about the commission fee but also about what they will be doing in return for you and your home.<\/p>\n

\u201cTransparency is what we\u2019re about,\u201d Hill says. \u201cSo everything is talked about with the homeowners. Numbers are disclosed, and net sheets<\/a> are provided so everyone is aware of what is being charged ahead of time.\u201d<\/p>\n

When is the commission paid?<\/h3>\n

The real estate commission<\/a> will automatically be deducted from the sale proceeds at the time of closing. Until then, you won\u2019t owe any money to the real estate agent.<\/p>\n

\u201cWe don\u2019t get paid until we actually perform our duties, and that is when the homeowner sells their home,\u201d Hill says. \u201cSo the real estate commission or any other fee that is owed is settled at the closing table. We get paid when everyone else gets paid.\u201d<\/p>\n
