But, when you look at the statistics, you\u2019ll find that only <a href=\"https:\/\/www.nar.realtor\/field-guides\/field-guide-to-quick-real-estate-statistics\">8% of homes sold<\/a> were done without a real estate agent.<\/p>\n<p>Looking even further, you\u2019ll see that homes sold FSBO are generally sold at a lower price and that those who go that route will often stumble upon an influx of issues, like contracts. Real estate agents exist for a reason, and top agents can almost guarantee you a sale that\u2019s both painless and profitable.<\/p>\n<p>Here\u2019s why you\u2019ll regret <a href=\"https:\/\/www.homelight.com\/blog\/selling-your-house-without-a-realtor\/\" rel=\"noopener\" target=\"_blank\">selling your home without a real estate agent<\/a>:<\/p>\n<h2>1. You don\u2019t know what you don\u2019t know<\/h2>\n<p>Do you know the difference between a buyer\u2019s market and a seller\u2019s market? Not many people do. A buyer\u2019s market exists when the supply of homes is greater than the demand for them. She can use the pace of construction, the comparable prices of each property, and how fast those properties sell to figure out how long it will likely take to sell the home and how much she can price it for.<\/p>\n<p>If you\u2019ve never surveyed a real estate market before, you\u2019re going to run into trouble without the expertise of a top real estate agent.<\/p>\n<h2>2. Real estate training takes years<\/h2>\n<p>Most real estate agents have to go through <a href=\"https:\/\/www.investopedia.com\/articles\/professionaleducation\/10\/6-steps-becoming-a-real-estate-agent.asp\">rigorous training and courses<\/a> just to get their license. Skill, on top of the actual license, takes years to acquire. Each state has different licensure requirements, but across the board, <a href=\"https:\/\/www.kapre.com\/resources\/real-estate\/requirements-to-get-a-real-estate-license\/\">education and licensing is required.<\/a><\/p>\n<p>In Georgia, where Overbeck works, prospective agents are required to go through <a href=\"https:\/\/www.greab.state.ga.us\/schools\/recoursescommon.htm\">approved real estate courses<\/a> before they can take the licensure exam and apply for their state license. After receiving a license, it\u2019s upon the agent to find work and a clear path to success.<\/p>\n<h2>3. There\u2019s a lesson in every home sold<\/h2>\n<p>If you\u2019ve never sold a home before, then it will be difficult to know the mistakes that lead to a home being on the market longer or not selling for close to the listing price. Overbeck has been in real estate for over eight years. Through having sold dozens of homes, allowing her the ability to correct upon past mistakes, she was able to learn selling methods that simply work.<\/p>\n<p>For example, she mentioned that if a home is on the main road in a suburb or if it has a steep driveway, it\u2019s best to mention these flaws up front. Attempting to hide them from buyers is not going to work out in your favor. If you don\u2019t have the background experience to point these little things out, you\u2019re more likely to make a mistake.<\/p>\n<h2>4. Fast changes in the real estate market might confuse you<\/h2>\n<p>The real estate market, especially in the United States, can be a volatile one. Big factors like the economy, population density, and even politics can have an effect on how people buy and sell real estate. Without having the tools and expertise to tackle the innumerate amount of factors, the task of selling your home for it&#8217;s worth becomes much trickier.<\/p>\n<p>While neither you or a real estate agent can\u2019t control these factors, at least a skilled agent knows how to understand what they mean and go from there. For example, Colorado has been expanding exponentially, and is <a href=\"https:\/\/www.denverpost.com\/2017\/07\/28\/colorado-population-forecast\/\">expected to grow even more<\/a> within the next few decades. This means a lot for real estate. Your emotions may get the best of you<\/h2>\n<p>Let\u2019s be real here. Selling your home isn\u2019t like selling a piece of furniture. If you\u2019ve lived in it, it\u2019s almost impossible to sell it objectively. You painted the walls, you put up the artwork, you hosted dinner parties, danced in the bedrooms, and played with your kids in the backyard. Overbeck mentioned that a lot of homeowners will be aware of any major flaws in their home, but they might not see the small things. For example: dirty baseboards. Something like that might go unnoticed by the homeowner, but not by buyers.<\/p>\n<h2>6. Contracts, Contracts, Contracts<\/h2>\n<p>The legalities surrounding the sale of a home are far out of most people\u2019s comfort zone. There are numerous forms that need to be built and shared between the buyer and seller including mortgage and loan information, tax documents, the deed, <a href=\"https:\/\/www.nolo.com\/dictionary\/title-report-term.html\">title reports<\/a>, and other documents relating to the property, though every state has different requirements. Writing up a contract for something that costs potentially hundreds of thousands of on your own can cost you a lot if you miss something.<\/p>\n<p>Take disclosure statements or forms for example. As a seller, you\u2019re expected to list all of the flaws and values of the property to the buyer. If the home is in a flood zone, for instance, you as a seller are obligated to disclose that. If you don\u2019t and the buyer discovers this, they have a right to back out of the contract, causing you a headache. Top real estate agents who have been in the business for a while have seen and written up multiple contracts, and are aware of the issues that can arise from negligence.<\/p>\n<h2>7. \u2026 and more contracts<\/h2>\n<p>Say you missed something on the disclosure form, and the buyer or their family sustained an injury or illness because of it. Because of your negligence, you could face a major lawsuit, even if you were unaware of the defect. If you\u2019re going the FSBO route, it might be a good idea to hire a real estate lawyer to help you construct contracts so that you\u2019re not liable in the case of an accident.<\/p>\n<p>However, a real estate lawyer is an expensive route. Depending on the area and the real estate attorney, costs could be anywhere between <a href=\"https:\/\/www.homefinder.com\/research\/real-estate-lawyer-fees-53id\">$100 and $300 per hour<\/a>, climbing to around $1,000 by the end of the process.<\/p>\n<p>While this is likely going to be less than the commission cost of an agent, it\u2019s good to note that your attorney isn\u2019t selling your home for you. They\u2019re not probing the market, interviewing potential buyers, and creating listings. If you\u2019re going to spend the money, why not invest in someone who could also sell your home?<\/p>\n<h2>8. Negotiating isn\u2019t easy<\/h2>\n<p>According to the National Association of Realtors\u00ae, <a href=\"https:\/\/www.nar.realtor\/field-guides\/field-guide-to-quick-real-estate-statistics\">98% of the homes sold by real estate agents<\/a> were sold at the listing price, and only 37% of sellers reduced the price during the negotiation rounds, numbers too significant to point to a coincidence.<\/p>\n<p>Negotiating is tricky business, and it\u2019s difficult to do if you don\u2019t have the tools and experience to leverage a sale. When real estate agents come up with a listing price, it isn\u2019t some random number; it\u2019s dependent on the market. FSBO sellers might feel nervous about losing out on a sale if they don\u2019t give into the buyer\u2019s demands, subsequently causing them to bring down the listing price.<\/p>\n<p>Agents, on the other hand, are well versed in the reasons <i>why <\/i>they won\u2019t go down on the price, because they know that a) the other homes in the market are likely priced in a similar range and b) another buyer who will settle for that price will come along.<\/p>\n<h2>9. Taking the time to make up real estate listings, communicate with potential buyers, and show the home can really burden your day. You don\u2019t have a reliable network to tap<\/h2>\n<p>Successful real estate agents maintain strong and friendly relationships with all of their previous clients and the buyer\u2019s agents in the area. Selling homes are their full-time job: they\u2019ve got the time, they\u2019ve got the manpower, and they\u2019ve got the experience to run circles around FSBO sellers.<\/p>\n<h2>15. You&#8217;d lose the commission savings<\/h2>\n<p>The commission might seem like a turnoff, especially if your home is very valuable. However, real estate agents are working to sell the home for the best price possible, which actually works out to make you more money in the long run.<\/p>\n<p>Agents have the tools and expertise to list your home effectively and make negotiations, which helps them secure buyers with higher budgets. According to NAR, FSBO homes are typically sold for <a href=\"https:\/\/www.nar.realtor\/field-guides\/field-guide-to-quick-real-estate-statistics\">$60,000 less<\/a> than homes sold by experienced Realtors\u00ae, a price that significantly works out in your favor even after the commission is taken out.<\/p>\n<h2>16. What if your home is destroyed by a natural disaster during the selling process?
